Located less than three short blocks from the best stretch of beach in town one direction, and just steps from the bay in the other direction, all details have been thoughtfully planned and executed. Probably the most visible – or invisible – features are the front sliding glass doors that retract into the walls, providing a spacious indoor/outdoor mix of seating and entertainment as the front patio blends into the living, dining and kitchen areas. The living room and outdoor patio are separated from moving glass doors that can be hidden inside of the wall to create a wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and top of the line appliances. You can choose to cook your meal on the outdoor grill or in the gourmet kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation.



As you continue through the house, there are private laundry facilities are conveniently located in the hallway that lead to the sleeping and bathroom quarters. The master bedroom has a King bed and private bathroom with a shower. There is also a large flatscreen TV located in the master bedroom.



The second bedroom has a comfortable queen bed. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.



To fulfill the sleeping arrangements for 5 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.



Air Conditioning: this property offers optional AC at the cost of $12.50 per day (taxable). During the warm months (June-September), some guest may want AC. We realize some guest do not want AC and we find it best to give them the option of not paying for its use.



Please be aware that this is entirely a non-smoking property, including the front patio.



PARKING: The parking is shared with the neighbors, but there is a parking space (midsize car or smaller) for our lodgers. One car parking in the shared garage with rear alley access. The garage slope is steep, please park on the slope. General neighborhood street parking (metered or unmetered) also in area.

Summer Rentals are typically 7 night minimum and arrivals and departures are on SATURDAY IN JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work!



Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.



The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. A trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

Fantastic stay. Everything in the home was pretty much new and Scott responded incredibly fast for our questions and inquiries. If you’ve got a large vehicle, just be aware that parking is super hit and miss in the neighborhood and the garage is on the smaller side with a steep incline that goes under the house. Super short walk to the beach. Quiet safe neighborhood. We do night walks and it was great. Highly recommend this place. Would definitely stay again.

We absolutely loved this Newport Beach location! Very short walks to morning coffee runs, fantastic dining on the waterfront, & even grocery runs. Scott was very helpful with instructions and suggestions for the local knowledge. While we wouldn’t encourage the sloped garage parking, unless you are very experienced; street parking is available with patience and you can easily load/unload in the alley. The open living area onto the patio was our favorite spot while at the home. This place has it all.

“The Perfect Spot – 5 Minutes to Everything!”We couldn’t have picked a better place to stay! The location is incredible — just a 5-minute walk to the beach, restaurants, and shops. My basic expectation when I book travel is that my lodgings are clean and safe, and comfortable enough for a good night sleep, I mean, that is what you're paying for, after all. Unfortunately, this lodging could not deliver on several of these essential basics. The first issue was that the floor was filthy. It became immediately apparent having a 1-year old with us, as his knees, bottom, hand and feet were noticeably dirty after only 30 mintues. We could find only a vacuum and broom, no mop, which would explain the condition of the floor. I actually had to spend my first evening of my beach vacation shopping for a mop and cleaning the floor, just so our toddler could traverse safely around the unit.Secondly, although we requested AC shortly after arriving, we never received any response and no action was ever taken to address this request. Unfortunately, the room fan did not provide any releif for the only area that the pack-n-play could be set up in. And so, we had an uncomfortable toddler who did not get good rest. Which meant we did not get good rest.Lastly, although they advertised having a tub, the proper stopper was not installed so there was no way to use it. As having a toddler drove most of our booking choices, this was not ideal. The beds are not comfortable, the unit was not clean, we were not provided the ability to have A/C and the amenities were not as advertised. And the host was non responsive! Location was great, but cannot recommend in good faith.

Nice, quiet neighborhod!

We would definitely recommend staying here. Everything was as listed, except for the garage situation. It's very impractical. After you book they say you will be parking at your own risk. That being said, the street parking worked out just fine for us! We never had to park more than a block away. This is a great location! Easy walk to the boardwalk/beach with shopping and restaurants.Everything in the home was clean and in working order. The beds were quite comfortable and the curtains blocked the sun nicely for sleeping. The couch situation wasn't the most comfortable, but we didn't spend much time indoors, so it wasn't a huge factor for us. Would recommend!

A perfect stay

Everything was just perfect. Very nice apartment, very stylish especially from a European perspective, everything you needed for a great barbecue on the terrace - and the most important thing: just a very quick walk to the beach. And finally - Newport Beach is the place to stay!
