Perched on a hillside above the coastline, the villa is just a 13-minute walk from the beach. Bright and tastefully decorated, the main living area features large French windows opening onto a shaded terrace. The lounge includes comfortable sofas, a grand piano, TV, and fireplace, while a refined dining area completes the space.

A mezzanine office overlooks the living room, equipped with a desk, computer, and sofa—ideal for remote work.

The separate kitchen is fully equipped with an induction hob, oven, dishwasher, Nespresso machine, and American fridge/freezer.

Outdoors, the terraced garden unfolds across two levels. The upper terrace, directly accessible from the living room, includes a covered veranda with lounge seating, a dining area for al fresco meals, a hammock, and a table tennis table. Stone steps lead down to the private pool area, where sun loungers, additional dining spaces, and a fully equipped outdoor kitchen (hob, oven, sink, breakfast bar, and BBQ) invite long, relaxed days in the sun.

Ideally located near several beautiful beaches, the villa is perfect for enjoying the Riviera lifestyle. Agay (10 minutes) offers sandy beaches and scenic surroundings. Nearby Anthéor is known for its red rocks, railway viaduct, and small swimming coves, as well as kayak and canoe rentals to explore the coastline.

For a day trip, Cannes (1 hour) offers classic Riviera glamour, from the Croisette to its renowned restaurants.

Shops and amenities are close by, with supermarkets just 5 minutes away. The Boulouris market (20-minute drive) takes place every Monday morning (and Thursdays in July–August), offering fresh local produce.

Nice Côte d’Azur Airport is 1 hour 5 minutes away, and Anthéor-Cap-Roux train station is just a 4-minute drive, making it easy to explore the region.
