Originally built in 2001 and renovated in 2011, the Prinolithos villa stands proudly on the highest point of these privately owned grounds. The stone and gravel decorated driveway leads the length of the way from the property's green gate to the villa's front door passing a small cedar tree forest, well-kept gardens with rose-bushes, herbs, flowers, vineyards and lush lemon and pomegranate trees.
The villa, which can accommodate up to 10 people (the rental price is for 8 guests, and the 9th and 10th guest incurr and extra fee), is made up of an open-plan kitchen and living area, 3 bedrooms, 2 bathrooms, a large outdoor furnished balcony, an independent poolside guesthouse (sleeps four and has its own small kitchen and bathroom), built-in barbecue, a table tennis table (ping-pong), and an infinity swimming pool.
A 200 year old mill-stone, used in the past to grind wheat and other grains, decorates the villas main entrance door and sets the tone of what lies just beyond. The traditional, village-style open plan kitchen and living room with fireplace instantly make you feel at home. Large wooden doors lead out to a very spacious furnished balcony with views to the swimming pool, olive trees and the beach of Almyrida.
On this same level one will find two bedrooms and one bathroom with a bathtub and a washing machine. The one bedroom has a double bed and balcony doors which lead out to the large balcony overlooking the pool, the other has two single beds (which can be joined) and with balcony doors leading out to the villas entrance patio.
The third bedroom is on the top floor with wooden stairs that lead up into it (there is no door). There are two single beds on the upper level; traditionally decorated with wooden floors, high wooden ceilings, a chest, quaint windows, a computer area and another small en-suite bathroom (with shower).
At poolside level, villa Prinolithos also features a guesthouse; ideal for those who wish to holiday with you while still maintain privacy away from the main house or even for you to make use of this extra kitchen, living and rest area- an extra convenience by way of its proximity to the swimming pool.
This poolside guesthouse has an independent entrance, an open plan kitchenette and living area with two sofas (which can be made up as two single beds), a partially separated sleeping area with two single beds and a small bathroom with shower.
Use of the guesthouse is always a given (regardless of the number of persons staying at the villa).
The uniquely shaped infinity swimming pool, decorated with mosaic and stones collected painstakingly by the owners themselves and surrounded by almond and oak trees, measures 50sqm with depths from 1.1m to 1.9m. The areas around the pool include the furnished terrace, outdoor shower, pergola, sun loungers and umbrellas.
An interesting characteristic of Prinolithos villas is the grape press located on the villa's grounds. This is a large permanent stone structure where the grapes are placed into after harvest and the owners stand on the grapes to begin the process of making village wine and grape essence.
There are also a couple of mountain bicycles available so that you may ride along the mountain pathways, and the owner kindly supplies pool and beach towels.
*** As of January 01, 2024, the Greek government have replaced the old âbed taxâ with a new tax that is applied to all stays in short-term rental accommodation in Greece. The Climate Resilience Levy is a response to the devastating forest fires and floods that Greece has experienced in recent years, with the government hoping to generate extra funding that will go towards financing reconstruction, supporting victims, and increasing the countryâs defences against future natural disasters.
The owners of all short-term rental accommodation are legally obliged to collect the Climate Resilience Levy as a separate tax for all overnight stays (per villa) as follows: âŹ10.00 per night on stays between March 01 and October 31, and âŹ4.00 per night on stays between November 01 and February 28/29.
Whilst we understand the potential budget concerns of our guests, this tax/levy is beyond our control and we encourage our guests to see this as a way of contributing to the protection of the planet and the beautiful area where they are holidaying.
The Vrbo/Abritel/Fewo system does not yet have a section for collecting the Climate Resilience Levy and we have, therefore, had to add it to the billing section as a Host Fee (until Vrbo update their system).
We spent one great week with friends and kids in Villa Prinolithos.
