Offering 5 bedrooms and 3 bathrooms, this is a great house for 3 families to enjoy. . The standard and maximum number of guests is 10 adults. 2 extra children are permitted (extra charges apply).

This property is perfect for the outdoor entertainer. The outdoor fireplace will keep you warm as the sun goes down and the poolside cabana is the perfect place to prepare dinner.
Internally, the architectural design allows all day sun through winter and morning sun in the summer. Featuring 4 bedrooms, the master has an ensuite to behold opening onto a secluded private garden.
The kitchen has state of the art appliances, butlerâs pantry, stone bench tops and features a raised ceiling flooding the kitchen with light. Once the sun goes down, turn the foxtel on and set the kids up next to the lounge log fire. Summer or Winter comfort is ensured with reverse cycle A/C and Hydronic floor heating.
Set up in the back yard is a separate building that houses the 5th bedroom with ensuite, games room and billiard table. Ideal for the teenagers.
This exclusive private retreat is ideal for family holidays. Located in a quiet area of Yarrawonga, thereâs no need to venture out, but if the clubs are your thing, just call and the courtesy bus will pick you up.
Guests can enjoy in-house massages, lake tours, barbie boat hire, fishing tours and more.

The Neighborhood:
A quiet, out of town location in residential Woodlands, 6.5km to the main street of Yarrawonga.
Woodlands is situated right on the banks of Lake Mulwala. It is only a few minutes drive into the town of Yarrawonga or Mulwala, and only 30mins from the beautiful Rutherglen wine district.
Getting Around:
Yarrawonga, Mulwala and surrounds have a local taxi service and each Club and some Pubs offer courtesy buses.

Booking Terms and Conditions:
Photo ID with residential address is required within 24hrs of making a booking.
(1) Standard Booking Cancellation Policy:
Payment of the rental deposit constitutes the clients acceptance of the Property Specific Terms and Conditions. Variations in terms are reflective of noise restrictions, swimming pools, pets and on-site parking.
Booking Cancellation Policy:
Balance of the rental amount must be received in full 28 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let the property.
Cancellation of the booking by the client, deposits are non refundable unless the property is re-let for the entire period for equal value. If the property is re-let, the guest may have a credit for future bookings, or request a refund.
If a refund is requested, then a $110 administration fee will apply. Please note the 2% merchant fee and the 8% booking fee is non-refundable. The advertised nightly rack rate is the amount refunded.
Should a cancellation notice be given for a peak period booking, or a booking with less than 28 days notice, then a $250 refund administration fee will apply.
Covid and cancelations:
Please note, covid cancellations will require medical evidence submitted for the cancellation request to be approved.
If you have a booking and you contract covid, the option available to you will depend on the following
(a) the date of the booking
(b) the number of guests in the original booking, and
(c) the availability for re-booking within a 3 month period
(d) the owner of the property.
If a booking cancellation request is approved, guests will be required to pay for the clean and any linen used to set the beds.
Credit notes:
You will be issued with a credit voucher for the full value paid on your existing booking. This credit will be valid for12 months at the original property booked or an alternative property if that property is no longer available.
Transferring a booking to new dates:
Check availability on our website for future dates and we will make the alteration for you.
If your preferred dates are not available, we will contact the owner to confirm if we can release the booking to an alternative property.
Please note: Bookings made with a credit voucher, or a transferred booking, the standard cancellation policy applies should you decide to cancel after the booking has been made.
Please note: Refunds will not be offered for peak periods (Melbourne Cup, Christmas, NYE, January, Australia Day, Labour Day long weekend, Easter, June Long weekend, AFL Grand Final weekend)

Our Host cancellation policy on these websites is simple. The advertised nightly rack rate will be refunded, less the $110 cancellation processing fee.
Service fees, booking fees and merchant processing fees are non-refundable.
Bookings made via 3rd party websites and agents (including but not limited to Airbnb, Home away, booking, Trip Adviser and Expedia) these fees are approx. 23%
This is 23% of the booking tariff (ie if you booking tariff was $1000, the booking fees and commissions fee will be $230)
Guest funds, will be returned via bank transfer within 7 days of receiving this payment from the 3rd party platform.
Please note: Guest funds from bookings made via 3rd party booking sites will not be returned prior to booking dates in any circumstance.
How to cancel:
For bookings made via AirBnB, Booking and Trip Advisor, you will need to request to cancel via your account with the respective website.
Please do not select ârequestâ money via the Airbnb platform, as it will be declined. We, the Property Managers receive payment from AirBnB after the planned check-in date of the booking.
How to postpone/change a booking.
You will need to request to amend your booking via your account with the respective website. Waterfront Holiday Houses will then be contacted by the 3rd party website and will accept that request.
On 3rd party websites, changes to bookings cannot be made on the day of check-in.

Waterfront Holiday Houses are Managing Agents and the office hours are 9.00am â 5.00pm Monday â Friday. Email and phone requests to change bookings will be responded to during these hours of operation only.
Please note, in the event where the security bond was paid in advance, this will be returned within 7 days without an administration fee.
Interaction with Guests:
We give our guests space but are available when needed
Description of bedroom set up isnt inline with expectations, there are actually no doors on the kids bedroom, or wardrobe. Its a lounge room with beds in there (can not shut out noise) this is also the closest room to the kitchen family area. Outside area also hadnt been cleaned when raised concerns they didnt listen to my feedback and went down a different path, had to explain over and over again. Complained to the property manager and still waiting to hear back re compensation. If you want to book this accommodation look at it as if it is one bedroom less than advertised.

If youâre sold by the photos, thatâs exactly what youâll find and more. The property was immaculate and the property managers Kath and Karen were fantastic. Itâs bigger that it looks, close to everything and has all the things you will need for a comfy and high quality stay.
we had a family catch up, the house was lovely, kitchen well equipped, outdoor area was awesome.
Pool was lovely, bit fresher as only solar heated, but I still had a swim. Couldn't fault the property.
Clean and Tidy, well presented home.

The house was amazing all the amenities were spot on outdoor area amazing and the undercover area is what I have envisaged at home when our pool goes in. The only small complaint is no Foxtel sport which we would have loved but if thatâs the only thing Iâm still extremely happy
Beautiful house tastefully decorated. Pool was fantastic as was the outside bbq and eating/relaxing area.
Pool table and ping pong table was a huge hit for everyone. Just a short walk to Lake Mulwala. Thoroughly recommend.
We throughly enjoyed our stay at Eden Place. The property is beautifully presented, clean and so convenient to the lake and town centre. Easily accommodating 12 people with the pool and games room, a major win with the kids.
Our 3 families found Eden Place to be perfect. The man cave is a bonus! Pool was sparkling and solar heated. We were really impressed with all the outdoor seating, perfect for relaxing and drinking wine on. We cant wait to come back!
Beautiful house. Top of the range appliances. Amazing pool and great outside entertainment area. Only thing we could suggest is a tv outside would be great. Definitely a 10 out of 10 for our stay.
