3) Your reservation will not be accepted or confirmed without providing a valid government issued photo ID and a signed
rental agreement within 36 hours of this reservation request to ModMansions, Owners of this property.
4) Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement, resulting in immediate house closure.
5) Pool heating is optional and additional fees apply. (See "heating" in price and availability)
6) Our homes are for overnight accommodation only. Strictly No Parties or Events permitted.
7) 3rd Party Vendors such as Chefs, Masseuses, etc., will need to provide liability insurance certification. Please advise

8) Pet(s) on property. 2 dogs maximum. A non-refundable cost of $500 per dog, will be billed to guest.

THIS luxurious pool with a jacuzzi and waterfall estate is the ULTIMATE property in the heart of the Movie Colony Neighborhood. Located just a few blocks from the downtown center of Palm Springs, Ruth Hardy Park, five star restaurants, cafes, the famous Spa Casino and the historic O'Donnell Country Club are all within an easy walking distance.

Formerly owned by Dale Wassermann who wrote "One Flew Over the Cuckoo’s Nest," this luxury estate is crazy good! If you’re looking for a large private property, luscious greenery, and luxuriously appointed, this private Movie Colony Neighborhood estate is for you.

Lavish layout includes living room, dining room, and step-down media room. There’s not only a large modern kitchen, but also a butler’s pantry, replete with a bar and 2 wine refrigerators.
Each of the 7 bedrooms are tastefully decorated. Full sets of fluffy bath towels and pool towels are provided leaving you with room in your suitcase for more poolside fashion. The stunning master bath shines with polished marble, his and her walk-in closet, dual sinks, fireplace and Jacuzzi tub.

The landscaped exterior with its jaw-dropping waterfall, pristine pool, jacuzzi and private sunning area make being out of doors a magnificent experience. A covered patio runs the length of the house providing shade and a breeze from 2 exterior-ceiling mounted fans. Features include Chaise lounges, conversation corners, and dining tables that collectively serve up to 20 guests. And, the separate Casita makes it easy to vacation together, yet provide “alone” time, too.

Nearby Ruth Hardy Park affords public tennis courts, basketball courts, children’s play area, shaded picnic areas and walking paths.

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:
o Facial tissues
o Toilet paper
o Liquid Hand soap
o Vanity travel pack soap, shampoo & lotion
o Paper towels
o Dishwashing liquid
o Dishwasher tablets
o Trash bags
o Laundry soap
o Dryer sheets

Parking: All cars must be parked upon the interior circular driveway and within the garage of the property. Street parking is prohibited.

CANCELLATION POLICY:
60 days prior to scheduled arrival date, you will receive a refund of any advance payments minus a $300 cancellation fee and any processing fees ModMansions incurs.
Between 0 and 59 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
However and provided the guest cancels reservation on the original booking platform and ModMansions is able to re-rent this property for the same rate and same dates, then ModMansions has the option and MAY refund the same amount.

If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $600 per minimum stay + $100 for each additional day.
The Jacuzzi when selected will heat to 102°.

Policies & disclaimers
In order to keep our homes in beautiful condition, we have a few policies that ensure your next visit is just as wonderful as your first visit.

Age Requirement:
You must be 30+ years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id.

Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.

Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.

Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.

Cancellation Policy
60 days prior to scheduled arrival date, you will receive a full refund of any advance deposit(s) or pre-paid amounts less a $300 cancellation fee & any credit card or processing fees MM incurs.
Between 0 and 59 days prior to scheduled arrival, no refund is given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of refunding the amount we were able to re-rent it for, up to the pre-paid amount, less a $300 cancellation fee & any credit card or processing fees incurred.

Special event weekends & holidays (Christmas/NY/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option of refunding the amount we were able to re-rent it for, up to the pre-paid amount, less a $300 cancellation fee & any credit card or processing fees incurred.
No refund given for early departures.

