Set just minutes from Minnewaska State Park Preserve, Samâs Point, and the Shawangunk Ridge, this cheerful home offers everything you would need for the perfect stay upstate.
This is what some may call an upside-down house, with the main living areas on the upper level, giving the house its name as you are up in the tree canopy. The house is modern in style with an expansive vaulted living and dining area that has a wall of glass bringing the outside in. This lovely sunny room allows beautiful views to the night sky and stars. Thereâs plenty of seating for chats, tv watching, and games. The chefâs kitchen has both a built-in eating area and a peninsula island with seating and is well stocked with all the items a family chef would need. The close-by dining table easily sits 6.
The primary bedroom on this floor has a King bed, a smart tv, seating by the window, plenty of storage, a full en-suite bathroom with a soaking tub and a large, well lit vanity. Slippers and plush robes are provided. Downstairs are the three secondary bedrooms, one with a queen bed and en-suite shower bathroom, a bedroom with two twin beds, and a third as a full nursery providing a fun, safe stay for an infant. Outside the nursery is a solid play area with a swing and hammock. This floor also has an additional hallway bathroom in addition to the en-suite.
Outside, the private garden has a large lawn area surrounded by trees as well as the upper deck with both dining, bar, and lounge seating, and a fire-pit with Adirondack chairs.
Like all Upstate Place properties, this home has a crib, additional pack nâ play, highchair, baby bath etc. available to make even the smallest guestâs stay welcoming and easy.
Treetops would ideally suit a couple, a group of friends, or a family with a child / children vacationing together.

PLEASE NOTE -
Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.
Utility Outages: As Upstate New York can see itsâ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3â of accumulation.
FIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although itâs wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnbâs Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
Rental Agreement: Please know that we require all guests to sign a rental lease agreement.
Pets: This property only allows dogs.
This house has two levels and may not be suitable for guests who donât wish to use stairs. However, it does have ground/ main level bedrooms and bathrooms.
