Comfortable and comfortable apartment equipped with all comforts: free wi-fi, washing machine, gas stove, grill, microwave oven, dehumidifier, TV, iron. Towels and sheets are already inside the house and included in the price. Upon arrival, the guest will find a small taste of typical Venetian products. The apartment is located in the most characteristic area of the city. A quiet area where you can enjoy the most authentic Venice. However, the major attractions of the city are very close: Piazza San Marco is 10 minutes away on foot, Rialto 15 minutes, the Arsenale 5 minutes, the Biennale is 300 meters from home, the cinema exhibition as well as the city beach are accessible by 2 vaporetto stops. A few meters from home, Via Garibaldi offers supermarkets, bakeries, patisseries, butchers, fruit and vegetables, fishmongers, bacari (famous Venetian bars / taverns), restaurants. The closest vaporetto stop is Giardini / Biennale and it is 300 meters away.
Check in can be done after 3pm.
After the second guest, extra people (from 12 years) pay 40 euros per person per night.

C'était notre douziÚme séjour à Venise, c'est dire si nous aimons cette ville !

Apparemment trÚs bien situé, dans une rue calme, tout prÚs de via Garibaldi, prÚs des commerces et des lignes de vapo 4, 5, 6,1 et 2.

Un excellent séjour

Nous avons passĂ© 4 nuits dans l'appartement de Fabrizio et nous en sommes ravis. Bonne surprise Ă  notre arrivĂ©e : l'appartement a Ă©tĂ© rĂ©cemment refait avec beaucoup de goĂ»t. Il est trĂšs bien situĂ© dans une petite cour tranquille, Ă  15 min Ă  pied de la place San Marco, Ă  7 min de l'arrĂȘt Arsenale (ligne Blu depuis l'aĂ©roport) et Ă  50m d'une supĂ©rette. Le propriĂ©taire est trĂšs sympathique. Il nous attendait Ă  la descente de notre bateau malgrĂ© l'heure tardive et nous a offert une bouteille de prosecco de bienvenue. Nous recommandons chaudement cet appartement.

Dommage qu'il ne soit pas plus clair que l'appt est en rez-de-chaussĂ©e. Les photos disponibles sur le site au moment de la rĂ©servation et la mention "Etage 1", correspondant sans doute au systĂšme nord amĂ©ricain de numĂ©rotation des Ă©tages, ne sont pas assez "transparentes" Ă  cet Ă©gard. La cuisine / salle Ă  manger est trĂšs sombre et humide, ses deux fenĂȘtres donnant sur un passage de moins d'un mĂštre de large. Idem pour la salle de bain, glaciale mi mai et Ă  l'Ă©clairage sinistre. Quelques petits dĂ©tails, signalĂ©s au propriĂ©taire, pourraient rendre le logement plus pimpant et plus accueillant. Des travaux d'amĂ©lioration semblent ĂȘtre en cours.

Nous avons sĂ©journĂ© dans cet appartement du 8 au 15 mai 2016 en couple. Merci Ă  Fabrizio pour l'accueil chaleureux et dĂ©contractĂ© Ă  la fois, trĂšs prĂ©venant et son logement est impeccable, Ă  la fois pour les Ă©quipements et la propretĂ©. La situation est idĂ©ale, loin des foules et pourtant en plein coeur d'un sestier vivant et trĂšs frĂ©quentĂ©. A proximitĂ© de la via Garibaldi oĂč nous avons trouvĂ© plein de bonnes choses Ă  manger, en particulier chez Gabriele Bianchi, petite Ă©picerie fine tenue par un monsieur d'une extrĂȘme amabilitĂ© et qui propose de dĂ©licieux fromages, entre autres... Nous recommandons chaudement cette location, d'un rapport qualitĂ©-prix trĂšs avantageux!

Adorable et excellent rapport qualité-prix (en février)

Cet appartement nous a Ă©normĂ©ment plu. Il est parfait pour un sĂ©jour de 4-5 jours Ă  Venise et encore mieux que sur les photos. TrĂšs bien agencĂ© (avec son magnifique canapĂ© d'angle), trĂšs bien chauffĂ©, trĂšs bon accueil (l'hĂŽte est venu nous chercher au vaporetto et nous a a conseillĂ© pleins d'adresses). On a tout Ă  proximitĂ© (dans un quartier oĂč des italiens habitent encore). On s'y est senti comme chez nous.

Great stay

The property is perfectly located near the Biennale. It’s also a great location if you want to escape the most crowded parts of Venice. Venice is easily walkable, so access to more touristy areas is not a problem. The flat was clean and comfortable. We’re glad we chose it.

Excellent location

The best part about this apartment is the location. It is close to a large grocery store and many restaurants but is still quiet. It is smaller than it appears in the photos but sufficient for two people. We had some issues with the plumbing that the owner addressed.

Gute Lage, genĂŒgend Platz, kein persönlicher Empfang nur ĂŒber Mail kommuniziert. Boden nicht richtig sauber, wollten saugen Sauger vorhanden funktioniert aber nicht. Wohnung sehr schön aber fĂŒr den Preis hĂ€tte ich mir einen sauberen Boden gewĂŒnscht. Alles andere sehr gut.

Wonderful Venetian stay!

My husband and I just spent 11 days in this beautiful, well-equipped apartment. It was very comfortable and being December, we were very happy that the apartment was warm and cozy! We loved that it was tucked away and very quiet, but also just around the corner from the Via Garibaldi, which offers anything you might need. From fishmongers, to produce stands, to the hardware store and the grocery, it's all there. Also, friendly places for a cafe in the morning, and a glass of prosecco and cicchetti at night. The Castello is a lovely neighborhood in Venice. and it's an easy walk to the nearby sights. The vaporetto can take you to other parts of the city and there is a stop that's very close by. We would highly recommend a stay in this lovely apartment.

