Getting around is an absolute breeze when you stay in our luxury apartment at Burj Royale. A bus stop conveniently located right in front of our building connects you to the many fascinating corners of Dubai.

A mere 5-minute stroll away is the sprawling Dubai Mall. Not just a shopper`s paradise, it also houses a metro station. From here, Dubai’s efficient and modern metro system can take you anywhere you wish to go, from the old souks of Deira to the beaches of Jumeirah.

Should you prefer the comfort and convenience of a private car, we can arrange an exclusive chauffeur service for you. Travel in style and make the most of your stay in this vibrant city.

In accordance with local regulations, guests are required to submit passport details for all occupants prior to check-in. This information is securely collected via our guest portal website and submitted to Dubai Tourism as required by law.

Short-Term Rental Agreement


THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on (reservation_date) between the following:
Guest: (guest_name) (“Guest”), and
Host: Premium SmartStay Home Rental L.L.C (“Host”).


THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”


LEASE TERM. The Guest shall be allowed to occupy the Premises starting (checkin_date) from 4:00 PM and ending (checkout_date) at 11:00 AM (“Lease Term”).


OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall not exceed a total of the number of guests listed in the booking. Individuals shall only be authorised to enter the Premises if a copy of their passport and their email address has been received via the website provided by the Host. If unauthorised guests are found on the Premises, a fee of 250 per guest per day shall apply, and this Agreement will be subject to termination by the Host.


QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If violated, a fee of AED 1000 will be charged to the responsible guest.


PEACEFUL ENJOYMENT. Guests are expected to maintain a peaceful environment for the enjoyment of all residents in the building. This includes limiting noise levels to under 80 decibels. Parties, events, and unregistered guests are strictly forbidden. If a violation is detected, for instance, due to complaints from other residents, the guest will initially receive a warning message. If the violation continues beyond this warning, a fee of AED 500 will be levied for every subsequent 10-minute interval of the continuing violation or for every new instance of such a disturbance. During designated quiet hours, all forms of music are strictly prohibited. Non-adherence to these rules may lead to immediate termination of this Agreement.


KEYS. Guest shall be given the appropriate (3) access cards to access the apartment, building or its facilities. Guest have an optional keyless access via the Keyless app. Guest shall leave all access cards on the dinner table before check-out and send the Host a picture for confirmation. If lost by the Guest, an AED 500 recovery fee per access card will be applied.


EARLY CHECK-IN. The standard check-in time is at 4 PM. Early check-in requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 100 + 5% VAT per hour will be charged for this convenience.


LATE CHECK-OUT. Late check-out requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 100 + 5% VAT per hour will be applied. The standard check-out time is 11 AM, with a grace period of 20 minutes. After the grace period, if no late check-out has been agreed upon, a fee of AED 50 for every additional 10 minutes will be charged.


ADDITIONAL SERVICE. Additional service requests such as cleaning during your stay, linen change, and towel change are optional. Requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 200 + 5% VAT for cleaning, AED 150 + 5% VAT for linen change, and AED 90 + 5%
