- There is room for 3 cars in the driveway.
- EV/RV outlet with high amperage available just inside the gate ($10/night charge, payable in advance).
- Bergenfield doesn’t allow overnight street parking: $50 fine.
- Additional parking available 0.3 miles away at mini-mall at 81-89 New Bridge Rd (offering Farmer’s Market, Grand & Essex Kosher Supermarket, Fish Market, 2 restaurants, etc.) or at Lidl across from there.

Our booking requirements are:
BEFORE BOOKING/REQUEST: Complete profile incl. photo with self-portrait matching verified government ID, full contact info, sharing what brings you to the area or purpose of your trip (so we can help ensure this home is a good fit), full name of responsible party & each member of your group & everyone’s commitment to our house rules. Reservation platform permitting, we also require favorable reviews/ratings from previous hosts.
AFTER RESERVATION: Within 48h, send picture of photo ID for each adult guest & full name of each minor, direct/private email & cell phone number you will be using during your trip & advance payment of all applicable fees & deposits.
We strictly adhere to this policy & all above must be completed to receive access. However, once you have blocked the time on our calendar, our cancellation policy will remain in effect even if you fail to complete all of the above.

GUEST ACCESS
Full private access to the entire property, with exception of the owner’s closet in the attic.
You may enjoy all other spaces, as long as you protect our property & keep the neighbors happy.

INTERACTION WITH GUESTS
Leen, owner is available online; on Brussels time, so 6h ahead of local time.
Kim/cohost, Trevor/handyman & Bill/caretaker are our local property management team. They can be reached, ideally through one Whats App group with Owner: please do not hesitate to reach out if we can help with anything. Kim & Trevor will also perform the inspection, inventory, maintenance, turnovers & report back to the owner for deposit refund & review.

Greenwich Drive is a circle, in the middle of Greenwich Street, so typically quiet with local traffic only. Friendly family neighborhood with great neighbors who are supportive of our quiet & respectful hosting.

GETTING AROUND
Desirable residential neighborhood, close to public transportation, easy access to highways, numerous malls, international restaurants, recreation & parks.
Lots of shops, bars & restaurants in Bergenfield, or neighboring downtowns like Tenafly & Englewood, or in gorgeous shopping malls like Riverside Square, Garden State & Bergen Town Center Outlets. 11 miles from American Dream Mall! Great city & county parks nearby & 2 national parks within 5-10 miles as well.
Please use mapping apps to find all transportation options & simulate travel times: distances are good, but travel times depend on when you depart, particularly to NYC.

CONSUMABLES
Starter pack of toiletries, toilet paper, paper towels, dish & laundry soap, trash bags, coffee/tea & pantry staples so you don't have to run to the store if you get in late. However, please note this home is mostly organized for self-catered longterm stays.

AUDIOVISUAL/SECURITY
All exterior entrances & driveway are monitored by AV recording devices, to help ensure the respect of this agreement, protect our property & care for our guests & neighbors:
- 3 Ring AV-doorbell at every outside door,
- 1 Ring floodlight AV camera over driveway.

OTHER DETAILS TO NOTE (BRIEF)
- driveway & external entrances are monitored with 3+1 audio-visual devices to help safeguard both parties;
- no smoking anywhere on the property: please do not book this home if anyone in your group is a smoker, so we can avoid all smells & littering;
- open spiral staircase is not suitable to infants, toddlers, elderly or disabled: such guests must commit to sleep downstairs;
- animals must be preapproved at conditions outlined in the descriptions & rental agreement.

