The property is very close to Shifnal, offering easy access to local shops, services, and transport links. While we recommend having a car to make the most of the area and reach nearby attractions with ease, there are a few pubs and restaurants within walking distance for those wanting to stay local. The quiet setting means you can enjoy the peace of the countryside while still being well-connected.

Please note: This is an older cottage with plenty of character. The stairs are original to the building — they’re solid and perfectly usable, but not modern or polished. They fit with the style of the property and add to its quirky charm.

STRICTLY NO PARTIES / LARGE GATHERINGS (£500 fine)
No Smoking: This is a smoke-free home.
Quiet Hours: To respect neighbors, please observe quiet hours from 10 PM – 7 AM.
Hot Tub Rules: Please shower before use and follow safety instructions.
Please keep the space clean and tidy during your stay.
Keep food and drink out of the bedrooms to maintain cleanliness.
No pets on the furniture to keep it in good condition.
Please remove shoes when entering the house.

Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).
- A £250 security deposit is required for all reservations. This must be paid before receiving the lockbox code.

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.

Additional Terms
- Guests are kindly asked to keep noise levels respectful. Failure to do so, resulting in neighbour complaints, may lead to forfeiture of the security deposit.
- No smoking inside the property
- No parties or large gatherings
- Respect quiet hours from 10 PM to 7 AM
- Please keep food and drinks out of the bedrooms
- No pets on the furniture
- Kindly remove shoes inside
- We reserve the right to charge £100 for excessive cleaning required beyond normal use after departure.
