The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickle ball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; And Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: No smoking or vaping on the premises.
Pets Friendly
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
Golf Cart: Proof of guest insurance must be provided prior to use.
GOLF CART DETAILS: - Golf Cart Maintenance Fee is $125 at the time of booking. - The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission. - Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use. - We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if there are mechanical issues that prevent usage.
Fantastic house, all your basic essentials. We loved the outdoor space. Two things that were missing was the option of pool heat and a grill! Overall great experience!
Outdoor space is fantastic! Indoor space is nice - plenty of kitchen amenities to meet a family of 4. Parking is only available in the driveway, not the garage.
This property was truly fabulous, especially the patio and pool area. The patio was furnished with a large table and chairs, two outdoor recliners, couches and chairs with ottomans, and a large flat-screen TV. The golf cart was a fun addition, even though we didn't use it.
The living room/kitchen is a spacious, open area perfect for relaxing and entertaining. It features a huge flat-screen TV, adding to its comfort. The property also includes three bedrooms and two bathrooms.
Our only Cons were that the grill was unusable and that the washer had mold in the rubber door seal and detergent
fabric softener holder. This made everything have that sour smell. We spent about 2 hours trying to clean it. Also, a hot tub is unusable (The hot tub was not advertised in the rental ad).
I suggest a handrail at the pool's steps for safety purposes.
Our 5 night stay was delightful. The star of the property is the outdoor space with lanai and pool. The home was immaculately clean and well equipped. Location was close to grocery shopping and an easy drive to both Lake Sumter Landing and Brownwood.
Villages Valet (the property management) did an outstanding job communicating before our arrival and did send a welcome note upon our arrival. We would definitely book again.
