Relax in your own private hot tub in the garden in this stunning spacious 4 bedrooms and 2.5 bathrooms house great for friends , families or contractors. With modern kitchen and large living/ dining room it`s perfect for a get together.
This newly built eco-house, has a stylish finish throughout with bright, airy and large spaces.
An impressive lounge/diner, with two large sofas and comfy chairs and Smart TV also has a dining table to comfortably seat 8. The kitchen has a seating area and breakfast bar style island. With electric oven and induction hob, microwave, fridge/freezer, coffee machine, everything required for holiday dining and a dishwasher too.
Four bedrooms, one king with en-suite, a king-size zip-and-link, one double bedroom, and a small double room. The bathroom has a bath and separate shower, basin and WC. Off the entrance hallway is a separate WC and utility room with washing machine.
There is space for 2 cars, with visitor parking available too.
We welcome 2 small, well-behaved dogs at this property and charge ÂŁ35 per pet per stay (invoiced separately).
Early check-in or late check-out requests are charged at ÂŁ15 per hour and are subject to availability. These requests must be made a minimum of 72 hours in advance to allow for changes to housekeeping rotas.
We require all guests to complete a Guest Info form (to agree to our T&Cs and House Rules) and submit a copy of a valid ID prior to the release of check-in details. We assure you that all submissions are encrypted and are treated according to GDPR rules.
Please be aware that we can only accept bookings from lead guests / bookers who are at least 21 years old.

It is also approximately 10 minutes walk to Warwick House (wedding venue) and just 10 mins by car from Junct 12 M40 at Gaydon, 10 min from HS2 compounds at Ladbroke, 15 mins from Leamington train station.
You are also close to the Fosse Way, a 40 minute drive will see you in Moreton-in-Marsh or Chipping Camden, the heart of Cotswold country. Alternatively, 30 minutes in the opposite direction will take you to Birmingham, with its NEC and airport.
Situated with close proximity to Warwick, Leamington, Banbury, Rugby, Daventry, and Coventry with easy access to the M40 just 10 mins away. Also close by are several HS2 compounds. In return, we ask you to please abide by the following rules. âą All of our homes are in residential areas. We want you to enjoy your stay, but we also ask that you have some consideration for our neighbours. âą If we suspect any prohibited substances or drugs are being used, you will be asked to leave immediately and will not be refunded. âą NOT to use the property for parties, hen/stag parties or gatherings. If, on arrival, it is felt the guests are intending to use the property for such an event, you will be refused entrance. If we believe a party is underway, you will be charged ÂŁ2,000. âą Please keep music to a reasonable level outside. âą NOT to be the cause of any significant noise between 10PM and 9AM. If noise is deemed to be excessive, we reserve the right to ask you to leave and you will not be refunded. âą NOT to cause an annoyance or become a nuisance to occupants of adjoining premises. âą NOT to smoke inside the property. Smoking is allowed OUTSIDE the property, provided all doors and windows are closed. If we suspect you have been smoking in the property, you will be charged ÂŁ300 (i.e., your security deposit will not be returned). âą Please read any safety notices and advice upon arrival to the property, in particular, parking information and fire safety details. âą NOT to re-let or sublet the property to any other group/party. âą Only use the property strictly for residential purposes. âą NOT to make use of the phone or fax line connected to the property. âą NOT to light any fires or candles in the property. âą NOT to permit any visitors to enter the property, where authorisation has not been requested in advance. âą Please leave the house in a clean and tidy condition, including running the dishwasher (if the house has one), putting rubbish in outside bins and tidying away anything you have used.
For homes with a Hot Tub: âą The hot tub can only be used between 10AM and 10.30PM. It will automatically shut off after these times. âą Please ensure you have read and follow the hot tub rules. Failure to comply with them may result in additional charges, if your actions are deemed to be detrimental to the running of the tub or if any damage is caused.

Confortable staying for two families with 4 children; well equipped kitchen, very confortable beds and hot tub just in the cosy garden for relaxing after a visiting day! We enjoyed our staying and recommend for holidays!
Clean and well presented. A good base for a group of friends to catch up. 20 minute walk to the town centre with a selection of pubs. Clear instructions given for parking.
Great property. Well equipped, great size and comfortable beds. Welcome booklet was really helpful and house had bits in the kitchen to help e.g. oil, salt, pepper. Easy 15 minute walk into centre of Southam.
What a beautiful property! As soon as we arrived, we were excited from opening the front door. A very spacious area for 2 families to spend some time away from the norm!
Everything we needed was already catered for. From blankets on the sofa and dog bowls to a full kitchen of utensils.
Very comfortable beds and well presented. The layout allowed us to all be in one house but have our own down time if needed.
The hot tub was amazing and well used by all. Grateful for the daily pH level checks to allow us to continue use and the extra towels. Thankyou!

Had a wonderful stay at this fabulous house. It was lovely and clean, good size, great kitchen and comfy beds. The garden with the hot tub was a hit and the owners left a lovely hamper of goodies, which was a nice touch. It was a short walk to town, plenty of parking. Would definitely stay again!
