**Please note: the home is separated from Hutchins Lake by a 25-mph two-lane road. Traffic is generally limited to those living or staying on the lake - it is not a main road through town.**
By renting this cottage the below is agreeing to the following terms:
Rental Rules (RULES ARE STRICTLY ENFORCED):
1.) All of our rentals are non-smoking/no Vaping of any kind. 2.) You and your guests are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. 3.) Please get permission and special instruction if you plan on bringing a boat. Tents of any kind are not allowed. NO trailer parking on property at any times. There is parking for 3 cars behind the cottage. 4.) Do not move the furniture. 5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property. During the day there can be no more than 1.5x the occupants of the cottage. 6.) Pets are permitted with approval and payment of pet fee. Pets cannot be left alone at property and must be on a leash outside on premises. If a pet is on the property without permission then there will be a $1500 fee and it will be required that the owner board the pet immediately. 7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility. 8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items. 9.) Grills are to be cleaned after each use. 10.) Quiet time is after 10pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night. 11.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed. 12.) Weddings and formal events are NOT permitted on our properties, if there is found to be a formal event on the property the entire group will be asked to vacate the property with a no refund. It is acceptable to have a visitors during the day hours but that number can not be more than double the maximum occupancy of the cottage. 13.) No more than 5 people in the hot tub at a time. Please rinse of all oils and lotions before entering the hot tub as the filter will not be able to keep up. KIDS CAN NOT BE IN THE HOT TUB WITOUT AN ADULT! 14.) There may be wood for the fire pit and fireplace that you are welcome to use but it is not provided. You can get firewood at most all local gas stations and stores. 15.) Fireworks are prohibited at ALL times. 16.) Dock in front of cottage is private to cottage only, please do not go on any other docks or properties. Kayaks may be launched from this dock. Dock and Kayaks are used at the guests discretion, life jackets are required and all kids under 18 must be supervised by an adult. Quaint Cottages nor the owner will be responsible for any accidents due to the property and its use. Use at your own risk. 17.) Please also see owners rules at cottage.

Bluegill Hill was everything they said it is . The cottage was clean & well equipped with all the kitchen utensils & dishes & glassware. The Weber grill worked great as did the turkey fryer.
We had a great time & we are considering a summer vacation at Bluegill Hill.

Property Management/Overall Experience
Check-in: 1) the code was wrong that was sent and good thing we didn't arrive after 8 pm like we anticipated or we wouldn't have been able to check in (see next point on timeliness of response) 2) the floors were dirty - mopped twice, kitchen rug had strawberry/berry squashed into it, fridge had syrup leftovers on one of the shelves, the vacuum roller wasn't functional it had so much hair on it. Contacted that day and didn't get a response until the following day. The manager Ethan said we left it on the general VM line. When we looked thru all the emails/table brochures, the number was the same number we called. Took my family about 1.5 hours to clean it (including vacuum) to an acceptable level. In the conversation with Ethan, he said he would have the cleaners call me an explain how they clean the floor. My response was this is your job to listen to what I'm telling you so you can rectify this, not me! In response to the vacuum wasn't working. His response was it's the owners vacuum. Not sure what the property manager's responsibility is.
Overall we loved the place. Definitely will be returning but will factor in time to clean it ourselves and also be there before the 8 pm deadline on check in else we could be locked out.
Although the weather didn't cooperate for most of our stay - the cabin was perfect for our family. It's close to Saugatuck and Holland with plenty of activities. The hot tub was a big feature given the cold weather. I was also pleasantly surprised by all of the toys, books, etc for our small children to play with during their stay. Would definitely recommend for a family stay on a beautiful lake.
I along with my daughter, son-in-law and grandson spent several enjoyable days at this cottage in August. Lots of pleasant, comfortable space inside the cottage, a large backyard for our grandson to play in, and a lovely patio that offered a spectacular view of Hutchins Lake. Nice outdoor seating, a fire pit and hot tub. We all thought it was one of the most restful vacations ever with ideal amenities. We'll hope to reserve again. Thanks so much!
We've stayed at many VRBO properties, and many for less than what we were charged per night at this property. To be blunt, the house is a little ragged. We found many chipped plates, silver material pealing from the utensils, etc. Never stayed at a property where coffee filters and laundry detergent are not provided. Beach towels are not provided. The house capacity per the listing is 8, yet there's lounge seating for maybe 4 in the "living room" . Again, much better choices out there!!
Our group of 8 (6 adults, 2 children) had a great weekend at Bluegill Hill. We had eveything we needed inside and out and the location is perfect. The road separating the house from the lake was busier than I originally envisioned, but it wasn't a problem. The lake was shallow near the dock, perfect for swimming and kayaking, and the views were beautiful. The hottub and firepit were ready to go with plenty of fire wood available. Close to Saugatuck but away from the crowds. I would definitely recommend and return to the property.
It seems to me that as picky they were about rules for the house, things would be better. Such as the dishwasher never got the dishes clean so had to be taken out and hand washed. Dryer had a knob broke off that you use to turn it on?? And the dock might look nice but it was very unstable and had spiders all on it!The internet lost signal one night so with teens that was tragic! Plus it controls the a/c! so we froze that night. Then we lost it again later the next day! Tried out the hot tub....half of it worked! And wasn't impressed with the lake at all. We went to Lake Michigan where I'll be looking for a rental next year at.
This house accommodated five women very nicely. We liked it so much we are going to rent it again.
It was an amazing experience. The only downfall was we were surprised to find so many stairs going to the road. There's also quite a slop to the water. A couple of gal's had health issues and can't do stairs. It worked out well as it was cool enough and beautiful on the patio and the view is gorgeous.
The cottage was nice and very adequate to meet our needs, however, a new coffee pot would be a plus as well as hot pads. As we were in the cottage for several days I began noticing how nothing had been dusted in quite sometime and found Cheerios under the dining table and the coffee table in front of the sofa which leads me to think no one is following up on the cleaning crew. Sure want our money but not willing to see that it’s in tip top shape.
We very much enjoyed the close proximity to pier/water, patio set up with hot tub and overall quiet of the area. We had a lovely stay with our family and enjoyed Virtue Cider, Fenn Valley Winery, and Cranes for picking blueberries and pie/food.

