Welcome to Bovina Mountain High – A Spacious, Scenic Escape

Harmonious and serene, Bovina Mountain High is the kind of place you’ll want to return to again and again. Perched high on the mountainside and set on 5.2 private acres, this spacious home offers sweeping valley views and peaceful seclusion—your own private Catskills retreat.

A True Mountain Destination
With 4 bedrooms, 4.5 bathrooms, and 3,734 square feet of living space, this home is a destination in itself. From the moment you step into the grand great room with its vaulted ceiling, wall of windows, and cozy fireplace, you’ll feel the calm of the mountains settle in.

Whether you’re here with friends, family, or your pup, Bovina Mountain High is designed for comfort, connection, and fun.

Main Level Highlights
On the main floor, you’ll find a grand entryway with coat storage and space to kick off your boots. The open-concept layout includes a cheerful kitchen with granite counters, stainless steel GE appliances, and bar seating for casual chats during meal prep.

The dining area seats eight and opens to the great room, where plush couches invite you to sit fireside and enjoy the panoramic mountain views.

The main floor also includes a king bedroom with an ensuite bathroom, featuring a jacuzzi tub and walk-in shower. A half bath adds extra convenience.

From here, you can step out onto the wraparound deck—perfect for morning coffee, outdoor meals, or stargazing after dark.

Second Floor Comfort
Upstairs, the mezzanine walkway overlooks the great room and leads to three more bedrooms.

There’s a second king bedroom with a full ensuite bathroom (tub/shower combo), a queen bedroom with its own ensuite, and a charming bunk room with a skylight—great for kids or teens.

A cozy reading nook on the mezzanine is a peaceful perch for a good book or quiet moment.

Lower-Level Fun
The ground level features a walk-out recreation room with a pool table, foosball table, and a 75" Smart TV for movie nights or game-day gatherings. A full bathroom is located here as well, making this level perfect for laid-back evenings and extra guests.

A stone accent wall and wood beam ceiling add style and warmth to the space.

There are five bathrooms total:

Three ensuites (main floor king, second floor king, second floor queen)
One half bath on the main floor
One full bath on the ground level

Outdoor Space
The home is set at the end of a quiet cul-de-sac, offering privacy, peace, and incredible views. The 5.2-acre lot includes rolling lawn and forest, with plenty of space for outdoor games or peaceful morning walks.

The driveway is large, with a turnaround and ample parking for your group.

Guest Access
Guests have access to the entire home and outdoor areas, except the garage and any spaces clearly marked private.

We want your stay to be everything you’re hoping for. Please take a moment to read the following information before reserving.

Check-In & Communication
Check-in: 4:00 PM
Check-out: 11:00 AM
Early check-in or late check-out may be available for a fee with 24+ hours’ notice. We can’t guarantee same-day requests due to cleaning and scheduling.
We are available by phone or email during your stay. This is a private home—not a hotel—so while we don’t live on-site, we’ll do our best to address any issues quickly.

Cell Service & Arrival Tips
There is no cell service at the house. To stay connected, please enable WiFi Calling before arrival.

Be sure to save or write down your check-in details (address, WiFi info, door code, contact info) in case you lose signal on the way.

Quiet Hours & Respect for Neighbors
While the home feels secluded, sound travels in the country. We kindly ask that guests observe quiet hours after 9 PM, especially outdoors.

Help us maintain good vibes with our wonderful neighbors by being mindful of noise at all hours.

Private Community Access
Just down the road is a private lake community. It is strictly marked “PRIVATE – NO TRESPASSING.” Please do not enter this area by foot, vehicle, bike, drone, or otherwise.

Guests staying for 30 nights or more do have access to the lake and its amenities. Let us know if that’s something you’re interested in—we’re happy to help.

Pet Policy
We’re happy to welcome one well-behaved dog with prior approval and a small pet fee. Sorry, no cats.

Water & Septic System
Our home runs on a private well and septic system. To help keep things running smoothly:

Please conserve water, especially in dry months
No water games, sprinklers, slides, or kiddie pools
Only flush toilet paper—no wipes or hygiene products

Winter Travel Advisory (October–April)
Delaware County is stunning in winter—but it does come with snow and ice. Please plan ahead:

Use AWD, FWD, or 4WD vehicles
Equip your car with winter or all-season tires with good tread
Avoid 2WD or RWD vehicles during winter storms
The driveway is plowed and shoveled to the door. A snow shovel is also provided for your use during your stay.

Payment Policy
Reservation payments are processed securely through Stripe, a trusted third-party provider.

A FEW RULES.

Check-In & Check-Out Times
Standard check-in is at 4:00 PM and check-out is at 11:00 AM.
No changes to check-in or check-out times are possible from Memorial Day through Labor Day, or on holidays. Outside of those dates, time adjustments may be possible with at least 24 hours’ notice and are subject to availability. An hourly fee may apply for significant changes..

- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage.
- Dogs are allowed with approval and additional fee.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
