Layout & Access (Important to Read) This is a basement suite in a 1940s character home. âą Access is via a side exterior entrance âą There is a shared stairwell used to reach the laundry area âą At the bottom landing, the suite has a private, fire-rated door with a lever lock âą The main-floor suite does not use this entrance, but we canât guarantee another guest wonât briefly pass through the stairwell to access laundry
Because of the homeâs age, sound can travel between levels, including footsteps or normal household activity from above. We share this clearly so guests can decide whether the fit feels right.
The bedroom includes a double bed (smaller than a queen), which many solo travelers find comfortable and couples find cozy. This suite is best suited for guests who are comfortable with shared-home realities and who prioritize location and value over complete sound isolation.

A Note on Character Homes This home sits in Saskatoonâs âurban forestâ â tree-lined streets, older foundations, and heritage construction. As is common in the area, we proactively maintain both the interior and exterior, including routine prevention for common ecosystem insects. Guests should expect the normal quirks of an older home rather than modern condo construction.

Parking & Seasonal Property Care âą Off-street parking is available at the back of the property. In winter, access to a plug-in outlet for block heaters is available where applicable. âą Snow clearing: A professional crew attends after snowfalls and aims to clear walkways and parking access within 24 hours. âą Lawn care: In summer, a crew attends weekly (weather permitting) to mow and maintain the yard.

House Rules & Fit (Important) Whether youâre visiting for medical appointments, work, or a short city stay, this home is designed to be simple, calm, and comfortable. A few guidelines help keep the space well cared for and enjoyable for everyone. âą Quiet Hours / No Parties: Please keep noise low between 10:00 p.m. and 7:00 a.m. Homes are for quiet enjoyment only. Parties, events, or gatherings are not permitted. âą Smoke-Free Home: No smoking or vaping indoors. âą Pets: One dog only (no cats) is permitted with prior approval and must be registered on the reservation. Please declare pets in the booking count. Use the provided pet blanket on furniture and pick up and dispose of waste in outdoor bins. âą Furniture: Furniture is arranged for safety and cleaning efficiency. Please do not move furniture. Failure to return moved furniture to its original location may result in additional cleaning or service fees. âą Amenities: Use of amenities such as hammocks and outdoor features is at your own risk. Children must be supervised at all times. âą Overnight visitors who are not registered are not permitted. Day visitors require prior approval. âą Rental Agreement: A standard short-term rental agreement is provided after booking and must be signed within 48 hours. For reservations made less than 48 hours before check-in, the agreement must be signed within 4 hours. Check-in instructions will not be provided until the agreement is completed. âą Security Deposit: A refundable security deposit of up to $300 for whole homes is required. The deposit must be authorized on the guestâs credit card via our booking system (OwnerRez) prior to arrival and is released after checkout, subject to no damage beyond normal wear and tear. Our rates include standard cleaning based on typical use. If a stay requires excessive cleaning beyond a standard turnover (for example, substantially increased cleaning time or labour), additional cleaning costs may be deducted from the security deposit based on documented service provider charges.

This was a very cozy basement suite with lots of space for either lounging on the couch or sitting at the kitchen table. We went for quiet walks in the community and it is a perfect location to be close to the University of Saskatchewan. The location was quiet and very safe and we had lots of room in the back to park. We enjoyed having the kitchen suite and access to appliances.