Living the Lake Life
Friends, Floats, and Froze in Funnville, Mi.
Bluegill cottage was the perfect meeting place for a group of friends to get together for a weekend of laughs at the lake- equal distance from Detroit and Chicago. The Early morning coffee and fishing on the dock, and hours of fun in the sun. Evenings sitting around the campfire roasting marshmallows and hot tub relaxation. Virtue Cider was a great place to visit for happy hour.
Bluegill cottage was the perfect place to spend a weekend.
Highly recommend, and we hope to be back.

Much better than the pictures
Quality linens and all the kitchen items you need. The neighbors on both sides were also very friendly. The lake was very calm and has special quiet hours which were great for us. We enjoyed the fire pit and outdoor speakers in the evening. The grill needed cleaning before use and the gas tank was near empty, we also had a burned out kitchen light which we purchased light bulbs for and also had to reset the hot tub because it was over-heating but these were not huge issues.

Great place to stay!
We needed a quick family weekend vacation. The place was really great. Except for the weather which lessen the fun. The hot tub made my kids really happy during the stay. Hope we can come back and probably stay longer, when budget permits us. The price was not bad at all. We will try to save money for the next family relaxing vacation. Just please add more floor rugs so who ever is staying there and using the hot tub will not wet the floor.. I tried my best to keep the floor dry! Thank you!

Perfect for a simple weekend getaway
Spent a long weekend for a couples' getaway and the cottage was perfect. Loved the fire pit, hot tub and backyard overlooking Hutchins Lake. The photos don't do it justice. Spent hours fishing off of the private pier, relaxing on the patio and on tubes in the water that we tied to the pier. Definitely recommend Fenn Valley Winery and driving to Saugatuck for shopping and lunch. Had all of the amenities that we needed. Only complaint was the landscapers showing up at 7:30am the morning after our first night, was a surprising wake up call with the loud mowers and equipment. Otherwise very happy and plan to stay here again.

Great Couples/Foodie Getaway
Bluegill hill, while not the largest or fanciest property, comfortably kept 8 of us (4 couples in our late 20s to early 40s) quite nicely. while everyone trying to sit around the TV at once was a squeeze, there was very little reason to do so!
We spent a little time out on the lake in the canoe, made the less than 20 minute trip into Saugatuck and visited the great shops (spices, oils, local foods), and made an afternoon of visiting an orchard, a winery and a cider distiller (all of which are less than 10 minutes from the property and are on a single loop).
There are also great places in nearby Allegan and Holland (both within a half hour). The fire-pit is very nice, and being sunk into the patio made it easy to use and get around. The Hot tub made the bit of dreary weather and the slight chill more than manageable.
This was our 2nd year at Bluegill Hill, and while we are looking for a trip further north this coming year, we will likely stay here again in the future.

Nice Place
Very happy with our stay. The house was clean and comfortable. It's a small house but has four bedrooms. Right size for a vacation home. The lake is pretty. Enjoyed sitting on the patio. There is much to do in the Saugatuck area. Also, the home is all on one level which is good for older folks and disabled. However, the bathroom shower and bath were hard to manage. Next time we would bring along a shower chair.
