The local beaches at West Bay, Weymouth & Lyme Regis are an easy drive.

Large private enclosed garden with a further 5 acres of our lovely communal field with kids' play area, dog walk through the ancient bluebell woods and riverside walks beyond.

The sunny and light open plan double vaulted lounge/kitchen enjoys underfloor heating and woodburner with French doors leading to the patio, wildflower lawn and enclosed grounds.

The modern kitchen is fully equipped with NEFF oven, hob and microwave, dishwasher, fridge and picture window overlooking the woodland. The washer/dryer and freezer are in the separate utility/cloakroom.

The comfortable lounge has leather sofas set around the woodburner with a large Freeview/SMART TV and DVD and DAB/Bluetooth radio.

Sun filled corridor leads to the 2 bedrooms with bathroom in between.

Bedrooms & bathroom
Peaceful sleep is assured in the comfortable king size double room with new Silentnight bed and TV.

The large flexible second double bedroom has a zip and link super king which can also be split to 2 full sized singles. Oak furniture and exposed stonework give great character.

The spacious luxury bathroom has a separate bath and shower cubicle. The powerful shower has a folding seat and 2 handles to aid access.

All beds will be made up to your requirements with towels and bath mats provided.

Outdoors
Situated at the end of a shared driveway, Brock Barn has its own double gates with private drive and enclosed gardens ideal for dogs and children.

Access
Both the back door and patio doors have ramp access with handrails and low thresholds.

Enclosed Garden
Sunny patio and seating area with outdoor table and chairs and gas BBQ. The wildflower area and lawns are fully enclosed with a private pedestrian gate leading directly onto the woodland walk.

Access to our spacious 5 acre field and woodland which includes:

Open space
Landscaped pathways and dog walks through bluebell woods down to the river. Direct access to the Brit Valley footpaths.

Play Areas
Jungle Gym, trampoline and football goals (used at own risk).

Orchards
Apples, pears, plums and damsons – help yourself to fruit when available.

Guest Access
Guests have access to the entire property with private garden and parking. In addition guests are encouraged to enjoy our landscaped field and woodland. Public footpaths are directly accessible from the property into stunning Dorset countryside.

On Arrival
Flowers from the garden and a tea tray including Lisa's homemade cakes welcome you. Either Lisa or Alistair will meet you, orientate you and help with any questions on local facilities and attractions.

A comprehensive information pack of local pubs and restaurants (dog friendly), shops, beaches and beautiful walks is provided and Lisa & Alistair are always available to offer help and guidance.

We provide quality linen throughout with tea towels, oven gloves, towels and bath mats.
