Summit Lodge at Riverbend Farm is a 64-acre estate on the Shenandoah River in Bentonville, VA. This 5-BR oasis (2 king/3 queens/1 set of bunks, each w/ bathrm) is 89 miles from DC. A penthouse sky box, finished basement, large dining area, gourmet kitchen, dedicated office, free WIFI & outdoor patio provide an ideal location to relax. Pets w/pet fee are welcome. Enjoy local wineries, breweries, hiking trails & caverns. Riverbend is truly the best upscale vacation spot in the Shenandoah Valley.

Rocking chairs and warm blankets on the wrap-around deck are great for star gazing or gather with friends and family around the outdoor wood-burning fire pit. Come inside to cook in a gourmet kitchen or watch the game on one of two 65-inch televisions; there are six televisions in the home all on DISH Satellite network. Take a walk to the "sky box" observation deck, where you can see for miles in the comfort of a temperature-controlled room or enjoy the spectacular views from your own private balcony or screened in porch. Grab the dog and explore 64 acres of wooded, grassy and/or riverfront spaces, or retreat to your well-appointed bedroom for a nap or a good book. Plenty of options, giving everyone in the group a relaxing and fun stay at Riverbend Farm. Yes, WIFI is free but can be slow for streaming; gaming is not an option. You can certainly use your NETFLIX acct to pull up movies. Additionally, the best mobile service is AT&T or Sprint/T-Mobile. Verizon cellular does NOT work at Summit Lodge. The hot tub is great and maintained exceptionally well. It is operational all year long! We do not shut it down.

All spaces are accessible to guests, except separate garage and several owner Closets used for storage of supplies. EVEVATOR is not an option for guests.

Guests will be provided with a point of contact in the nearby area in case of emergencies. Owners are NOT local so local POC is the go-to person for guests before, during and after their stay.

Please call the property manager with any concerns.

House is surrounded by 64 acres; there is a separate cabin on the property; the cabin is distinct but also a rental unit; feel free to book it to add more friends or family to your visit. The cabin sleeps four, rents quickly and can be found for rent on AIRBNB.

There is ample parking in the driveway. Roads to the property are paved and well-maintained by the municipality. The driveway is gravel into the property and plowed by a local contractor. We do not close due to weather i.e. if the government closes, we do not; home is on a generator! The home is a 15 minute drive to Front Royal for your groceries and restaurants; recommend visiting the Front Royal Chamber of Commerce online to get more info about "what to do" in the area.

Happy to accommodate up to 14 guests; Each bedroom had either a king or queen bed. One of the queen bedrooms has an additional single bed, great for one of the kids to sleep with grandma/grandpa. The queen bedroom in the finished basement has a set of bunks and another single bed sleeping a total of five - it is a great bedroom but we typically use it for "the kids."

The home is on well water and has a sulfur smell. All water is safe to drink, bathe and enjoy the hot tub. The faucet on the kitchen island has a water purifier to reduce the sulfur smell. Many guests bring bottled water.

The hot tub is maintained weekly and ready for you to use; please shower before entering the tub and there is no glass allowed near or in the tub. The hot tub is open all year long.

Smoking is not permitted. You may enjoy a smoke on the porches with an ashtray only. Please pick up your cigarette and cigar butts.

Trash is picked up AFTER you depart. There are cans provided outside to put your bagged trash; please save those cans for the trash that may have food in it. Trash with cans, bottles and recyclables should be tied up tight and placed NEXT to the cans when you depart.

The Elevator has been taken out of service and not available to guests.

The home's thermometer is fixed at a very comfortable level. Please feel free to use the blankets if you become chilly or open windows to add airflow. Additionally, the great room fan is huge and always available.

As a reminder, if the hot tub becomes inoperable during your stay, the repair persons will likely not make a service call during your stay. In the event one of them becomes inoperable, we will not consider any refunds.

Many guests will visit the river and some may decide to swim. The owners require you to bring your own life jackets and safety equipment and remind guests that they swim at their own risk. River access is provided and instructions to access the river are in the home and in your check-in/out instructions. You will find the dedicated path a few yards from the driveway - look for the sign high up on the tree by the alternate parking area.

For family reunions, there is another 2-bedroom cabin on the premises that is separately listed on AIRBNB i.e., Common Ground at Riverbend - search for it on AIRBNB.

Yes, WIFI is free but via satellite, so it does not support streaming or downloading movies; gaming is not possible. We recommend logging onto your NETFLIX account or bringing movies to play on the blu-ray DVD player in the recreation room (finished basement).

We are proud to allow our guests to bring their pets.
Please understand, it is not a dog or cat fee, it is a pet fee – any type of pet.

This is a pet fee, not deposit. The fee per pet is $150 for your stay. Generally, that is less expensive than boarding. Our pet fee corresponds to the cleaning team’s charge for pets.

The pet fee must be paid through your reservation.

Additionally, the home accommodates letting pets out to do “their business.” The backyard is fenced. Yet, we are still very interested in having our guests clean up after their pet. We request that you pour water on the areas that your pet urinates, pick up their feces and put it in a plastic bag and dispose of that plastic bag in the trash receptacle. Please don’t leave a feces-filled plastic bag to bake in the sun. If your pet has another type of accident such as puking, please clean that up whether it is in the home or in the yard. Those type of incidences bring more wild-life to the property so cleaning up after your pet discharges their stomach contents is a safety protocol and it eliminates the smell.

******************MOVING FURNITURE******************

Our cleaning team does a super job cleaning our home. However, they are not furniture movers.

Quite a few guests care to move furniture around to accommodate family members or friends gathering together, both inside and outside, which is fine.

However, if you move the furniture, please put all furniture back in its original place before departing.

