In the coveted Heartstone subdivision, just a 2 ½ minute walk from the Frio River, sits the spectacular Double L River House. Shaded by heritage live oak trees, this beautiful home with a gorgeous private pool is the ultimate gathering space for 32 family members/friends. Designed to offer both comfort AND entertainment, the outside offers recreational features such as a volleyball net, tetherball pole, two BBQ pits, an outdoor fireplace and more. The designated chef will find the kitchen and dining area well-equipped for large groups, with 2 ranges, 2 refrigerators, 2 microwaves, a coffee bar, and antique mesquite dining tables and booths from the D'Hanis Buckhorn Saloon & Steak House. Sit on the handcrafted cedar porch swing and smell delicious dinner on the BBQ pit while watching your loved ones splash in the pool, play their favorite games and enjoy time together after fun-filled days on the river.

Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 dishwasher pods, liquid dish soap, and shrink-wrapped hand soap for each bathroom

***Effective 1/1/24, FPRH/FSRH will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. As always, other bedding including blankets, pillows and mattress protectors will continue to be provided. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home.

***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the FPRH/FSRH website, please note that your credit card will automatically be charged the first night's rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to FPRH/FSRH, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. EFFECTIVE 8-27-2020, THE REMAINING RESERVATION BALANCE IS DUE 30 DAYS PRIOR TO CHECK-IN (MEANING, IF YOU RESERVE ONLINE FOR CHECK-IN DATES INSIDE OF 30 DAYS YOUR CREDIT CARD WILL BE CHARGED THE COMPLETE BALANCE!) The kitchen was well thought out with double appliances (there’s a third fridge in the game room). You do not have to bring anything except food, spices and condiments. The kitchen has EVERYTHING else that you would need. We had 17 people in our party with age ranges from high school students, college students, and parents. Although the river was too low to float, we still had an amazing time hanging out at the pool, playing ping pong, corn hole, connect four, and having the “old people” show up the young ones in a feverish game of beer pong on the customized beer pong table. All of this while listening to our favorite tunes through the outdoor mounted speakers. The owners and management team are very responsive and easy to work with. Although we didn’t need one this year, Emily’s golf cart rentals are reasonably priced. We can’t wait to come back here next year.

Family Thanksgiving

We spent our thanksgiving at this property with family and it was perfect. The house was spacious and enough rooms and beds for everyone. Rooms are spacious and kitchen is great for cooking large meals. The only down fall would be the coffee makers. One leaks from the bottom and makes a huge mess (cooks).
