LOCATION: Located in a quiet neighborhood minutes from the Parkway and close to all attractions in PF, Gatlinburg, and Great Smoky Mtn National Park.

PROPERTY: Yard games, FIRE PIT (firewood not provided), picnic table, and an asphalt driveway with parking for up to 4 cars.

KITCHEN: Stocked with all necessary cookware and kids-ware. Features a COFFEE BAR with espresso machine, coffee bean grinder, and dual pot/single serve coffee maker. BYO favorite coffees and espresso beans!

FAMILY RM: Main level space featuring a flat screen TV, leather sofas, sofa pullout, and GAS FIREPLACE (seasonal operation).

BEDROOMS: All bedrooms feature a KING sized bed! Primary suite on main level with en-suite bathroom. Half-bath with FULL-SIZE washer and dryer also on the main level. TWO ADDITIONAL BEDROOMS with KING beds + full bathroom are located on the second floor.

THEATER ROOM: Enjoy cozy seating for 8. Also features an authentic POPCORN MACHINE and 80's style arcade.

DECK: Drink your morning coffee on our wrap-around deck. Enjoy the HOT TUB after a long day. A dining table and GRILL are great for enjoying meals outside.

Please Note:
•Guests access to the entire home, less a locked owners closet, a locked door to a decorative exterior balcony, and locked external-access crawl spaces. Tampering with these locks may result in additional fees.
•Cabin features a metal roof and wood floors in the upstairs loft. You'll be able to hear rain and small animals on the roof
•This cabin is not child proof; children must be supervised.
•Thermostat on main level provides HVAC for the whole home. Temperature can be adjusted between 64-78 degrees. Keep upstairs curtains drawn on hot days to improve efficiency upstairs.
•This property does not have daily cleaning service. You'll be provided with linens including bath towels, hot tub towels, and bedding. A starter set of select products including trash bags, soap, dishwasher detergent, laundry detergent, shampoo, paper towels and toilet paper is provided. We HIGHLY recommend bringing additional items appropriate to your length of stay.
•Appliances and amenities are not guaranteed; if you have an issue we will make every reasonable attempt to resolve it for you.

***Travel insurance is recommended for all guests to safeguard your investment from unforeseen and unanticipated travel, weather, and health events. No refunds will be given for weather, inability to access the cabin, or acts of nature***

RENTAL RULES:
1. NO SMOKING inside the property; cigarettes must be disposed of in the outdoor ashtray on the back deck. Drugs of any kind are NOT permitted.
2. No more than 8 persons (including children, toddlers, infants) are allowed in the cabin at any time. The number of guests allowed is set in accordance with county codes and septic system limits.
3. People not listed on the Booking Guest List may not stay overnight in the property. Bringing more humans than agreed upon in the reservation will result in the reservation being cancelled without refund and a $100 charge per human per night. Any other person in the property is the sole responsibility of the Guest.
4. Minors under 18 cannot be left unsupervised at the property and must be attended by a parent, legal guardian, or responsible adult.
5. No third-party rentals. Property cannot be rented for someone else if the requestor will not be staying at the property OR will not be staying at the property throughout the entire duration of the rental period.
6. Any booking requests are conditional upon Owners’ approval. If we do not approve the booking, we reserve the right to cancel or decline the reservation and issue a refund (if applicable).
7. Guests should not create excessive noise at a level that disturbs neighbors; code-enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to have a house party, do not book this cabin. It is our home, and you must treat it with respect.
8. Homeowners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
9. Keep the property and all furnishings in good order. Removing any items from the cabin including living and kitchen furnishings is not permitted and will result in applicable fees.
10. Appliances can only be used as intended.
11. This is a NO PET property. If you sneak in a pet, your security deposit will be forfeited, and an additional $250 cleaning fee will be assessed. Guests will be required to vacate the property immediately.
12. Parking: Parking is limited to 4 vehicles. Vehicles are to be parked in the driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
13. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
14. Please lock all doors and windows when you are not in the home and upon departure.
15. Garbage: Any garbage must be stowed in the proper bear-proof garbage receptacle located along the driveway.
16. Hot Tub: No children under the age of 18 are permitted in hot tubs at any time without adult supervision. There are certain health risks associated with using a hot tub - use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. When not using the hot tub, leave the cover on so the hot tub will stay warm.
17. Fireplace: The fireplace is a non-vented propane gas firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from March/April to October/November.
18. Septic: The cabin is on a septic system. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed. If it is found that inappropriate products have been flushed and clog the septic system, you could be charged damages of up to $1000.
19. Weather: No refunds will be granted for weather-related disruptions to the reservation. Mountain roads can be curvy and steep. We highly recommend using a four-wheel-drive vehicle during the snow months. We do not refund due to road conditions. We highly recommend travel insurance if you are staying during winter months.
20. Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc, are the responsibility of the Guest. Every item will be looked at before arrival and after departure. Notify the Owner immediately of any damages identified at check-in and during your stay. Please treat our home as if it were your own.
21. Check-in time is any time after 4 pm, and check-out time is 10 am. Unapproved late check-outs will be charged a fee of $25/15 minutes.
22. Address, driving instructions, and check in instructions will be provided 48 hours prior to check in.
23. The cabin is stocked with basic start-up supplies. However, you will likely need to supplement with your own during your stay. There are several nearby grocery stores and a Walmart.
24. Owners reserve the right to install and operate security devices or image capture/image recording devices anywhere on the property on the exterior of the cabin for the express purpose of securing the property, driveway, entryway, parking, dwelling and its contents and enforcing compliance with occupancy and pet rules.
