Three Bedroom South Condo is located in our Five Bedroom B&B Resort. This layout lock off 3 of our 5 suites on the South side of our property. This B&B Resort, nestled in a secluded cove directly on Seneca Lake, is just minutes from much Seneca Lake and the Finger Lakes have to offer. It is located directly on the wine trail, walking distance to a marina, and just a few minutes to many restaurants, parks, and downtown Geneva. It is also centrally located to many of the other Finger Lakes making it easy to explore the area. This single level B&B Resort boasts many on site amenities both inside and out. Outdoors we have a small launch for kayaks and canoes. We have some kayaks for guest use, a dock, in-ground swimming pool, hot tub, two gas fire tables, a traditional fire pit, and a pickleball court, as well as many seating areas featuring views of the grounds and Seneca Lake. The nearby marina is within walking distance and rents kayaks, stand up paddleboards, and pontoon boats. Owner's quarters are behind this property, so we are close by if anything is needed. Breakfast is provided. Contact owner if you prefer our apartment style option, without breakfast. Apartment style rental rate is 10% less.

Suite 1: Seneca Room has a kitchenette; seating area with TV; bedroom with double sliders looking lakefront with a private outside patio, King bed, desk, TV, and seating area; Ensuite Bathroom with a large soaking tub, double sink vanity, walk-in shower, and toilet.
Suite 2: Bedroom with Queen bed, TV, and sliders leading out to a private patio with a lakeview; Ensuite bathroom has a single sink vanity, shower/tub combo, and toilet.
Suite 3: Full kitchen; Seating area with a glass rock fireplace; French doors leading to the bedroom with a King bed, sliders leading to a private patio with a peekaboo lakeview; Ensuite Bathroom with a single sink vanity, shower/tub combo, and toilet.

Common Area inside for B&B Resort has many shared amenities: Common kitchen (not for meal prepping unless you have rented the full house) includes additional fridge space if needed, as well as a Keurig Machine for guest use at any time. Fresh coffee will be provided each morning as well. Common space also provides multiple dining areas, a game room with a pool table and shuffleboard table, and a seating area with a TV. Wrap around windows provide an amazing lake view while enjoying your stay.

Please note that only registered guests are allowed on site, we have an age minimum of 16 for guests, and we are a non smoking facility with designated areas outside for smokers. Though we love animals, we are not a pet friendly b&b resort.
