Welcome to your home-away-from-home in Bumpass, Virginia, a family-friendly haven nestled in the tranquil surroundings of Lake Anna. This colonial-style residence boasts over 2,200 sq ft of elegantly appointed space, perfect for families seeking both comfort and style.

The Space:
Downstairs, immerse yourself in an open-plan living area, complete with a fully-equipped kitchen featuring black stainless appliances, granite counters, and a charming island. The large dining table is ideal for family meals, while the spacious family room, adorned with a 65-inch Roku smart TV, bar cart, and an assortment of games, promises endless entertainment. A bonus room with a desk and pull-out couch, alongside a convenient half bathroom, adds to the versatility of this enchanting space.

Step outside to a backyard paradise, where outdoor dining, a charcoal grill, and a solo stove fire pit await. The 1+ acre fenced lot offers ample space for kids and dogs to frolic freely. Take a short walk to community water access dock on the private side of Lake Anna.

Upstairs, tranquility awaits in four beautifully decorated bedrooms, including a large primary suite with a king bed, smart TV, and en-suite bathroom. Two queen bedrooms and a twin/queen bunk room, all with walk-in closets, ensure comfort for every guest. A full laundry room adds to the convenience of your stay.

Sleeping arrangements include:
- Bedroom 1: 1 king bed
- Bedroom 2: 1 queen & 1 single (bunk bed)
- Bedroom 3: 1 queen bed
- Bedroom 4: 1 queen bed

- Dogs are welcome for an additional fee, 2 dogs $150 per. The home provides a dog bed, bowls, and a dog bowl mat for your convenience downstairs.
- Child-friendly amenities: pack n’ play, high chair, and kid-friendly utensils
- Entertainment: 65 inch Roku Smart TV, games
- Open floor plan with lots of seating
- Back patio with fire pit, charcoal grill, and dinning table
- Private home office (with desk)
- Laundry room
- There is a community boat dock available but the lift is not working at this time.

Guest Access:
We offer convenient door codes for self-check-in. Portoro Homes uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message.

‱ Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Bumpass, Virginia offers a unique charm and a variety of activities for those looking to enjoy a quiet getaway or a nature-filled adventure.
- Lake Anna: This is the centerpiece attraction in Bumpass. Lake Anna is one of the largest freshwater inland reservoirs in Virginia, providing a great spot for fishing, boating, swimming, and water sports.
- Wineries and Breweries: The area around Bumpass is home to several wineries and breweries, making it a great place for those who appreciate local craft beverages. Enjoy a day of wine tasting or sipping on locally brewed beers while taking in the beautiful Virginia countryside.
- Antiquing and Shopping: The region around Bumpass is dotted with antique shops and boutiques offering unique finds and local crafts. Spend a day browsing for treasures and souvenirs.

Getting Around:
We highly recommend renting or bringing a car for your stay. Plenty of on-site parking, including a paved driveway and garage with EV charger available.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at a Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro Homes directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk.
- In the State of Virginia and in Louisa County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

- Animals/Pets -- Dogs Only, Guidelines and Fee*
Animals/pets must be disclosed prior to reservation arrival date, maximum of 2 per stay. Only dogs are permitted in “Pet-Friendly” Property listings. Allowed number of dogs will be expressly stated in the listing and a $150.00 fee per animal/pet is required. Animals/pets are not permitted anywhere on the premises unless prior approval is obtained. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property.

Interaction with Guests:
Our goal is that your vacation exceed your expectations. Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.

Everything about the stay was great. The house was easy to check into, clean, spacious, and had all the amenities we needed. Walking distance to the water, private, and peaceful. Highly recommend and would definitely stay again.

The property was a nice quiet getaway. We were happy to discover that the lake was accessible. Although the Lake is not directly behind the house it was a nice stroll and a great place to have a cup of coffee. The hot tub was also a nice touch to relax in. The cleanliness of the home was satisfactory because the upstairs rugs neede attention. Overall the home was a nice getaway.

The house is a great size and able to accommodate a family nicely. A few things we noticed:- the house isn’t very sound proof. You can hear everything in the rooms so if you are a light sleeper or kids go to bed early, be mindful. - overhead fan and lighting in one of the rooms was out and we didn’t know how to replace lightbulbs.- the blinds in that room didn’t go all the way down. - kitchen items were not ideal. House only had a couple of pots and pans and no baking sheets.- instructions on how to use the TV would have been helpful - great coffee set up with a Kurieg and Drip coffee. - nice bathrooms - beds were comfortable

I was a nice house but needed some TLC. We had to repair 2 bedroom doorknobs that came off when trying to open the doors. We also had to replace the bathtub stoppers that had been removed. There was only 4 forks so some of us had to eat with spoons. The walls also need to have the paint touched up. Some mini blinds were broken.I sent pictures of the things needing repair when we checked in. Like I said it is a nice house but needs some TLC

Peaceful New House

Great new house. We loved the peacefulness and quiet of the house/property. Great new fire-pit and hot tub. A great place to get away from the noise, and hustle and bustle of the city/burbs. Good WIFI and big screen TVs. Short walk to the lake. Has a nice desk and chair for those who need to telework. Would definitely stay here again. Dog friendly.
