* Registered guests only. Guest count must not exceed your reservation. Any unapproved guests will result in a $1,000 fee and may be considered trespassing.
* If you're unsure about guest numbers or daytime visitors, please reach out. Weâre happy to clarify to avoid any misunderstandings.
* No smoking anywhere inside the property. A $1,500 fee will be charged for violations.
* No pets allowed.
Quiet Hours & Noise
* Quiet hours: 10:00 PM â 7:00 AM
* No fireworks are permittedâthey are not allowed in this area.
Parking
* Maximum of 5 vehicles allowed.
* No street parking. Vehicles parked on the street will be towed at the owner's expense.
Inside the Home
* Please remove your shoes indoors.
* Return toys, books, and games to their original spots after use.
* Report any damages promptly so we can address them.
Cleaning Expectations
* Please clean up any excessive mess to avoid additional cleaning fees.
* Before checkout, place most used towels in the washing machine, add detergent, and start a cycle.
* The hot tub is typically serviced after each guest. But if you are staying longer, for example if you stay 5 days, you will likely see the hot tub serviced twice.
* The lawn is mowed on Wednesday or Thursdays.
Snow Removal (Winter Stays)
* $95 fee for driveway and patio snow removal may apply unless snow is cleared by 11:00 AM â 11:59 AM.
* Fee also applies every 12 hours during continuous snowfall.
* Shovels are provided for self-removal if preferred.
Early Check-in or Late Checkout Fees
* Guests may request an early check-in (up to 3 hours before 4pm) or a late check-out (up to 2 hours after 10am), so long as there is not a reservation booked at our property for the day of your request. Please message us a day in advance to confirm availability and receive the applicable fee quote.

An extremely lovely stay. we had 3 families and kids together and the house was perfect. it was extremely close to the mountains, and located in the middle of just about every location we needed to hit that week in SLC. the owner/host was incredible, communication was top notch. always responded very quickly and was able to address any and all asks.
The host and welcome gifts were above & beyond our expectations. Very kind & attentive. We have been renting places for 20 years for our family Christmas gathering. This house was our favorite so far. It was extremely clean, well organized and had all the amenities to make our stay perfect. The rooms are spacious, the beds are very comfortable and they all have night stands on both sides of the bed with charging ports. And lots of drawer & closet space. There were also very large screen smart tvâs in many of the rooms which added to the experience. Really nice bathrooms with spacious showers with plenty of towels. The kitchen had all the needed amenities, was well organized and super clean.The sauna & hot tub were clean and ready to go. The views were spectacular, especially in the evening. We would highly recommend this place!
