Experience the very best of Sedona at our completely remodeled modern farmhouse retreat. Everything is new, and the half-acre property is located conveniently to restaurants, tour activities, hiking trails, and shopping. Our home features a beautiful gated pool and hot tub with a westerly red rock view, so the sunsets are amazing! The fire pit has a view of Thunder Mountain, and the backyard has a huge lawn for our assortment of games and hammock. WiFi is included with 150 mbps download speed.
This home offers all new furnishings within approximately 4,000 square feet, five bedrooms plus a den with a convertible queen-size sofa, and three bathrooms to easily accommodate up to 12 guests in comfort and luxury.
BEDROOMS/BATHROOMS:
The primary bedroom has a king-size bed, a large walk-in closet, a large en suite bathroom with a soaking tub, and a separate large tiled shower. This bedroom also has French doors leading out to the patio for fresh air and peaceful views.
Bedrooms 2 through 5 all have a king-size bed and plenty of closet space. Â Bedroom 5 is the only upstairs bedroom. Each of these bedrooms shares a bathroom with one other bedroom.
LIVING ROOM:
The living room has a large and very comfortable sectional sofa, a 75-inch Smart TV with surround sound, and PlayStation 5 equipped with two wireless controllers.
KITCHEN:
It is fully equipped and features stainless steel appliances, granite countertops, and all the utensils and equipment you'll need to prepare delicious meals. The kitchen island has seating for three.
DINING AREA: Â
Features a lovely wooden table with seating for nine and views of the front and back yards.
BILLIARDS ROOM: Â
Includes a regulation billiards table and a beautiful brick fireplace.
DEN: Â
Includes a comfortable seating area with a queen-size convertible sofa, a desk, and a record player/records.
GYM/YOGA STUDIO:
Includes a multifunctional trainer that provides a full-body workout, a rowing machine, an exercise bicycle, as well as yoga mats and a yoga ball. Â Please note that children are not permitted in this room without parental supervision as the workout equipment is unsafe for minors.
POOL HOUSE:
With a view of the pool area through its 16-foot sliding glass door, this is the perfect spot to enjoy indoor/outdoor living. Â It includes comfortable seating, a dry bar with a refrigerator for drinks, and a 65-inch Smart TV to watch the big game! Â Please note that children are not permitted in this room without parental supervision since it has access to the pool area.
OUTDOORS/DECK AREAS:
Our home is on a half-acre, so there is plenty of space to enjoy the outdoors. The property includes a beautiful pool with serene valley and Cockscomb summit views, a hot tub, a tree-hung hammock for two, a fire pit with plenty of seating and a view of Thunder Mountain, badminton/volleyball, croquet and corn hole areas, and lots of trees and greenery that provide enjoyable shaded areas. Take in the views or play a game for some outdoor entertainment. Enjoy the privacy and views from the expansive patios that include comfortable seating, outdoor dining, and a BBQ.

Our retreat is on a cul de sac shared with four other homes. For our neighbors, we ask that you drive slowly on the road leading to the house. There are absolutely no parties allowed on the property and no loud music. Please respect the maximum number of guests. Thank you in advance!
Though the pool area is gated, there are no child safety locks to keep children from entering the backyard from the rear doors of the house where the pool and hot tub are located. Â So PLEASE be mindful of your children and those who cannot swim.Â
As this house is serviced by a septic system, to avoid a plumbing back-up into the house, it is very important that only toilet paper is flushed in toilets and no food waste, including grease, is placed in the kitchen drain. Â In addition, to prevent system damage and odors, please only use our septic-safe laundry detergent/bleach alternatives and bathroom soaps. Â If the septic tank needs to be pumped or if any drain lines need to be cleared due to a guest not adhering to these instructions, the guest will be charged $700.00 for the cost of pumping the septic tank and/or $375.00 for the cost of clearing a clogged drain line, plus clean-up costs and flood-related damage.
