Perfectly Small House

Small studio house, 560 sq ft, with all the comforts of home. Updated and smart home technology. Great for individual or couple. Many things to do in close proximity to home. Hop on the 300 miles of bike trail where an entrance is only a mile away. Then come home to grill and relax in your private hot tub. Take in all the sites and activities Xenia, Yellow Springs and Dayton has to offer. All close. Street parking across from house. Fenced in backyard for fido. We accept any size dog/dogs as long as you are a responsible owner.

This was one of the best Vrbo experiences we’ve ever had. The property was immaculate and exactly as advertised—comfortable, well-stocked, and in a great location. The hosts were exceptional and added thoughtful touches, including goodies waiting for us when we arrived. It made the stay feel extra welcoming and memorable. This rental was the best VRBO we've stayed in! The hosts attention to detail was amazing, the house was immaculate and extremely well stocked. The size was perfect for the 2 of us and our big dog. The backyard was well maintained and our dog enjoyed sitting in the grass and watching the world go by. We highly recommend the Perfectly Small House.

Enjoyed our stay! House was the perfect size for 2 people. Very clean and had everything anyone could need. Also, it was nice to be able to park in a garage if you have a smallish vehicle. I would stay again if in the area!

The owners(hosts) are Very good, personable communicators. We had Wonderful conversations prior to my booking and stay-with every question answered and every request/concern addressed prior, while there, and afterwards. My 2 pups are family to me, and I’m pleased to say they were welcomed and felt right at home. The good sized, fenced in yard is an added bonus to any pet owner. The property is extremely well cared for, VERY CLEAN, along with the house, and the Interior is decorated simply with a serene and peaceful ambiance. The owners addressed every need with an effort to make my stay worry free. The hot tub was wonderful and a nice addition. The owners went over and above to make my stay very pleasant. I can rate them and their property very high, with no qualms at all - it met my needs and priorities perfectly. Plus, they were very helpful in recommending resources in the area.

We were blown away at the items there to enjoy and make our stay amazing! The special treats and gc was so generous and greatly appreciated. The house was perfect for my husband and I, so much better than a hotel. The host was attentive and helpful. This will be our landing point whenever we visit our daughter.

Bonnie has created a wonderful little oasis with this property. The inside is so thoughtfully laid out & well-appointed with everything you might need. She even asked about favorite snacks & beverages & had them on hand for me. Very good attention to detail! The AC worked well keeping it a pleasant temperature inside even with high heat & humidity outside that weekend and it drown out any noise from the street. I enjoyed my stay here.

Perfect stay for us and our diggos

This is such an amazing little house. It was a perfect place for my wife and I and our two dogs to use as a base while we explored te parks around Yellow Springs and Clifton.

It has any amenities you could want. Neighborhood was quiet. Owners went above expectations in working with us. Enjoyed the extras they provided such as our preferred coffee and creamer. They quickly replace a Keurig that had malfunctioned. They take care of the outside as well as inside with care. Used it as a base to go to our family reunion.

One of our best stays

We've enjoyed dozens of good short term rentals, with "the perfectly small house" setting the new standard for thoughtful hospitality. Everything we needed--ice, a cold drink, a comfortable bed--was already there. And anything we might want--down to eyeglass cleaner--was on hand. Five stars and we hope to be back

Perfect Decompression Getaway

I can’t say enough about Bonnie as a host, and the amenities and comfort of this house. I felt very well taken care of and had everything I needed to feel comforted and like I could really relax after long days of grad school clinicals in Yellow Springs. The bed is very comfy, the kitchen is well stocked with supplies and spices, and Bonnie’s thoughtful extra touches went a long way. Super quiet neighborhood.

Beyond expectations!

Bonnie and Dave have thought of everything you could possible want or need during your stay! Personal touches from treats for my dog to thoughtful Easter treats in addition to stocked drinks and snacks made my stay so comfortable and relaxing. While I didn’t use the hot tub my pup enjoyed the big fenced in yard. The little house is adorable!! If I could give more than 5stars I would 
 I hope your place is available next time I’m in town. Thank you for a wonderful stay!
