OTHER THINGS TO NOTE ----------------------------------------------------------

4x4 VEHICLES: 4WD vehicles are mandatory from October through May for safe access to the property. While the roads to access the lodge are plowed and maintained, the driveway is flat and the home is one of the easier properties to access in the neighborhood. Please be prepared as you will encounter ice and snowpack. The road to the cabin is bumpy. Refunds will not be issued for inclement weather; consider travel insurance for coverage.

PETS: Pets are welcome with prior approval and payment of the pet fee. All pets must be house-trained, supervised at all times, and not left unattended in the home unless properly kenneled. (We provide a large kennel at no additional cost for your convenience.) Any pet-related damages will be charged to the guest to help keep Starry Pines welcoming, clean, and comfortable for future guests.

SUMMER MONTHS: Important to note that mountain homes in the Fairplay, Colorado area do not have central air conditioning. With the average nightly temperature between 45-55 degrees, Starry Pines can easily be kept cool by opening windows to let the cool mountain air in and running ceiling fans throughout the home.

ALTITUDE: Starry Pines sits at an elevation 11,000+ feet. Please ensure the altitude and weather conditions are suitable for you and your group before booking. There may even be snow on the grounds as early as September and as late as June.

WEATHER/CANCELATIONS: We cannot predict or control weather, so we don't offer refunds due to inclement weather. Please keep this in mind when booking, and if this is a concern we recommend purchasing travel insurance.

NO SMOKING: For the comfort of all our guests, smoking (cigarettes, vaping, etc.) is not allowed inside the property. If you must smoke, please do so outside and dispose of cigarette butts in the designated outside containers around the property.

SECURITY & SAFETY: For the safety of all our guests, we have a ring camera at the front door overlooking the driveway and a camera on the side of the home overlooking the side of the property where our outdoor games and woodshed is located.

AMENITY AVAILABILITY & REFUND POLICY: We work hard to ensure all amenities are fully operational for each of our guests stays. However, occasional mechanical or service-related issues can arise. Should this occur, we will make every reasonable effort to resolve the issue as quickly as possible. In the rare event that an amenity becomes unavailable, reasonable compensation will be provided based on the length of the outage and its impact on your stay, as outlined below:
- Hot Tub: 10% refund per affected day
- Appliances & Games: 10% refund per affected day
- WiFi: Internet service is provided through a third-party provider and outages are outside of our control. Therefore, refunds will not be issued for WiFi interruptions. Outages are extremely rare and typically resolved within a few hours. Please notify us immediately if you experience any connectivity issues so we can promptly report and assist in resolving the matter.

NO OPEN FLAMES: Outside of the provided propane firepit and grill, open flames/fires on prohibited on the premise.

NO PARTIES: events, weddings, or large gatherings are permitted. This includes but not limited to any unregistered guests, birthday parties, bachelor or bachelorette parties, and any event with music that might disturb neighbors.

Everything was as shown and described on site. Easy check in and out. Beautiful quiet secluded place. Everyone had enough room to have their own space and spread out, but enough activities were provided to get everyone together.

We had an awesome time! Tons of things to do for the entire family- both inside and out. Absolutely loved the downstairs game room. Hot tub is also always a winner.
