Very comfortable and clean home, with excellent air conditioning during a hot summer stay. Nearby to great antique shops, and great shopping/breweries nearby (Livingston Manor has tons of cute shops and worth a stroll).
Nice place. Says it sleeps 14. But some of us were on the couch. It doesn't have many place settings. We brought paper dishes and cups which worked out fine.

The house has potential, the location was ideal for our needs. However, the kitchen was littered with mousing droppings - including in the guest "welcome basket". Additionally, BASIC items advertised in the listing were missing. Including but not limited it: dish rags and towels, hot pads, bathroom hand soap, etc. The house had limited dishes 8 plates but only 5 bowls, very few mugs - many not safe for microwave. We fixed some minor issues while there (bathroom door handle was falling off).
The house had a great location, but was not clean or appropriately stocked as advertised. We had to add trips to the dollar store for some essentials that 'should' have been at the house per the listing. Attempts to contact the owner before this post regarding our concerns got no response.
Richard was an excellent host and the house was as described. We had excellent communication with Richard from before we even formally booked our trip. He was rapid with his replies to my questions about the house pre-booking and then was very helpful with sharing his knowledge of the area so we could plan activities during our stay. The house is lovely and it was the perfect size/set up for the group of 8 we traveled with (4 adults/4 teens). The ping pong table and dart board in the basement were HUGE hits and the 2 bedrooms in the basement made for a perfect "teen-apartment" setup so they had their own space. There was more than ample room throughout the house and we never felt crowded. The yard was perfect for our dogs. We had 2 minor issues in the home (nothing that impacted the enjoyment or functionality of our stay-- more FYI's for the host) that we notified Richard about. He responded immediately and was very gracious with fixing the issues. Would highly recommend this house to anyone that is looking to escape the city (easy 2 hour drive from Fairfield County/Westchester County/NYC) & enjoy the quiet!
The grounds and pond were even prettier than expected. Richard was very communicative. Lots of space, a frat house for a group of friends. Itâs a half hour from Bethel arts center.
The house was beautiful! Exactly as pictured if not better. Plenty of towels and blankets. It was only the 2 of us and our 2 dogs, but we enjoyed the privacy and the peace and quiet. We also really enjoyed the fireplace and the brick smoker. We had a lovely few days to relax and recharge. Host was very nice to deal with. Thanks so much :)
