This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.

**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

The City of Palm Springs has resumed in-person meet and greets pursuant to PSMC 5.25.070(m). “The Owner or the Owner’s agent or representative shall meet the Responsible Party in person at the Vacation Rental or the Owner’s or Owner’s agent’s office prior to, or within twenty-four (24) hours of, the commencement of the occupancy and verbally explain and describe all rules and regulations applicable to the use of the property as a Vacation Rental and the responsibilities of the Responsible Party to the neighbors and the City as well as the Owner. The Owner shall secure the signature of the Responsible Party and all adult guests to a statement of rules and regulations

KEY VACATION RENTAL REGULATIONS:
‐ A written rental agreement is required prior to occupancy of this Vacation Rental Property.
‐ The responsible person, whose name is on the rental contract must provide a copy of a government issued ID to the Vacation Rental Host.
‐ The Responsible Party occupying this Vacation Rental Property shall be at least 25 years old; and is responsible for the compliance of the Vacation Rental Regulations for all occupants and guests.
‐ Amplification of sound, including music, outdoor speakers, TV’s, etc., outside of the dwelling unit is PROHIBITED and SHALL NOT BE AUDIBLE AT THE PROPERTY LINE.
‐ Maximum occupancy limits for this Vacation Rental Property as listed above shall not be exceeded at any time. Please note that Vacation Rental unit operators may impose their own occupancy limits as long as they do not exceed the City’s.
‐ Parking is limited to one (1) car per bedroom.
‐ Trash and refuse shall not be left stored within public view and must be in proper containers for the purpose of collection by the collectors and between the hours of five a.m. and eight p.m. on scheduled trash collection days.
‐ Occupants are subject to immediate citation and fine for creating a disturbance or violating the Vacation Rental or other regulations.
- For short term rental stays, guests will be charged the TOT and TBID taxes.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:
By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter`s ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- This is a pet-friendly spot. If you are allergic or don`t like pets, this might not be a good fit!

PET POLICY:
-One adult dog up to 50lbs allowed. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-Pet fee is required and non refundable
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation canceled immediately.

PET ETIQUETTE:
-Control their barking - if you have a loud dog, please never leave it in the home alone.
-Don’t let them treat everything like a fire hydrant (inside and outside the home).
-Play is fun, but silence is golden - be respectful of the neighbors.
-Keep them on leash while outside the home.
-Always pick up after your dog.
-Wash those paws and minimize bringing messes inside the home.

LOCAL SPECIFIC RULES AND REGULATIONS
Regulations in Palm Springs requires every guest who books a Vacation Rental in the city to sign and confirm receipt of the Good Neighbor Brochure and the Statement of Rules to be able to gain access to the property. Our local team will be arranging a meet up within 24 hours of check-in to meet you and collect the aforementioned documents and your ID.

As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance.

The main sources of violations are:
-An excessive and unaccounted number of guests onsite
-An excessive number of cars
-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside)
-Trash left outside and on sight

Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed.

BIG COCKROACHES, NO HOT WATER, AND APPLIANCES DOA.

I cannot recommend staying at this VRBO.  In fact, you should run away as fast as you can.Neither coffee maker worked due to red light (descaling required). No ice maker - this is the 21st century?  Dishwasher didn’t clean anything! Not one crumb. We washed all our dishes by hand.  The oven was DOA, and I made bread dough from scratch for our Christmas Eve Dinner. None of our communications received a quick response. For the oven, they eventually told us to go outside and turn off the main breaker for the entire unit and turn it back on again which, of course, did not reset the oven. I asked about getting into the locked closet to reset the actual breaker switch, and there was some resistance to this, but they eventually gave us the code. The one marked “oven” had been tripped. After a pleasant family meal on Christmas Eve, we sat down in the living room to play cards, and OUT CAME THE COCKROACHES!!!! I can’t express how upset and distraught the entire family became at that point. These guys were ENORMOUS. Would they get in the bedding, in our clothes, in our suitcases?? I’m sure my son’s fiancee was wishing she hadn’t come on the trip. Christmas was definitely ruined. There was NO HOT WATER in the unit to shower with! Someone came by so we asked about the hot water heater. Our concerns were dismissed by saying they took out the tank style in favor of an “instant heat” style. Except it doesn't work. Resolution: They got our money and we got a ruined holiday.

Nice Property, Frustrating Management

This unit was mostly good, but let down by a few things. The property was very well stocked, especially the kitchen...which had many more items than we have at home! Everything appeared to be updated and in good working order. The condo is spacious and attractive. The patio is large and well-equipped (though dirty). The shower in the master bath took time to master; it eventually worked fine. Our major complaint with this condo is the TV in the living room. Over four days, we were never able to watch network channels (ABC, CBS, NBC) or any other channels (such as MSNBC or HGTV) that we like to watch. Fortunately, we were able to log into our personal Netflix and Amazon Prime accounts; we watched these during our stay, but would have liked to be able to see national news and local weather broadcasts. The hosting company provided no assistance with our issues. ("Send us a picture of the remote control," was their response.) We were not provided with access or other information until the day before arrival. Then it was in the form of an on-line brochure, which was high tech but ultimately less useful than a hard copy brochure left inside the unit. So...take your chances if you wish, but personally we will look elsewhere next time.

The condo is beautiful, comfortable, and nicely provisioned.

We enjoyed our stay. The unit was very comfortable. We had a problem with the dishwasher and we were able to get prompt service.