Smoking
All homes are non-smoking; Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Additional Fees/Terms:
• 3-day minimum stay required. (4, 5, 6 nights required depending on High Season holiday dates and events. Ask ModMansions for details)
• Cleaning fee of $600 is added to all rentals
• Optional spa/pool heating has a fixed rate of $600 per minimum stay plus $100 for each day thereafter. Please let us know 24 hours in advance of your stay. (Not all properties have a Jacuzzi)
• City of Palm Springs Transient Occupancy Tax is 11.5%.
• TBID Assessment is 1.0%
• Please note the difference between High Season and Low Season Rates:
o High Season: November 1 – May 31 Low Season: June 1 – October 31
o Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´. Please contact us about the date you have in mind.
• Lost keys, gate openers or garage door openers are charged $125 per item.
• Check-in is 4 pm to 6pm and check out is before 10 am.

Smart TV’s are App based only. You are responsible for your own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, plug & play programing entertainment.
(Internet outages are rare but it goes without saying that ModMansions is not responsible for any outages due to, the actions of the national provider or adverse weather conditions etc.)

Swimming Pools: Our pools are exclusively for humans, NEVER for dogs. Should any evidence be found or observed that your doggie was in the pool accidently or otherwise then ALL the associated costs of completely emptying the pool, install new filters, adding all the associated chemicals etc. and the labor hours involved plus pet deposits will be billed immediately to the card on file.

Family Wedding
This was the perfect home for our family visiting Palm Springs for my son’s wedding. The yard and pool were n more beautiful than pictures and we all had our own bedrooms . The kitchen had everything we could need and more !! David was a wonderful host and the check in was very easy . Located in a beautiful neighborhood within walking distance to downtown PS . Would definitely recommend !!

This property was perfect for our family. The kitchen was great for multiple cooks and the pool and hot tub were a great gathering place. Close to a great coffee shop and restaurants. Nice park with a playground less than 2 blocks away. Host was very responsive.

This house is fabulous. It is large and well laid out. The outdoor space and furniture is fantastic with multiple seating areas and arrangements. The pool has a lovely waterfall in it. There is an outside fireplace and a large gas grill. Inside, the kitchen is very well stocked. it has everything and more. I have rented houses and condos for 35 years and this is the best stocked kitchen ever. It has a subzero refrigerator, a viking stove, several sinks and two dishwashers in the kitchen. As an example, there are two crockpots, 3 coffee pots, a dozen frying pans, glassware for dozens and on and on. An extra refrigerator is in one of the garages. There is a whole cabinet of plastic glassware for the pool area alone. The house has a room that is a bar adjacent to the kitchen. The beds are comfortable, the bathrooms clean and well stocked with towels, washcloths and hand towels. The house was very very clean. There are two living rooms, two large dining room tables. There are two driveways off of two different streets so plenty of room for 6 cars.It is very easy to rent and the response from the management is immediate and awesome. We called about a faucet in the kitchen that needed attention and the maintenance staff came and fixed it. The location is supreme - walkable to everything in downtown Palm Springs. Location, location, location. There were 9 of us with 7 bedrooms and at least 6 bathrooms - perfect for all.

Great multi-family house!
Lots of room for group gatherings and private retreats. Well stocked kitchen with pots, pans and utensils (and more spices/seasonings than in the description). Lovely pool and spa. Top notch property in wonderful neighborhood
We were a group of 8 friends for a 3 night stay here. The house is huge, very well appointed and spotless upon check in. It also has wonderful separation of space between the bedrooms and the living room/kitchen areas. Our host, David, met us at the property for check in and gave us a very thorough tour. There was a lot of information, but he assured us that he would be available for questions during our stay. The kitchen has everything you could ever need and it is all in very good condition, unlike some other rental properties. The yard is beautiful and very private. The pool is in the shade, which was great during such hot temps. Floaties are supplied for the pool. Love that! There are numerous signs everywhere stating the rules and penalties of the property. Though these can be offputting, it is completely understandable that the owners are just trying to protect their investment and hoping, in this time of folks not reading things, that the volume of written information will get through. This is a superb house, especially for a large group and the hosts are five star.