The cleaning crew will not move furniture. Instead, there is a fee from your deposit to have our handyman move furniture back to its original position. Thank you for returning all furniture to its original position.

Please be very considerate of the fact that our septic system is very sensitive. We respectfully ask that you flush only toilet paper.

Many products suggest they are “septic safe,” but unfortunately, they are not safe for the systems that support our homes in the mountains.

Tampons, handy wipes (any kind), paper towels, plastic wrappers, cotton balls etc. should be disposed of in the garbage cans provided.

Again, please flush ONLY toilet paper in the toilets.

Inclement weather is generally considered and “act of God.” Inclement weather on occasion impacts vacations and holiday plans. We highly recommend vacation insurance through your insurance provider. Refunds of any type are not considered for inclement weather.

Please pay close attention to the weather patterns via the local television news stations. If the picture goes off during a snowstorm, simply take a broom and lightly brush the snow off the dish.

Please understand that our rental program does not follow Federal Government closures. Summit Lodge is on a generator, so we stay open.
The main road to this property is a county road (Panhandle Road) meaning, it will be plowed or cleared by the county at some point during any weather event.
If a challenging weather pattern is pending, we highly recommend that you move your vehicles to the end of the driveway right outside the wooden gate. Please don’t block the drive. It will certainly be a bit of a walk to get to your automobiles, but it is a short drive to Panhandle Road.

Regarding snow, we will get the driveway cleared enough to get you out. Please understand that the county uses many of the private plowing contractors. They clear driveways AFTER they finish clearing county roads. As such, we cannot guarantee when you will get out – if you are concerned about catching a flight or getting back to work on time, leave early.

Definitely not the greatest stay
My overall impression of our stay was not what we expected. You have a cleaning fee added into your balance but when you get to the rental it’s dirty, has tons of dead/alive bugs in every room just laying on the carpet, the water stinks readily bad, and it was cold daily! The temperature was set to a temperature you can’t change due to the owner locking every wall temperature and to top it off the owner isn’t really responsive at all. To top things off the directions need to be updated due to the fact everyone that even had gps’s passed the location/got lost. Not such a great experience for me or my family.

Lovely Stay
We loved exploring the Shenandoah Valley and staying at this beautiful home. We had 4 couples and it was great having separate bathrooms and bedrooms. Plenty of space for dinners and hanging out. The kitchen was well stocked and we enjoyed the cooking are dinners there. As others have mentioned, this house has some maintenance issues. The doors are difficult to close and lock. We had internet issues, which the property manager tried to help with. They will be installing StarLink which may help with the connection in the future. However, those of us that had to do some work online had to go to the nearest Starbucks (about 25 minutes away). Overall, I would stay here again.

Fall family gathering
Amazing setting! The colors of the leaves were awesome. The place is spacious with comfortable beds and sitting areas. The kitchen is huge with plenty of refrigerator space. The downstairs with bar and games was fun. The firepit was great for evenings outside under the stars! The only things that were a downer were that upon arrival we immediately spied the muddy dog footprints as well as slobber marks all over porch floor and windows of the doors which detracted from views, until we took it upon ourselves to clean them before all guests arrived. Piles of dog excrement dotted the lawn near the hottub making it hard to even walk out there. We did not use the hottub. The driveway and porch tables were covered in childrens colored chalk marks which we also removed as best we could. Then swarms of Asian Lady Beetles and Box Elder bugs invaded the kitchen windows and screened porches. We swatted them and swished them, but finally just ignored them. Not a good start... but once that was done we nestled in for a wonderful week of fun hiking and eating and wine tasting.

Great place!
It's a beautiful house. It needs many things fixed, especially the doors. Elevator was broke so it was challenging for some of our folks. We actually tighten up the handles on the oven and fixed the bracket in the oven. There really isn't a spot to drop canoes. We walked down but too far from the house. We drove as close as we could to river but grass needs to trimmed to access or bring kayaks down. It sure would be a game changer if there was a point to drop canoes and hang by the river for the day. The property manager was great and took care of some issues.

Not quite perfect
I would say the house was fine, but not great. The bedrooms were good, kitchen (most important room to me) was disorganized. House needed a good handyman to fix a lot of little things. Nothing in exercise room worked. Upon our arrival the porch was too dirty to sit on and the grass needed to be cut. The property manager worked hard to correct the things that didn't work. We had a good time, but I expected more.

Potential for great property but needs maintenance
We had high hopes for this property based on the reviews. We often “VRBO” & have always had wonderful experiences with very few issues. This property has many positives, but the negatives really must be addressed. First, the positives - Great location if you’re looking for something away from it all. Home is very spacious with plenty of room for all. Bedrooms are large & comfortable, & the air conditioning works wonderfully for such a large home. Unique floor plan with lovely observatory. However, this home has several maintenance issues. When we arrived we noticed several areas that had not been cleaned in some time. The downstairs bathroom had no working lights. Maintenance advised that there was an “electrical short”. They attempted to fix it, but it went out again 5 minutes later. Upon attempting to open the dishwasher, the entire unit fell forward out of the wall. It was not installed, & had been pushed into the much too wide opening. The cabinet was attempting to be held together with painter’s tape. This is obviously a huge safety issue & we were grateful there were no small children in the home - Management advised they thought the issue had been corrected. The dryer hose vent is not attached to the wall so the exhaust leads right back into the laundry room. The roof in the main room leaks when it rains. The outside deck areas need a good cleaning & several areas are in need of repair. A few weeks of maintenance could go a long way.

Grand house with stunning views
My group of friends was celebrating two birthdays and thoroughly enjoyed the size and views that Riverbend Lodge offers. Great kitchen for preparing meals, large living space for gathering, scenic views from upper levels. Would highly recommend to any group wanting to experience Shenandoah in a grand house!
