Forget your worries in this spacious and serene space! 2100+ square foot home offers a 5 mile drive to the Historic Village of Rhinebeck. Open-concept home with hardwood floors, central kitchen island, king first floor main bedroom/ensuite, walk-in closets, separate powder/laundry room, 2nd floor features loft/office workspace and 1 separate bedroom with a queen bed. Clean energy solar panels & a small deck overlooking private lake.

Pets are not permitted.

The house is permitted & guests shall not exceed occupancies of 4 TOTAL daytime and overnight guests at all times. A total of two (2) cars may be parked in the driveway at all times. Violations will be reported and subject to booking termination without a refund. This is on nonnegotiable as it is REQUIRED by the Town of Rhinebeck zoning department.

Absolutely no showers/parties/gatherings.

Outside business(es) by renters are not permitted to operate out of the home during the stay.

There is a doorbell Ring device at the front door as well as a back deck ring camera to ensure safety and insurance requirements. We have an ADT security system equipped inside the house. There are no indoor cameras anywhere inside the home. There are motion sensors in the main bedroom to detect a break-in through a window, in the main living area and front and back doors. The house should not be armed during the stay and the panel shall not be accessed either.

BBQ Grill Use: propane tank is property of the rental home. It is responsibility of the guest to refill the tank if it runs out during your stay. Please forward us the receipt and we will refund the cost through the app (once per reservation).

We respectfully ask you abide by the checkin time of 4:00 pm and checkout time of 10:00 am. Early arrivals and late departures are subject to a FEE of $500 for early access arrival and late departure times. No exceptions.

There is no smoking on the premises, inside or outside. Violations result in a $500 fine.

Heating months offer temperatures between (60-68) to acclimate the home to your liking. Increase in temperature requests will result in a one time $100 up-charge fee per stay. Heating availability during March, April and October. All other months excluded

Cooling months, the home is set between 70-78. Decreases in temperature requests will result in a one time $100 up-charge fee per stay. Cooling availability only during July, August and September. All other months excluded.

The garage and basement are not part of the listing. Please do not access it during your stay.

We offer an add-on cleaning service for hire during your stay. The service includes general areas like laundering bedding & towels, kitchen & bathroom cleaning and vacuuming and mopping. The price is $75 per clean. Please contact me if you’re interested.

Damage to household items such as mattresses and linens including; towels, mattress pads, sheets, bedspreads, blankets, pillows, etc., resulting from the use of body oils, make-up, shoe-polish, etc., will result in a charge for the special cleaning, repair or replacement of the damaged article.

The house sits overlooking Round Lake (listed as Round Pond on the map). Access to the lake is not permitted. The view is tree lined. During the winter, the view is quite clear. During the summer, the view is tree lined. The road behind the house is private property. Please do walk or drive down to the lake using it.

The northeast receives quite a bit of snow and ice.
A plow will service the driveway at some point after a storm has occurred. The driveway will be cleared of snow before guest arrival and upon guest departure. There are shovels and salt for guests use to clear pathways during their stay.
