Villa Pnoes Seaside is a brand new luxury residence with a private pool and magnificent indoor and outdoor spaces. It offers three double bedrooms (one en-suite), spacious bathrooms & WC, fully equipped kitchen with dining & lounge area plus lovely outdoor lawn terraces & sea view balconies. Situated 5 minutes walking distance from the beach and just an hour away from Heraklion city. Fully air conditioned, underfloor heated, washer, dishwasher, tumble dryers, bbq and more available!

A luxurious, stylish, seafront 150m2 villa, fully equipped and able to accommodate 7 people in three bedrooms and a couch. The villa has been recently constructed and is tastefully designed and decorated paying attention to every detail for your most hassle free stay!

On the first floor there are two double bedrooms with one shared bathroom and access to balconies. On the ground level there is one more double bedroom with an ensuite shower room.

Our residence features excellent outdoor lawn spaces with barbecue, outdoor dining furniture like outdoor bed and swinging sofa, parasols and relaxing sun loungers around the pool!

The infinity salt water pool (91 m²) and adjoining jacuzzi/children's pool has an amazing view! A roof garden is also available for those who wish to enjoy some panoramic views ideally during sunset hours!

Villa Pnoes Seaside is located right next to the beach in the quiet area of Arfathias. There is a cafe restaurant at 3minute walk. At 10’drive to Tymbaki village you can find a wider range of shops such as supermarkets, grocery and bakery stores.

A number of well-known southern seaside locations such as Matala, Agia Galini, Agios Pavlos or Lentas are at close reach from our villa making it an ideal location to explore either the east and west of the island. Just an hour away from Herakleion City and International Airport!

Swimming Pool Heating Policy:

-The 91m² pool can be heated on days when the outside temperature is less than 25°C. Please provide at least 4 days' notice before your arrival if you wish to heat the pool to 28°C, depending on the outdoor temperature.

-The pool heating cost is 80 euros per day. The pool can only be booked for the entire duration of your stay, and the total cost is the sum of the above. Advance notice is required.

-Please note that in the event of rain, the pool and jacuzzi will not be available for use.

- Please be aware that our rates exclude an additional stayover tax. For stays from April to October, the tax is €15 per night, while from November to March, it is €4 per night. This tax applies to all bookings starting January 1st, 2024. Guests are required to pay this additional tax directly to the check-in assistant who will be responsible for key handover upon arrival.