OTHER DETAILS TO NOTE (EXT.)
- Main guest on the reservation must be at least 25 years old.
- No 3rd party booking: person making the reservation must be staying on the property from check in & during the entire reservation period as the responsible party.
- Please register all visitors as well, as anyone accessing the property must also be on the insurance, for a maximum of 15.
- We are NOT a party house & make every effort to keep the neighbors & city happy. We will evict immediately, keep both lodging & deposit & levy a $500 fine as the city may also if you break this agreement. We will also pursue damages if your actions cause our hosting privileges to be revoked by the platform or the city.
- Four levels of discounts for extended stay bookings on this platform: 5% for 1 week, 10% for 2 weeks, 15% for 3 weeks & 20% for 4 weeks.
- Available to book online for up to 28 nights & month/month with direct lease & deposits.
- Private owners offer unique dates for unique properties & it is the guest’s responsibility to get CFAR - cancel for any reason - travel insurance. Our cancellation policy will be enforced, even if guests choose not to get travel insurance.
- We offer flexible pricing from 1 to 15 guests, to remain accessible to solo travelers or small groups & this platform will calculate additional guest charges automatically.
- Any early check ins or late check outs must be pre-approved. There is an $80/hour fee/penalty for up to 2 hours of early check in or late check out (doubled cleaning crew). After 2h, we must charge another night as there is not enough time to turnover the listing, plus any charges for relocating the next guests if applicable.
- The cleaning fee is up to 50% refundable if the home is left in good condition, but the full amount is originally charged as security.
- The attic serves as an owner-closet & is not accessible to guests.

PETS & SERVICE ANIMALS:
- Some pets may be approved depending on type & breed with picture as proof & with the following: $350 refundable security deposit, $350 additional cleaning fee to steam clean the home to help remediate allergens & $10/day to cover wear & tear. We hope to refund part of these fees if you return the home in excellent condition.
- Guests are 100% liable for any damage caused by their animal, must present pet insurance & health records for all animals.
- The animal must be under the control of the handler at all times & never be left alone at the property, unless crated.
- The animal is not allowed to go inside on pee pads, or go potty on the property. Please walk your animal on the street & always pick up with your own supplies, tightly close bags & place into the outdoor garbage bins, never inside. Any littering or damages to our yard will cause you to forfeit the deposit, landscaping fees to resod or replant & our caretaker will alert us if they find animals are using the yard.
- Cats can only be accepted with a top-entry litter box. Please get your pet accustomed to using a top-entry one, so there is zero risk of spray & spills & place your litter box on a waterproof rug to avoid tracking.
- Animals are not allowed on any furniture or counters… except SA & only if specifically related to the services the SA provides.
- ESA are not recognized by STR platforms & are subject to all rent, deposit & cleaning fees.
- Misrepresentation of a SA is a crime. If it is discovered that a guest lied about their SA to avoid paying fees and/or deposits, the guests will be evicted immediately with no refunds & will be reported to the appropriate federal agency for fraud.

Nothing short of amazing
The house is as beautiful as all the pictures, if not better. It was spotless and absolutely beautiful! And Leen was an amazing host. She walked you through everything and even though she has a 6 hour time difference from the home she is readily available to help with any questions and also has people close by if there is a need (which of course there wasn’t!). My family and I had an amazing time while there! Definitely stay here! You won’t be disappointed!!!

We were pleasantly impressed with this beautiful house situated in a quiet neighborhood with access to shopping within minutes. It was fully furnished with all the kitchen and bathing supplies we needed throughout our stay. The beds were decently comfortable but each room had a Roku smart TV and ceiling fan for private enjoyment and comfort. The Master bed was very comfortable but don’t plan on sleeping in as natural sunlight comes in from the ceiling vaulted windows. The host was accessible when we had any issues and was in constant communication before, during, and after our stay. Overall, we would book this house again.

We had an amazing experience with Leen!
This house was very clean and Leen was very helpful and quick to answer any of our questions. We actually didn't realize that we would be staying in her house with her until we were on the road there. But after talking to her we had no worries and she was a wonderful host. The house was very clean, homey and fun to stay in. There was plenty of privacy upstairs and Leen gave us plenty of privacy as well, but if we wanted to talk with her, she was defiantly fine with that too. We would definitely stay there again!!
