We have large living room with a dining area off the kitchen that features stainless steel appliances: stove, double door refrigerator, microwave and dishwasher.
The open kitchen is perfect when you have guests over so that you never have to miss out on any of the fun. The large backyard is perfect for kids and pets to run around and have fun. You and the family can relax all day in our very spacious outdoor and have a BBQ on the large patio.

Also, equipped with wifi, large flat-screen tv, washer/dryer, and free parking for your convenience!

Guests will have 24/7 access to the entire property via the digital front door smart lock and MyQ smart garage door. Keypad codes will be sent to the guest before check-in.

*Early check-in/Late check-out is available upon request
Early check-in availability is determined on the day of arrival.
The early check-in fee is $25 per hour up until the normal 5pm check-in time.

*Late check-out is only applicable if requested prior to your checkout date and there`s an associated fee depending on how late you want to check out.
If you overstay past the agreed upon normal 11am check-out time, there is a fee of $100. This $100 fee will be automatically deducted from your deposit.

PET RULES: Please note that we charge a $75 pet fee per pup and additional pets are $50 each which will be charge separately. This does not cover any damage that may be incurred or cleaning up excessive pet hair or waste.
-IMPORTANT: Dog poop must be picked up - especially in front of the property or on the street as there will be a FINE of $200.

Extra Guests: After 12 guests, $10 per person, per night up to a total of 16 guests.

TRASH service pick-up is on Tuesday and Friday by 10am.
- There are NO bins in city of Deer Park, all garbage must be bagged/tied, and placed on the curb prior to pick up time.
QUIET HOURS: 10pm-8am - this is strictly enforced.

ADDITIONAL GUESTS: The space allows for larger gatherings but any group size over our limit of 16 must be negotiated or anyone extra will be evicted. We monitor incoming traffic with external security cameras. We are very strict about this.

PARKING:
**STRICTLY NO STREET PARKING OR YOUR CAR WILL BE TOWED!!**

**No blocking path of the sidewalk or you will lose your deposit**

You may park 2 cars in the garage and 2 cars in the driveway. There is access to the two (2) car garage to park and we will send you access to open and close it with an app.

-We charge $100 fee for the first pet will be added to the reservation cost and $75 for any additional pets and will only allow a maximum of 3 pets only. This does not cover any damage that may be incurred or cleaning up excessive pet hair or waste.
-IMPORTANT: Dog poop must be picked up - especially in front of the property or on the street as there will be a FINE of $200.

We cannot accept animals that are not fully potty trained or will possibly scratch furniture. We have some new furniture inside and will have to do a close inspection before and after to make sure there is no damage which we have to consider in regard to the security deposit, including smell or hair. Guests should be able to clean any hair out before leaving.
-$25 fee for Excessive pet hair cleaning up.

-Any noise/disturbance that causes neighbor disruption will incur a $1000 fee, because that can lead to us being forced off Airbnb by the housing community association.

-No Smoking allowed. Smoking inside the property is subjected to $750 FINE which will be used to deodorize the home before the next guest arrives.

-There will be a $250 fine if we found our smoking detector is tampered after checkout

-If Food, Spilled drinks, Shoeprints, Blood stains, or any type of damage is found on the linens, please be aware that we will need to request a replacement fee starting at minimum $35
-Any lost or stolen items will require a minimum $75 fine
-Excessive trash will be charge $100
-Do not to put food, drinks or water on the hockey table or other game tables/machine as you will be charged the entire price for replacement if it is stained/damage.

-Please be advised that guests are responsible for any oil leaks on the driveway. The owners take this very seriously. If your car is having problems with oil leaking, do NOT park on the driveway (we suggest not to bring the vehicle at all.) Guest acknowledges they will be charged minimum $250 to professionally pressure wash the driveway of any car damage/oil leaks. FYI, There is a ring camera in the driveway.