Very positive points :
- Communication fluid with the landlord / manager of the house
- good location
- house is well equiped
- nice outside with big swimming pool
- The view is amazing
- Rooms with A/C, towels and clean
Could be improved (but not a big constraint):
- bigger trash can in the kitchen
- bathrooms not very modern (shower)
- Tennis table (+ balls & raquettes) a bit old
Globally I strongly recommend this house which exactly responded to what we expected. Thanks for this stay, we really enjoyed it.

Had a lovely stay, the house was plenty big enough for our party of 8. You definitely need a car to get around. Almyrida has a really lovely beach with plenty of bars and restaurants for our 2 week stay. Great atmosphere there. Also visited Plaka for a couple of meals and Gavalochori and would highly recommend both. Only criticism is the tree could do with trimming as when sitting on balcony we couldnât see the amazing view of the sea (see last photo). Other than that we had a great time and would definitely recommend to other people thinking of visiting this part of Crete.
Beautiful villa in the hills with stunning views. Arrival was easy with an email with information on key collection and very good directions from the airport, which was great as this was our first time driving abroad. We arrived to a few small supplies, oranges, coffee pods, along with local wine, honey and olive oil. The villa is located a short drive from both Vamos and Gavalohori, which have small shops, butchers and Tavernas. I would say a car is essential here, I wouldn't have walked to either place as the roads are steep and narrow. The villas itself was lovely, and it looks just as it does in the pictures. The outside lighting is wonderful and creates a fabulous atmosphere on an evening. There is a huge balcony with two seating areas accessible from the kitchen/living room and the double bedroom. We spent most evenings out here or sat around the pool enjoying the stunning views from wherever we sat. The pool itself was great and plenty big enough for our family of 3 adults and 2 children, and numerous floaties! The area around the pool was equally impressive, with plenty of sunloungers, a canopy lounger, and also a table and chairs. There was a table tennis table and 2 bikes which could be used too Previous reviews have stated these were in poor condition however the bikes looked very new and of quality and the table tennis was fine, perhaps they have been replaced recently. Inside was lovely and traditional. Small rooms but perfectly adequate and very clean
Wir haben uns dort wohl gefĂŒhlt. Die Kommunikation mit der Agentur war gut, Probleme wurden umgehend behoben. Wir sind mehrmals zu FuĂ ins Dörfchen Gavalochori heruntergelaufen und haben die extrem schönen Tavernen sehr genossen. Es fĂŒhrt zwar lediglich die StraĂe ohne FuĂweg ins Dorf hinunter, da die StraĂe aber wenig befahren ist, stellt dies kein groĂes Problem dar. Da sich die Unterkunft mitten in der Natur befindet und die Schlafzimmer im Erdgeschoss liegen, hĂ€tten wir uns Insektengitter an den Fenstern gewĂŒnscht. Insgesamt jedoch eine gute Unterkunft.
Our family and friends enjoyed the beautiful view and pool. Frankie and the housekeepers are super helpful, attentive and friendly.
Be prepared for the mosquitos as they are relentless.
We would recommend this villa if you are looking for a place that is quiet (you may hear some goats and sheep), close to a few beaches, and has a spectacular view!
Beautiful villa but a few issues. Downstairs accommodation and pool area had awful smell of drains, leaking toilet, limited food storage and bin far too small for size of villa. Pool Bushes need to be cut back as the beautiful view is obscured. All outside areas are infested by ants. Table tennis table needs replacing and bikes were unfit for use as had rusted chains and flat tyres.
Een heerlijk verblijf in een zeer ruim huis van alle gemakken voorzien. Ook de mogelijkheid om je in je eigen stuk van het huis terug te trekken. De inrichting is zeer verzorgd en het is genieten op de terrassen en in het overloop zwembad. Vanaf alle plekken een schitterend uitzicht op zee. Kortom: onvergetelijke vakantie gehad!
We had a wonderful time in Crete. Came to visit our son who is stationed there with the US Navy. The villa was beautiful and just as it looked in the pictures. The owners were helpful and take good care of the property. We loved it.
