The Space:

BEDROOMS:

Each room can be made up as a super-king or as two singles. Please tell us which you would prefer when you book. Hotel-quality bedding, hanging rails, boutique artwork and a feature wall are provided in each room.



KITCHEN AND DINING:

The kitchen benefits from a gas hob, oven and extractor, a full-height fridge-freezer and generous worktop, plus cookware, crockery and wine glasses. Tea, coffee and starter essentials are waiting. The dining table seats four.



WORKSPACE:

A wall-mounted fold-down desk with an office chair and an adjustable lamp provides a proper working corner. Superfast WiFi (100+ Mbps) runs throughout, and there is a Smart TV with Netflix and Prime for the evening.



BATHROOM AND LAUNDRY:

The full-size bath has a shower over it, glass screen, vanity basin and heated towel rail, with fresh towels and toiletries set out for every stay. The washer/dryer is in the kitchen, with ironing and cleaning equipment, and heating throughout.



OUTSIDE:

A private walled courtyard sits behind the flat, block-paved and fully enclosed, with mature trees beyond the wall. It is unfurnished and hard-surfaced rather than a garden terrace, providing somewhere to get some air or dry the washing.



PARKING:

One free space is available on the block-paved forecourt at the front. There is no permit or charge. The forecourt is shared with the neighbouring flats and the space is not a numbered or marked bay, so it works first come. If there is a car in it when you arrive, message us and we will point you to the nearest alternative.



LOCATION:

Forest Gate Station is a 9 minute walk, with Stratford one stop away on the Elizabeth line. Atherton Mews is a small residential turning just off the Romford Road, with markets, grocery shops and halal restaurants on the roads around it. Westfield Stratford City and the ABBA Arena are a short bus or train ride away.



The flat suits families, couples and contractors working in London, with two flexible bedrooms, free parking and the Elizabeth line nearby.

We operate on self-check-in/out so you can come and go as you please.

The Neighborhood:

Forest Gate is a residential corner of east London rather than a tourist one, and that is what makes it work as a base: quiet streets, everyday prices, and shops, markets, cafes, gyms, parks and healthcare within a short walk. Grocery stores and halal restaurants are plentiful on the roads around Atherton Mews. Westfield Stratford City, the ABBA Arena and the rest of Stratford are a short bus or train ride away, and the Elizabeth line runs straight into Liverpool Street and the City.



Getting Around:

Forest Gate Station is a 9 minute walk from the door and puts you on the Elizabeth line, with direct trains to Liverpool Street, the City and Canary Wharf. Stratford is one stop and 5 minutes away, where you can change to the Jubilee, Central, DLR and Overground. Buses 25, 86 and 425 stop about three minutes' walk away at Margery Park Road, and the 25 and 86 reach Stratford bus station in around ten minutes. Westfield Stratford City is about 18 minutes door to door by bus, or a good half hour on foot. Cycle routes across east and central London are straightforward.

No parties

Unauthorised parties are strictly prohibited. A breach may result in immediate termination of the booking without refund and a £2,000 damage and remediation charge applied.



Quiet hours

This is a residential street. Please respect quiet hours from 10 PM to 8 AM out of consideration for neighbours.



No smoking indoors

Strict no-smoking and no-vaping policy inside the apartment. If smoking is detected indoors, a £1,000 charge will be applied to cover deep cleaning and remediation.



Noise and air quality monitoring

The property uses noise and air quality monitoring systems. Evidence of parties, excessive noise or indoor smoking will result in immediate termination of the stay without refund.



Optional cleaning

Weekly or fortnightly cleaning with a linen refresh is available for longer stays and can be requested through the Guest Portal.



Online check-in required

The lead guest must complete our secure pre-check-in form, agree to our terms, and provide a valid UK photo ID or passport before arrival. Access will only be granted once this is completed.



Security deposit or damage waiver

We require either a refundable security deposit of £300-£500, or a non-refundable damage waiver charged at £25 per night, with a £50 minimum and a £100 maximum per stay. The damage waiver is available on stays of up to 27 nights. For stays of 28 nights or more, the £500 refundable security deposit is charged (not just held) shortly before check-in, and refunded within 7–14 days of checkout, less any agreed charges for damage. This is requested in the check-in portal after you book, so please expect it.



Parking

One free space on the forecourt, shared with the neighbouring flats and not a numbered or reserved bay, so it works first come. If there is a car in it when you arrive, message us and we will point you to the nearest alternative.



Check-in and check-out

Check-in: from 4 PM

Check-out: by 10 AM

Early check-in or late check-out: £20 per hour, subject to availability. Early check-in — 3PM £20, 2PM £40, 1PM £60, 12PM £80 (earliest 12PM). Late check-out — 11AM £20, 12PM £40, 1PM £60 (latest 1PM). Early check-in and late check-out are available on request through our guest portal (£20 per hour); please ask at least 24 hours ahead and our team will confirm.



Pets

Pets are welcome with prior approval: up to 2 pets, and a third by request to the team. A pet fee of £100 per pet per stay applies; one or two pets can be added in the guest portal.
