Welcome to Kim's Kamp at the Adirondacks! The ultimate off-grid GLAMPING experience! This Little Black A-frame is a brand new construction. It features a Brook, picturesque window , indoor half bathroom, kitchenette, TV & Wi-Fi . This is an OFF-GRID cabin with NO running water. We are located only 28 min. to Lake George, 20 min. to Gore Mountain, Revolution Rail, waterfall & trails. There is another cabin on the same lot if you want to rent both. It's called "Little Red Cabin by the Brook".

We provide everything you need for a comfortable stay at an off-grid cabin including electricity and a rain barrel/brook for your water source. This 240 sq ft. cabin sleeps up to 2 people comfortably.

The A-frame cabin is surrounded by pine wood and natural lighting. It has a beautiful brook running through the property all year-round. Perfect to sit next to the brook sipping your coffee or glass of wine while hearing the sound of the water and trees. The location is breathtaking and great to disconnect from the outside world.

Is there Heat or AC? AC unit and ceiling fan for cooling. Heating unit and electric fireplace for heat.

Is there a bathroom? Half bathroom with an incinerator toilet and exhaust vent inside the cabin. There is a rainwater barrel outside (not during winter) for outdoor showers, washing hands, washing dishes, etc. (Shower tent, water shower pump, heater and bucket are located in bin behind the cabin)

Is there electricity? Yes! We provide 100amp electricity. Don't worry you will have WIFI, lots of light, a smart tv and cooking essential. We provide a rechargeable lantern for hanging out by the fire pit or walks.

Is there firewood? We don’t provide log wood for the fire pit, but if you want to bring an axe you can use all the tree bark that’s stacked up. If you don’t want to chop logs, then you can buy some packs from the nearest market.

Other things to note
**MUST READ AND AGREE BEFORE BOOKING**

- There is another little red cabin on the same property. Be respectful towards the other guests at the other cabin. YOU MAY RENT BOTH CABINS FOR MORE PRIVACY OR WITH OTHER FRIENDS AT A DISCOUNTED RATE. OTHER CABIN CAN SLEEP UP TO 4 PEOPLE.

-There is a rough dirt road that leads you to the cabin. During times of rain or snow this road can be VERY muddy. We recommend AWD vehicles, though most trucks or SUV’s should make it just fine. Some cars could handle it, but there’s a possibility of getting stuck in the event of snow or rain. Please take this into consideration while planning your trip!

- There is NO running water. You will get your water source from the brook and 50 gallon rain barrel on the property (not during winter). Bring drinking water (5 gallon and bottled). We recommend bringing baby wipes to help with hygiene. If you use the dishes, keep in mind you’ll need eco friendly soap to clean the dishes outside. Highly recommend to bring disposable plates, utensils and cups to avoid having to do dishes.
(Shower tent and all necessities are located in bin behind the cabin)

- Our bathroom is a HEATED OUTHOUSE with an INCINERATOR TOILET (odor free and completely sanitary). ***1) USE BOWL LINER 2) THEN FLUSH PEDAL 3) THEN PRESS INCINERATOR BUTTON AFTER EVERY SINGLE USE***

- WE ARE IN THE ADIRONDACKS SURROUNDED BY NATURE so there will be wildlife, bugs, and webs every now and then. We have an exterminator go out quarterly and our cleaner will do their best to keep the bugs out. Bring extra bug spray.

- The cabin is located 25 minutes from the nearest convenience store and gas station (everything is on main street- you will pass it on the way to the cabin). So make sure to get what you need before arriving.

- We just installed a brand new powerful AC/HEATING unit that cools the entire cabin. We also have an electric fireplace for warmth/ambience and a light ceiling fan.

- 1 Dog is allowed during your stay for an additional $50 fee (with approval). Must add pet fee in booking inquiry. They MUST BE TRAINED and HOUSE BROKEN. We ask that dogs DO NOT get on the beds or couch out of respect for other people's allergies. Bring a dog blanket/ bed for your pet to stay off the carpet/rugs. Never leave them unattended/loose in the cabin. Must bring a crate. PICK UP AFTER YOUR DOG AND WALK THEM AWAY FROM THE PROPERTY (property must be clean/sanitary for the next guests.) $500 FEE IF EVIDENCE OF PETS ON FURNITURE OR WASTE LEFT ON PROPERTY. KEEP LEASHED AT ALL TIMES OUT OF RESPECT FOR GUESTS/DOGS IN THE OTHER RED CABIN.

- NO SMOKING inside the cabin. $500 FEE IF SMELL/ EVIDENCE IS FOUND. If smoking outside, do not throw buds on the floor or deck (only in garbage).