Wonderful Villa with a view you could never get tired of. Great setting/ grounds and pool.
Villa was very clean and tidy- house keeping part way through the week was a bonus to replace linen and towels.
Down side was that there wasnât much in the kitchen cupboards such as oil, herbs, vinegar etc but there was a couple of dishwasher tabs, two washing machine tabs, some milk, sachets of jam, sugar, pepper and salt oh and a bottle of wine which was great.
Take your own inflatables as there are none there (although we did leave our doughnut!)
Handy for Chania airport and day trips out.
Overall a wonderful Villa that you can enjoy with family and friends.

We travelled as a geoup of 8, two families of 4. The villa catered for us really well as theres enoight room for the two familes to have their own space if they wish.
The main villa consists of a 2 x twin rooms and 1 x king. Personally i think the king room should be on the upper floor (that room also has an onsuite), but thats maybe my personal opinion, others may disagree. You then have a main bathroom, front room and kitchen. Off the front room and kitchen youll find a massive verander, which is truly awesome for entertaining. It has two seperate seating areas and overlooks the most wonderful view. Its spectacular at night!
The pool was large enought for the 8 of us, eith plenty of seating and loungers.
Ive marked the cleanliness down by one star, as unfortunately they werent able to fully clean the villa midweek due to issues with the cleaning team. This wouldnt be the norm, just an unfortunate event whilst we visited. The villa was beautifully clean when we arrived.
The property is located between two villages, vamos and Gavalohori. Gavalohori is very pretty, and a fairly steep 2km walk down the hill. Its got a shop and some resturants. Vamos is around the same distance, but an easier walk. It also contains shops and restaurants. I thoight vamos was the more useful, Gavalohori was more pretty. In both cases, unless youre fit and adventurous, id suggest driving or taxis.

We thoroughly enjoyed our time in the Villa Prinolithos. Frankie was super responsive, a great host, very helpful with information prior to our arrival, and very knowledgeable about anything we had questions about once we arrived.
The location was a great hub for the road trips and excursion we had planned.
The house and the pool are super clean, and the home is well tended to. We enjoyed the comfort and quality of the beds and the bedding. The mattresses were firm, which suited us perfectly. We slept so well!
The views are gorgeous, night and day. And the caretakers were also very friendly. While the steps were manageable, my elderly parents (both 80) appreciated the ground level bedroom. We would definitely recommend the house.

Beautiful, Well-Situated Villa with Incredible View
We absolutely loved staying at Villa Prinolithos! We had a party of eight and, though the bedrooms are a bit small, the indoor living areas are comfortable and the outdoor spaces are spacious with nice furniture and dining areas and a breathtaking view of the Aegean. Weather permitting, you spend all your time outside on the two patios where there is a good-sized pool and a ping pong table for additional family fun. There is even a lemon tree on the grounds!
Located only 30 minutes from Chania and 45-50 minutes from Rhethimno, the villa is in a good location. The nearby towns Gavalohori and Vamos are 5-10 minutes away and have markets and tavernas with great food and friendly folks (and lots of raki! IYKYK). We especially recommend Parasia Tavern for dinner and Nektar
for breakfast. Inka Supermarket is small but has everything you need and very friendly owners (with more local raki!).
Frankie, the property manager, is very responsive and helpful and Anna, the owner/hostess, is very sweet. She came over for a brief visit and brought us some fresh baked goods. There was also a nice supply of food in the kitchen when we arrived. Natassa and Yannis, who tidied up midweek, are also very friendly and sweet.
Wi-Fi is not reliable and the road leading to the driveway is quite steep, but those are minor setbacks compared to all of the wonderful attributes of the villa. All in all, we highly recommend this property and, Lord willing, will be back again someday!
Beautiful villa in the mountains - you can't do it without a car, but if you love a dreamlike view and want to enjoy peace and quiet, this is absolutely the right place. Wonderful. Thank you.
