Le Crot Bourguignon - SAINT LEGER SUR DHEUNE

Nature enthusiasts and amateur beekeepers (hives on site but well away), Elisabeth & Dominique open the doors to an authentic 19th century winegrowers' residence, carefully restored in an eco-construction spirit, nestled in the peace and quiet on the hillside, a stone's throw from the vineyards, in a peaceful residential area overlooking the village. Nestled on the banks of the famous Canal du Centre in the hollow of the Dheune valley ("the ceramic valley" steeped in history), with many small shops (including a supermarket), a river marina & notable heritage (11th century Romanesque church, old tile factories, etc.), the village benefits from a superb preserved setting mixing vineyard hillsides, bucolic hedged meadows & beautiful wild forests, adjoining the sublime Couchois & Maranges vineyards, very close to Mont Rome (546m), a renowned climbing site & superb belvedere. Spacious, comfortable gîte (former winery). Large living room. Warm, "country chic" style enhanced by the soul of the building (beams and ceilings, stone walls and lintels, molded wooden doors... original). Enormous charm and character. Ultra cozy and comfortable. Large exposed balcony-terrace. "Reserved" garden space on a very pleasant 4000m² property, landscaped in a natural and ecological spirit, bordering a mini pasture welcoming "dwarf horses" in season, with a permaculture vegetable garden and a fruit orchard (plum, cherry, apple, peach trees... / picking possible with owners' agreement). Composition: Gîte in the owners' house (complete independence). Wi-Fi (fiber). Heat pump heating + wood stove. Air conditioning. Raised ground floor (4 steps): living room-kitchen-lounge, 2 bedrooms (double bed 140x190cm / 2 single bunk beds 90x190cm), bathroom (shower), separate toilet. Balcony + balcony-terrace + small garden (reserved space on 4000m² shared property) + bicycle storage + private parking. Small shops and supermarket 1 km away. Charming authentic 19th century winegrowers' residence "ecologically" restored according to the rules of the art, nestled in a quiet hillside, a stone's throw from the vineyards, in a peaceful residential hamlet overlooking the commercial village of Saint-Léger-sur-Dheune nestled on the banks of the famous Canal du Centre, a navigable route to discover by boat or on foot (river marina & numerous shops on site including a supermarket located 1.5 km away), 6 km from the charming medieval village of Couches (home to the sublime castle of the Queen of France Marguerite of Burgundy dating from the 13th century or the seven menhirs of Epoigny, one of the most important megalithic sites in Burgundy) & 9 km from the spa town of Santenay (casino on site). In the heart of the gentle rolling wine-growing countryside of the Côtes Chalonnaises, a splendid preserved setting combining vineyard hillsides, meadows & beautiful wild forests, largely protected in various "Natura 2000 Zones" & ZNIEFF for its rich ecosystems, neighboring the sumptuous Vallée des Vaux ("Little Chalonnaise Switzerland") & the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaise crus, one of the oldest AOCs in France), at the crossroads of Couchois and the world-renowned vineyards of the Côtes de Beaune & Hautes Côtes de Beaune. Prime location on the routes of the Romanesque churches circuit, the "Route des Grands Vins" (which is extended by the illustrious "Route des Grands Crus" crossing the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault, etc.) & the superb GRP "Au Fil des Vignobles et Vallées" (connected to the GRP des "Grands Crus" as well as to the GR7, GR76 & GR137), in close proximity to numerous marked footpaths (including a vast network of "green walks" crisscrossing the area, to be explored on foot or by mountain bike), 1 km from the "EuroVélo6" cycle route (along the Canal du Centre), 9 km from the Voie Verte "du Morvan aux Vignobles" adjoining the "Cycloroute71" (Tour de Saône-et-Loire à vélo), 9 km from the "La Voie des Vignes" cycle route (36 km route among the vineyards of the great Burgundy wines, the most eminent in the world), 13 km from the "Voie des Étangs" cycle route (connecting Beaune) & 15 km from the "Grande Boucle de Bourgogne du Sud" green route. Ultra-privileged location, at the crossroads of the Côte d'Or, the Pays Beaunois, Bresse Bourguignonne and Autunois-Morvan & its Natural Park. 13 km from Chagny (renowned for its Sunday morning gourmet market), 14 km from the medieval village of Nolay (lake located on site), 15 km from the medieval and wine-growing town of Givry, 21 km from Le Creusot (renowned Combes amusement park / Le Creusot TGV station 18 km away), 21 km from Chalon-sur-Saône (labeled "Town of Art and History"), 27 km from Beaune, 32 km from Autun (labeled "Town of Art and History"), 47 km from Tournus & 56 km from the famous Gallo-Roman archaeological site of Bibracte, labeled "Grand Site de France". A rejuvenating "cocoon", full of charm and serenity, for a relaxing green getaway with multiple pleasures!
