Roku TVs are available in nearly every room, and there’s a full-size washer and dryer on the top floor for added convenience. Just minutes from downtown Ellicottville and both Holiday Valley and HoliMont, this home offers privacy without sacrificing access to everything the area has to offer—including skiing, hiking, dining, and more.

This level includes a bunk room with four full beds, offering a fun and practical sleeping arrangement for kids or teens. Nearby, a private king bedroom provides a more peaceful retreat. A full bathroom is conveniently located off the lower living area to serve both rooms and any guests enjoying the downstairs common space.
Head upstairs to the main floor and you’ll find the heart of the home. A spacious kitchen flows into a dining area large enough for shared meals, game nights, or casual mornings with coffee. Just off the dining area, the living room centers around a wood-burning fireplace—perfect for cozy evenings in every season. A half bath is tucked just off the main living space, and the king bedroom on this floor includes its own private ensuite for added comfort and convenience.
