Located in the popular Forest Cottage section of Bretton Woods, an easy walk or "skate" to the beginner ski trail (there is a flat ski path right behind the house - see Ski Access section below for more info), this home was fully renovated from its original structure to offer an expanded, modern kitchen with fine cabinetry and stainless steel appliances, modern bathrooms with white and gray marble, and a fully finished basement with walkout ski access and even a foosball table and air hockey table. This home is an end-unit offering privacy and forest surroundings on the rear and side while being higher above the parking area making it feel open and light. This cottage is sunny and well appointed with original artwork throughout the home. It's great for both families and for the discerning visitors looking for a modern comfortable and classy home in the heart of all that the White Mountains have to offer - from the slopes of Bretton Woods, just a short walk away, to the Cog Rail, and a myriad of other attractions from the Mount Washington Hotel to the ski slopes of Cannon, Wildcat, Attitash and many other, to amazing hiking, waterfalls, swimming, fishing, Santa's Village, StoryLand, Franconia Notch, the Lost River caves and so much more! Enjoy a day on the golf course or exploring the area, and come back to a most comfortable home.

On the main level, you will find the open concept kitchen/living room/dining room, with modern appliances and a large dining table that sits 8. There are two bedrooms on this floor, one with a queen bed, private deck and ensuite bathroom, and another with a king bed and bath across the hall. An additional bathroom adds to the convenience. An outdoor deck with large table and propane grill adds to the enjoyment options, as does the wood burning fireplace (wood not provided). Downstairs, you will find 2 additional bedrooms, each equipped with 2 twin beds, and a shared full bath. This floor also offers an additional living area with a foosball table, an air hockey table, and a TV area - perfect for the kids to have some fun while the adults enjoy the upstairs! The back door on the lower level provides direct access to the flat ski access path that leads to the beginner ski area.

Ski Access: The path behind the house is the access path to the learning Quad and bunny hill at Bretton Woods. There is one road crossing (Forest Lane). Rear exit from lower level goes directly to ski access path.

*Please Note: two flights of stairs from parking area to entry of this home. The entry is on the ground level, and the lower level is below grade with an exit from the lower level for egress.

*Please Note: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially Quiet Hours (10 pm - 8 am), Parking Limitations (2 vehicles at unit, others at overflow), no TRASH left outside must be followed. Overflow parking is a 2 minute walk. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. -Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
- No Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.

Great Spot for Visiting the White Mountains
The condos are very nice and easy to get to. The abandoned property elements are a bit unbecoming, but the area around the condo was well maintained. Minimal road noise. Great location for seeing Mt Washington, hiking, moose alley, and quaint small towns.
