Thank you, Cyndy, for the good review. As disclosed in multiple documents and communications, the pool and tub are not heated. Although the pool does have a functional heater, it has remained disconnected since the beginning of rentals due to high energy costs. While a few VRBO houses in Houston offer heated pools/spas at much higher rates, we've chosen to keep our rental rates low, which unfortunately means we can't afford to heat the pool/spa. On documents, we sincerely ask the renters not to book if our house does not meet the renters' expectations. If you expected to enjoy a heated pool/spa you should search for that amenity and of course, you must pay much much higher rental rates!

Thank you for your review, James. We are so sorry for the train whistle! The crossing is so far away from the house and they rarely pass by at night. This property is located in one of the most quiet and beautiful upper class neghboorhoods in Houston as you already experienced. There are no restrictions on using things in the house whatsoever. You booked our property in the last minute because you were having troubles with other host. What's wrong with that house and host, James? During your stay at our home we tried to contact you to make sure that everything is ok, but you never responded, even a single word. Again, what's the problem? Your review was not true! Please kindly go over other guests' reviews in order to see how strange your rating was! We proudly earned "Exceptional" rating from the past guests and VRBO. Before booking you requested things that are prohibited by VRBO! We made a big mistake helping you and accepting your very last minute booking!

Thank you Mary for your wonderful review. Like almost all (99%) other guests, your stay was peaceful. We deeply appreciate you left our house in great condition. Your review was very helpful with the words ".... many, many rules". As you already went over the rules, there are only two important rules in the Rental Agreement: Loud Parties and Un-booked Guests are not allowed. The other ones are mainly for information which help guests know beforehand what to expect. Many other hosts don't say anything, but if the guests violate their rules they would charge the guests dearly. Here are some standout incidents that we have experienced this year: 1) In July a group of young people booked for 4 guests, but they brought 23 people to the house to have an alcohol pool party! The police came to kick them out. 2) Another group stayed for 3 nights and they used all the white towels to clean their cars! The cleaners had to throw away all of them! 3) Six single ladies stayed for 4 nights and after they left, the house looked like a battle field. It took two long days to clean the house. 4) Another group came in hot August and demanded that the pool & spa need to be heated! They were already told that these amenities are not provided as we clearly disclosed in all documents. They were extremely upset and at night they quietly turned on the heater and the spa jets. As a result, the heater and the jets were permanently disconnected to prevent reoccuring. We always respect and want our guests to have good time staying at our property. That's why we honestly disclosed all the information and features for the guests to make proper booking decisions.
