The main floor is the heart of the home, perfect for gathering with family and friends. HOUSE RULES
- Occupancy [ 8 ]
- The primary guest must be at least 25 years old and present for the entire reservation.
- No pets are allowed at this vacation rental.
- Smoking is not allowed in the premises.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- Parties are not allowed.
- Unauthorized events are not allowed.
- Fireworks are not allowed.
- A period of quiet hours spans from 10 pm to 7 am.
- Guests are not allowed to access the garage. Parking is available in the driveway for maximum of 2 vehicles.
- Guests are not allowed to access the master closet.
- Please be gentle with the stair gates as they are custom made for this house.
- The gas stove is European and can be sensitive with the knobs. Please be gentle as they do break easy and are hard to replace.
- Streaming is available using your own accounts.
- If any furniture is moved, please place it back in the original space where it was found.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key.
- Additional fees may be incurred if personal items are left behind.
- Please note that all pool and water attractions, food & beverage areas and The Lodge are currently closed.
- Drought conditions may affect Lake Travis water levels may be lower than shown in listing photos. Refunds or cancellations cannot be offered based on water levels.
- Common areas at The Reserve at Lake Travis are not managed by FCM Homes. Bring your own supplies and use them at your own risk.

Landscaping:
Grass service is on Wednesdays. Please allow access to the backyard.

Hot Tub rules:
- Hot tub should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times.
- No glass or food is allowed around the hot tub area.
- Please place the covers back on the hot tub after each use.
- Please keep the fence gates closed at all times for water safety.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the hot tub.

HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

Trash Rules:
Garbage is taken out by the lawn service on Wednesdays. Please feel free to take out the trash and place in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.

As you may know Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. We take proactive measures to manage this but if you are experiencing issues please feel free to use the bug spray underneath the sink.
