The Space:

A sunny, comfortable three-bedroom family home in leafy Lynmore, set up as an easy, good-value Rotorua base - especially for families and biking groups. The open-plan living flows out to a wide, sunny deck with a private spa pool, outdoor seating and a BBQ, all overlooking the garden - a great spot to soak after a day on the trails. Downstairs there's a big under-house garage giving secure, dry storage for mountain bikes, e-bikes and gear, which our biking guests mention again and again. It's a clean, practical, well looked-after home - not a brand-new build, but comfortable and great value, and only minutes from the Redwoods.

Guest Access:

Self check-in via the key safe makes arrival easy whatever time you land, and there's free parking on the driveway and the street.



The Neighborhood:

Lynmore is one of Rotorua's most popular suburbs - quiet, leafy and safe, with the Whakarewarewa Redwood Forest right on the doorstep for mountain biking, running and forest walks. The Blue and Green Lakes (Tikitapu and Rotokakahi) are a short drive for a swim or a paddle, and the city centre, geothermal attractions and lakefront are all close by. Supermarkets (Woolworths and Pak'nSave), cafés and restaurants are just a few minutes away.



Getting Around:

A car is the easiest way to explore Rotorua's lakes and forest, and there's free parking on site and on the street. The Redwoods trailheads are about 4 minutes away - close enough to ride or walk to - the city centre and airport around 7 to 8 minutes, and Blue Lake and the Polynesian Spa about 9. There's a bus stop just around the corner on Lynmore Avenue.



Other Things to Note:

A few honest notes so you know what to expect: this is a comfortable, well looked-after family home rather than a brand-new build - clean, practical and good value. The third bedroom's bunks and pull-out are ideal for children, though we don't supply toys or games, so pack a few favourites for younger ones. Rotorua winters are cool, so bring warm layers for the evenings. The house is on a quiet residential street with neighbours close by, so please keep outdoor noise down after 10pm. Check-in is self-service via the key safe, and there are exterior-only security cameras on the property.
