◆ Property's House and Security Rules ◆

Maximum Occupancy: 8, Exceeding the maximum occupancy results in additional charges and/or eviction without refund.

Up to 1 dog under 25 lbs. is allowed. Pet fee required.

Important Note About the Thermostat:

To keep the A/C running smoothly during the hot summer months, we kindly ask that you do not lower the temperature below 65°F.

Dropping the thermostat below 65°F causes excessive energy consumption and strains the system. If the system goes below this limit during your stay, you will be charged an additional energy fee to cover the extra utility costs.

You will be required to sign a rental agreement.

A $300 security deposit will be temporarily held on your card during your stay and automatically released two days after your departure, provided there are no damages or missing items. Don’t worry—we don’t believe in holding guests “hostage.” We understand accidents happen, and this is simply a standard precaution.
The deposit will be processed through an Airbnb-approved, software-integrated third-party service property management software, via a secure email link. This same system will also be used for communication outside of the Airbnb platform, including email and messaging.

✱If your reservation is made more than 2 days before check-in, the system will place a “test hold" to verify the payment method. This initial "test hold" will be released after 2 days of verification, and the “actual security hold” will be applied again 2 days before your arrival, as scheduled, for the duration of your stay.

Please do not sit or lie on indoor furniture while using hot tub and wearing wet swimsuits. Moisture can permanently damage the furniture, and you will be responsible for the cost of any resulting damage.

For the safety of our guests, we have installed exterior cameras; one is above the front door and the second is at the rear of the cabin facing away from the hot tub. They are 24/7 motion activated and record video and sound.

We do not permit the following at any time: No Smoking or Vaping of any kind, No Fireworks Permitted, No Parties!

Parties or birthday parties and celebrations are not permitted, and we need to be informed in advance if you plan to have any of the above events at our property.

Must be 23 to rent and person booking must be present at the property during the entirety of the stay.

Keep in mind that Broken Bow/Hochatown is a rural area, and while our cabins are wired for fast Internet, outages can and do occasionally occur. We cannot guarantee your Internet service.

A starter supply of paper towels, toilet paper, bath soap, dishwashing liquid, trash bags, dishwasher tablets, laundry soap, coffee, coffee filters, and salt & pepper will be provided for your stay. All cabins have fully equipped kitchens, washers/dryers, towels, and linens.

Firewood is not provided.

We drain and sanitize our hot tubs after every check-out.

The fireplace will not be operational from April 1 to October 1.

Furniture and decor are subject to change without notice.

Welcome to the "wasp season" from November to December and early spring! During chilly nights and early mornings, followed by warm days, wasps tend to gather on rooftops in search of warmth. While it doesn't necessarily mean there's a wasp nest in the house, they are essentially in hibernation mode, seeking cozy spots.

Generally, they won't bother you much, but we kindly ask you to keep the cabin doors and windows shut to prevent them from entering. Just a heads-up: there's wasp spray conveniently located under the kitchen sink in case you need it, but do not spray over the furniture!

Stay buzz-free and enjoy your time in the cabin!

Please note that this is a forested area and there are times when the Oklahoma Forestry Service enforces a burning ban in the area. Fines can be upwards of $1000. Please check online for the current burn ban status before using the outdoor firepit.