To preserve the tranquil environment for our neighbors, only confirmed guests are allowed on the property. No one else (including visitors) is permitted without our specific consent. We closely monitor the number of guests and document them with video cameras at the property's entrance, front yard, and driveway. Â Should a guest violate this rule, their stay is subject to immediate termination without a refund. Â In addition, the guest will be charged $75/added guest/day or $75/visitor/day. Â If the guest does not pay these fees voluntarily, they will be deducted from the guest's deposit.
Please be considerate of our neighbors and only engage in outdoor activities between 8 am-9 pm.
As this property is located in a fire-prone area, smoking or using candles anywhere inside or outside is prohibited.
For stays that include a Friday or Saturday night, a three-night minimum is required April 1 - June 15, September through December, as well as Martin Luther King Day, Easter, Memorial Day, Fourth of July, and Labor Day. There is a four-night minimum for Thanksgiving, Christmas, and New Years. There is a two-night minimum stay requirement for all other reservations. If you find available dates in our calendar between other bookings that don't meet these minimum stay requirements, we generally make exceptions to fill them -- just ask!
Up to two pets (dogs or cats only) are permitted for an additional $150 per pet. Â The maximum weight for dogs is 20 pounds each.
Wifi, trash service, and water are included in the nightly rate.
Before leaving, do not strip the beds. Please just gather and bag all the trash. We have a strict 10 am check-out time. Late check-outs will result in a charge of up to twice the nightly rate.
Should there be any unauthorized guests/visitors or any damage to the property (including interior/exterior furnishings, grounds, or landscaping) that takes place during a guest's stay, the host reserves the right to deduct the cost of these fees/repairs/replacements from the guest's security deposit.

This was the perfect place for our family gathering. Pool, hot tub, game room, space, space, space and beautiful area for much needed R&R. I wouldnât hesitate to recommend it to friends and other family members.
We had a fabulous family reunion here. This property has so much space for everyone to spread out and come together as needed. The kitchen was incredibly well stocked with everything we needed for big family meals. Stargazing in the spa at night and watching hot air balloons in the morning and sunsets on the porch... I could go on and on. Great location, lovely amenities, would absolutely recommend.
Everything was spotlessly clean and in good order. We were holding a retreat at the home, and the numerous separate rooms were good for small group discussions, and the outdoor spaces were wonderful for being in nature for meditation and break times. All in all, it suited us very well, was close to everything for our evenings "off", and our retreat guests were pleased, as were we. I particularly enjoyed the pool table. The only disappointment was that we could not get the fire pit to work; it was no one's fault, as the owners did everything they could to instruct us via messages, and sending their handyman to check it out, sending us a video of him operating it, etc. So, no big deal, and the owners were responsive to our questions and request for assistance.
Property was great. Some areas like fire pit not as pictured, very overgrown.Very unhappy with property manager. Credit card was charged twice without consent or notification. I believe that is illegal. Still waiting to hear back regarding the second time which was charged days after our stay.
My family loved staying at this property in Sedona! It is conveniently located near grocery shopping, restaurants, and lots of hiking! David was very responsive when we had questions. The house is comfortable and had lots of space for our 7 adults and 2 children to spread out. We especially loved using the beautiful in ground pool to cool off after outdoor activities!
Nice lay out, plenty of room to spread out. Lots of activities available in the VRBO. Location was perfect and made it easy to get to all the fun outdoor activities Sedona offered. The neighborhood was quiet and made going for walks with our pups very easy and relaxing.
This is an excellent home for a family vacation. Itâs spacious, very clean with numerous amenities. The kitchen is well equipped and the bedrooms are numerous. It has a great pool and large deck with lounging furniture. It is located in a nice neighborhood and the drive to shops and restaurants is short. The manager is a text away and very responsive. High marks for sure!
This was better than perfect for our group of friends to spend our annual get-together. Gorgeous home, plenty of common space while also allowing for private bedrooms. The pool area was gorgeous, and weâd highly recommend a sunrise soak in the hot tub. We all live in different states and rotate where we meet every summer, but we all said weâd happily come back here every year!
Wonderful house! It had everything you could possibly need - kitchen was well stocked, the beds were very comfortable, pool was warm and host was quick to respond with our questions. Location was close to town and hiking, would definitely recommend! Wish we could have stayed longer, we will be back!
