The Space:

A two-bedroom executive townhouse on the Koutu peninsula, with an elevated outlook out to Lake Rotorua from the front deck and the morning sun pouring in. The fit-out is warm and high-spec throughout - a quiet, grown-up base for a couple, a small family, or two couples travelling together, five minutes from the middle of town.

The kitchen is fully equipped with a full-size oven, stovetop, dishwasher, fridge-freezer, microwave and kettle, with bench space to actually cook on. The living area is stylish and warm, with a TV and comfortable seating for the whole group, and heating and air conditioning to keep it right whatever the season.



- OUTDOOR AREA -

A private front deck with the BBQ and outdoor seating, sitting up high enough to look out across the neighbourhood to Lake Rotorua beyond. The spot for a coffee in the morning sun or a wine at the end of the day.



- LAUNDRY -

Dedicated laundry with washer and dryer, plus iron and clothing storage.



- PARKING -

A single garage for one vehicle, plus room for a second car in the driveway in front of it. The driveway closes off behind the front gates, so both vehicles are off the street and secure overnight. Own private entrance - you come and go without sharing a thing.



Guest Access:

Guests have exclusive access to the whole townhouse - both bedrooms, bathroom, kitchen, living area, laundry, the deck and BBQ, the gated driveway and the garage. Your own private entrance. Make yourself at home. 🏡



The Neighborhood:

Koutu sits on its own quiet peninsula on the western shore of Lake Rotorua - lakeside living, but five minutes from the middle of town. Walk down to the shoreline and the Koutu lakefront, or over to Karenga Park Reserve, with local shops, a dairy and a café close by for your morning flat white. Central Rotorua, the lakefront and the restaurants of Eat Streat are a five-minute drive one way; Skyline Rotorua, Zorb and Rotorua Canopy Tours a few minutes the other. Polynesian Spa and Wai Ariki Hot Springs are around seven minutes, Te Puia's geysers and Maori cultural experience about ten, and the Redwoods Forest mountain-bike and walking trails around twelve. It is a relaxed, established suburb - the sort of place you sleep well in and still get everywhere fast.



Getting Around:

A car is the easiest way to see wider Rotorua. There is a single garage plus room for a second car in the gated driveway in front of it. Central Rotorua is about 5 minutes, Rotorua Airport around 15, and Skyline, Zorb and Canopy Tours all within about 7. There is also a bus stop on Koutu Road with connections into town.
