This stunning Victorian house in affluent Redland is the perfect social hub, designed for large groups, Hen weekends, and Stag trips. We are located a short walk from Bristol`s best restaurants, bars, and nightlife on Whiteladies Road, making it the ideal base for a weekend of celebration.
The house excels at large-group living, offering a huge 16-guest capacity and ample room to spread out. Guests benefit from three distinct reception rooms—including a grand main sitting room and two secondary rooms—plus a spectacular kitchen that comfortably seats 16 feasting guests. Crucially, the property features three modern bathrooms to ensure seamless mornings and maximum comfort for everyone.
Total capacity is maximised to 16 registered overnight guests. The house sleeps 9 in fixed beds (4 doubles/kings, 1 single), with the remaining capacity achieved via two double sofa beds (in the study and family room) and supplementary airbeds. For optimal configuration, two of our 5 private bedrooms can be set up as twin rooms (single beds) upon request.
We offer FREE, off-street parking for up to 5 vehicles. Enjoy reliable, high-speed broadband and streaming-ready Smart TVs in every bedroom.
We welcome respectful celebratory groups. Guest capacity is strictly limited to 16 registered overnight guests. Absolutely no external visitors are permitted on the property. We ask that noise is kept indoors and quiet hours are observed strictly after 10:30 PM
The front door to the building has a keyless entry system and you will be given the entry code 24 hours prior to check-in. Video cameras are provided front and rear for your comfort and safety.
The higgihaus@hampton (#46) is a self-contained house for your exclusive use during your stay in our awesome city. There is no need for you to interact with us but should you need anything we`d be delighted to help. #teamhiggi are a friendly bunch who love Bristol and it is worth noting that Luke (who was born in Bristol) knows it like the back of his hand (well the best bits anyway) and he and Delyth eat out a lot. Luke is thus a veritable goldmine of places to see, things to do, restaurants to eat at, bars worth a visit and how to get about. We`ll provide contact numbers ahead of check-in (feel free to call and say hi). higgihaus@hampton (#46) is a mere stone`s throw from Cotham Hill and the Whiteladies Road, both chock full of shops, restaurants, coffee shops, leisure facilities (including a cinema and gym) and all the transport options you’ll likely need when staying in our awesome city (including the train at Clifton Down). The Downs (400 acres of amazing parkland) is a hop, skip and a jump away in one direction and the city centre is a short walk in the other. Clifton Village, the Gloucester Road, Stokes Croft and the Harbourside are all easily reached on foot. The BBC, Bristol Royal Infirmary and Bristol University are all nearby.
Parking
The higgihaus@hampton has off-road parking at the rear of the property and with a little bit of juggling, could accommodate up to five cars (depending on size!). Should you have more cars than can park at the rear, then on-street parking is free on the weekends. Between the hours of 9.00 am and 5.00 pm Monday to Friday, you`ll need a parking permit (which we can provide at a cost of £10 per day). Clifton Down Shopping Centre also provides secure and overnight parking and is less than a five-minute walk away: http://www.cliftondownsc.com/information/parking Please note we do not accept pets except for service animals.

We love hosting celebration groups and we want your weekend to be absolutely epic. To help us keep the property in great condition for future guests, and to ensure a private and safe experience for your group, we ask for your partnership on a few key points:
Check-In & Check-Out
• Check-in: Anytime after 3 PM (flexible for group arrivals)
• Check-out: By 11 AM
• Keyless entry code provided 24 hours before arrival
Guest Capacity & Visitors
• To ensure the privacy, safety, and comfort of your celebration, access to the house and its amenities is exclusively for the 16 registered guests in your group.
• We do not permit any external visitors on the property at any time.
• This policy helps us maintain a secure and enjoyable private retreat for you.
Noise & Quiet Hours
• We welcome celebration energy! Feel free to play music and enjoy your time together.
• However, please keep noise at a level that is respectful to our neighbours, especially after 10:30 PM.
• Quiet hours (when noise should be kept to a minimum): 10:30 PM to 8 AM.
Smoking & Substances
• No smoking inside the house.
• Designated smoking area: rear garden only (please clean up butts).
• No illegal substances on the property.
Pets & Damage Prevention
• No pets (except registered service animals).
• No glitter, confetti, or similar decorations (they are nearly impossible to remove and can result in an additional cleaning charge of £50).
Kitchen & Cleaning
• Please clean as you go: wash dishes, wipe down surfaces, and use the dishwasher.
• Please take out bins and recycling before departure.
• Please clean the BBQ if used.
Security & Safety
• Please lock all windows and doors when leaving and at night.
• Video cameras (front and rear) are in place for your security.
• A security deposit of £300 is require d (this is standard and will be fully refunded within 7 days, provided there is no damage or need for excessive cleaning).