Very comfortable stay in a locals area

We stayed at Fabrizio's apartment for 3 nights prior to a cruise. It was very comfortable and well equipped. The local area was really nice and very quiet overnight, a great coop minimart very close to to the apartment and good restaurants also close. Fabrizio's recommendations of where to eat were great - Nevodi and Jonny's in particular. Reservations advisable even out of the main season as these restaurants are used by locals as well as tourists . Would definitely book this apartment again when in Venice.

Away from the crowd

Fabrizio was a great host He came to the apartment when we arrived to set us up. He gave us great advice on where to eat. The apartment was perfect and comfortable. It was in a quiet neighborhood away from the crowd but easy access to the center of town. For us the apartment was perfectly located and we appreciated Fabrizio setting us up for a wonderful Venetian experience.

Perfect Place for Us!

My husband and I really enjoyed our 8 night stay at this apartment! It had everything we needed and was very comfortable. We also appreciated that it was very close to the Coop supermarket and the cafes, restaurants and shops on Via Garibaldi. Also just a short walk to the vaparetto stop so we could get anywhere easily. Fabrizio was a great host - very dependable and even had his father meet us at the vaparetto stop when we first arrived. We would highly recommend this apartment in beautiful Venice!

Cool apartment in hot city

For two weeks we enjoyed the air conditioning in the apartment much more than we expected. We appreciated being so close to the Lido and swam there almost every morning after a short, nearly direct vaporetto ride. The gelato on Via Garibaldi was a treat in the heat. We'd have given five stars were it not for the musty smell in the bedroom, but what did we expect on the first floor of a Venetian apartment. In a summer filled with tourists, the campo was quiet and we slept amazingly well.

Perfect apartment for a long or short stay in Venice

Fabrizzio was a great host. He ,with his wife and baby boy met us at the Vaporetto stop and walked us to the apartment, where he made sure we were comfortable. The apartment is lovely with all requirements met and within walking distance of St. Mark's etc. and choice of Vaporetto stops. There are various restaurants, cafes, a bakery and a supermarket within a few minutes walk. The apartment is tucked away from the main street and is very quiet.All in all a great place to stay

Great Spot

Our stay at Fabrizio's spot was great. I would recommend asking him how to get to the flat as the American Google Maps would not find his flat. He gave us very simple instructions and we had no issues finding where to go. Fabrizio was kind enough to meet us at the dock and walk us to his place while describing the area and giving us tips as to where to go for food. You are about a 15 minute walk from St Mark's and we were able to walk the island for a full day and see everything that we wanted to see. The bed is very comfortable and the setup is great for a longer stay. He even gave us a bottle of amazing Prosecco as a welcome gift and we really enjoyed drinking that before we hit the town. We ended up going to Nevodi which was literally around the corner from the flat and it was the best dinner we had our entire Italy trip. This was Fabrizio's recommendation so we are so grateful for that. He also recommended a few other places that we tried to go to but they were already full on a Thursday night so make sure that you call for a reservation if you choose to visit most places that offer authentic food. Would highly recommend and wish we could have stayed longer.

Cozy, versatile, great location!!

It was such a beautiful location, close to everything you need, quiet, a short walk to all Venice has to offer. Easy access to water bus, Fabrizio was very kind and helpful. We are a family of 5 and would recommend it to anyone! I hope we can return someday!!

Wonderful Two Days in Venizia

We had a wonderful two night stay in this Venice apartment. Fabrizio was very helpful at the outset recommending via email that we take the Alilaguna Boat from the Airport directly to the Arsenale stop. We did so and he and Monica met us at the stop and walked us to the apartment. They were both very helpful with recommendations. We arrived later in the evening so Fabrizio mentioned a small new restaurant (Nevodi) where they had enjoyed dinner just before our arrival, steps from the apartment. Since we were not super hungry he said that they had "cichetti" (small plates of food). This was perfect with a bottle of wine. The apartment was clean and had everything we could possibly need. The internet was faster than many hotel (5mbps), a map was provided as well as a bottle of Prosecco and some local famous biscotti. The area was very quiet, but with many shops, restaurants, coffee bars fruit/vegetable stands and a wonderful grocery store with a prepared foods section. We wish were staying for a longer time because it was a great base to the rest of the city. Two Vaporetto stops very close by make it easy to get anywhere and also a short walk to the Piazza San Marco and the Rialto. We also took the Vaporetto to the train station (Venizia Santa Lucia) for our next leg of our Italian vacation. The best part was after dealing with all the masses during the day the Via Garibaldi is a wonderful vibrant neighborhood to come home to. Would definitely stay here again and is highly recommended!

Nice apartment away from the crowd

We spent two nights in this apartment, and we were very happy with it. It was a very good size for the three of us. The kitchen had enough equipment for us to use for breakfasts, the shower was hot. Fabrizio was kind to provide some restaurant recommendations, though sadly we did not stay in Venice long enough to try them all. It is a cute place in a neighborhood that is away from the large crowds. It is near a very nice shady park, so we got to see local kids playing and folks going about their normal lives. Also close to waterbus stops, so it was easy to reach all other areas. Easy walk to St Mark's without need for a map. Many restaurant choices nearby, plus markets on the main street. If you want to stay in Venice and relax, I think this is an excellent choice. Very comfortable and quiet. I recommend getting up early to see the city before the rush. Also, stay longer than 2 days.

La casa esta muy bien situada, en una zona tranquila pero a pocos metros de una calle comercial. A 10 minutos andando de la Piazza di San Marcos. La casa es muy cĂłmoda y limpia. Agradecemos mucho la ayuda e informaciĂłn de Fabrizio.Muchas Gracias por todo!!
