Perched in a newly refurbished setting, just a stone's throw from Hoxton Square and Upper Street, this property offers a private entrance and spans two levels for your convenience.

You will have total access to my place so please treat it as your own and respect it. I aim to make each of my guests comfortable by allowing everyone to enjoy my place in its entirety. One room on bedroom floor is locked off, please do not try to access it.
-I provide complimentary fresh linen, towels, and toiletries (shower gel, soap, shampoo) for your stay!

-Please note that ADDITIONAL linen costs ÂŁ30 per pack. Message me if you need it and I will tell you where it is stored or arrange a delivery. For additional cleaning please get in touch with me.

- While I will not be available in person, I engage the help of a professional management company, so you can be sure that your stay will be flawless!

-Please kindly confirm your arrival time at least 24 hours in advance. If you don't do so, I cannot guarantee your check-in at the requested time.

-Late check-out requested in advance is available at ÂŁ30 per hour. The latest check-out time is 1 pm.
Unauthorized late checkout will be charged ÂŁ50 per hour.

Please don't move any furniture around the house, if you do, please move it back to where it was when you checked in.

No parties or events are allowed.
No smoking is allowed.
No pets allowed.
No unregistered guests are allowed.
Please respect the noise curfew.
Please take extra care of your keys. Lost keys incur a replacement fee.
Please take care of the furnishings. You have to pay for damages that exceed the security deposit.

Lovely flat. Comfortable beds with great pillows. Nice shower. Nicely stocked kitchen. Great outdoor space when it’s not raining. Easy walk to buses. Pubs and grocery shops in the neighborhood. We had a fantastic time in London and would highly recommend this flat.

The flat is attractive with two floors and back garden, like a little house on the ground floor with other flats above. It’s part of a former council estate. Great area in London. The furniture was comfortable for the most part. Unfortunately, while the host replied quickly to messages, there were several problems. First, check in is inconvenient after a long day of travel. You have to pick up the key from a convenience store across a main road. Instructions are clear not to tell neighbours that it’s a short term rental, which I guess is why there can’t be a lock box. In that case, someone should greet you at the door to check you in. Second, when we arrived the used and dirty towels from the previous guest were still in the flat. I was told to remove them myself and put them in a plastic bag. No one would come until the next day and even then I would have to leave the key back at the convenience store and pick it up later.Then the flat was not very clean. There were hairs in the bathtub, many crumbs on carpets and the floors were dirty. Finally, one of the bedroom doorknobs came off in our hand. Fortunately we were both in the flat or it could have been more serious. When we looked at the knob, it was secured by only one screw. Overall, I can’t recommend this flat, especially for the price we paid until these issues are sorted out. I wouldn’t stay here again.

The home was lovely, close to the tube. The beds were comfortable. The back deck was nice. We couldn’t get the dryer function to work on the washing machine, but a clothes rack was provided to dry clothes. Only thing we would have liked was a drying towel for the dishes. Very minor things that did not take away from our time spent at the property.

We stayed for 7 nights with 2 kids.The instructions of the check in were unclear on what to do at the convenience store. The building itself is quite dated. Many of the garden, playground area, and side walks can be dirty, and unkept. Sometimes you see questionable people walking around. The pictures are quite accurate. It is a warm, clean, cozy flat with 2 stories and a well stocked kitchen. There is a washer/dryer combo which was incredibly handy, fridge, and a stove. The TV had good working streaming apps that worked. The outside area was a neat touch to add more freshair into the flat. We didn't use BBQ as there were a lot of spider webs around. One inconvenient aspect was that there is only 1 bathroom and it is upstairs. The stairs creaks quite a bit that could wake up others when walking up and down.1 Saturday night, 1 of the neighbors (2 down) had a big party at their flat where they had large speakers, DJ, and a large group of people outside the room windows. The music was so loud that it vibrated our flat and the music did not stop until 4:30am. It was our worst night as our kids widow was at the front and we had to get up at 7am. We weren't sure what we could've done. We did not get any response from the host.The location is fair. You do need to walk about 10 mins to the nearest station (Old Street) but there are a lot of stores close by that can help you with groceries. Take the bus to Kings Cross so you don't have to walk as much. Not a bad place.

We really enjoyed our time at this property. The location is a bit out of the way, but easy enough and scenic walk to Upper Street past the canals, or to Old Street station. The wifi was a frustration though as it was too weak to reach the bedrooms. I was also not a fan of going to a second location to get the keys. The outdoor space was a nice bonus, as were the quiet fans and blackout curtains. Overall, we enjoyed our stay.

Not bad

The space was comfortable and had all that we three travelers required. Having fans in both bedrooms was a great perk, as it was very hot while we were there and there was no air conditioning. We did not love having to walk an additional 8-10 minutes to pick up the keys at a separate location. If you do stay here, be sure to read the manual or else you'll likely have trouble finding the property and unlocking the door.
