Experience the very best of beachfront living in this stunning 4BR/5BA oceanfront residence on the coveted Balboa Peninsula. Designed to make the most of its incredible setting, the home features expansive living spaces, refined architectural details, and seamless indoor-outdoor flow, all just steps from the sand and boardwalk. Rich mahogany exposed beam and coffered ceilings, along with wrought iron detailing, add warmth and character throughout. Upstairs, the generously appointed primary retreat offers panoramic ocean views, a private fireplace, and a luxurious en-suite bathroom, creating an exceptional coastal escape.

LIVING & DINING AREAS:
The main living and dining area features a large sectional sofa, cable TV, a dining table with seating for six, and barstool seating at the nearby kitchen counter. Concealed sliding glass doors create seamless indoor-outdoor living and open directly to the oceanfront patio, making the space ideal for gathering and entertaining.

OUTDOOR SPACES:
The oceanfront front patio is designed for relaxed outdoor living and entertaining, featuring a large fire pit surrounded by cushioned seating and lounge chairs, along with a gas BBQ grill. The home also includes private balcony access from multiple bedrooms, including a dedicated oceanfront balcony off the primary bedroom.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one queen bed is provided in the loft. Twin rollaway beds can be rented by making advance arrangements with our office.

Laundry: On-site laundry facilities are located on the second level. Guests must provide their own laundry supplies.

Parking: Two garage spaces are provided and accommodate most vehicle sizes. Guests may also use neighborhood street parking, both metered and unmetered.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Please Note: For guest safety, certain features of the home are not available during stays. The primary bathroom Jacuzzi tub may still be used as a soaking tub, but the jets have been disabled. Please also note that the primary bedroom does not have its own closet, though a small closet and storage area are available just down the hallway in the office area.

Our family of 6 thoroughly enjoyed our week in this beautiful beach house. Plenty of room for all of us, big areas for gathering and eating all with easy access to all that Newport Beach has to offer, and all within walking distance.

Beachview Realty staff is top notch. Energetic, knowledgeable, on the spot. Tim came out to fix the garage door - excellent rep for the company. Only 2 "complaints": 1. Communication of amenities on site, such as kitchenware and supplies was inaccurate, forcing us to bring in more supplies than necessary. 2. Hand towel-sized bath towels are a little annoying for a high-end facility like this. Great location. Enjoyed our stay.

Superb house right on the beach

Our family had the best Thanksgiving at this beautiful house. It was incredibly clean and the furnishings were lovely. The house was well stocked with all the essentials and the appliances were top of the line. The bathrooms were great with incredible showers. We also loved the patio with the fire pit and barbecue. It was delightful to sit there and enjoy the ocean. We can’t wait to go back.
