Not good.
1. The room is not clean. I saw women’s hair somewhere. In the bed
2. Why can’t change some new bedding ? Is not expensive. The bedsheets are pilling. Not comfortable.
3. Some odour in the room. Not fresh.
4. One panel of the curtain is broken, and I was woken up by the sunlight at 6 a.m.
Beautiful Victorian property, in a lovely area with stunning sea view. There are lots of amenities within walking distance including supermarkets and shops.
Staff were very friendly and accommodating, with a reasonable degree of local knowledge.
The room we stayed in was basic but comfortable. Wi-fi was reasonably good but the mobile signal on our network was atrocious (not always a bad thing). The bed was lovely and comfortable. The carpet was thick and comfy underfoot, but had definitely seen better days.
The only negative thing of note is that we had an en-suite with a toilet and shower (the shower was perfect btw) - but the door was a sliding door which didn't lock, and the toilet was about 4 feet away from the bed! So, if you are going with your partner but you aren't at "that" point in your relationship yet, this may not be for you. Or just bring noise cancelling headphones like we fortunately did.
Lovely family run hotel. A little basic but this is reflected in the price. Friendly, helpful staff. Very convenient, easy to walk to the town centre, railway station and it's right by the sea.

An old property as many are in Folkestone, but not all rooms are like the photos on the website!
Our room was very small, a private bathroom down a flight of stairs. Yes lit all night but when you are pensioners with a few joint problems that becomes difficult.
The room was up many flights of stairs so two suitcases and two other bags are not easy. Quite narrow and difficult to manoeuvre up and down.
On leaving they did offer us some assistance but as were half way down by then there was no point.
We thought, when we paid for the room it was Bed AND Breakfast. Seems that not the case as we were charged a further six pounds for breakfast. Why is it called B and B if breakfast isn’t included?
On the whole the staff were great and friendly. But in busy times I would imagine there to be chaos around breakfast time.
I don’t think I can recommend this establishment to anyone over fifty years of age unless you are travelling very light and are very fit
We arrived late. But staff was accomodating and attended. She guided to free street patking which was not far. As nearby street needed permit and were full. Shower was working , had hot water but pressure was very low . Not sure if it was deliberate or just being at 3rd floor. Breakfast was average. But staff presented servef fresh tea and coffee witj milk which was great.
The area around the hotel was good, but there was giant dog blocking the entrance with it’s owner while we were going to our room and the kids were petrified.
Staff didn’t refill the shower kits for the second day. No hair dryer available.
We loved the area and the view was very nice from the window.
Good position as 2 mins from sea front. Staff very friendly and helpful. Very clean room and comfy bed. Also nice and quiet. Windows opened easily to get some fresh sea air. Manager helped sort out payment for parking, as online, only the hotel can do this! I would certainly stay here again. Just didn’t like the free water bottles in the rooms, there’s water available from the bedroom sink, we don’t need more plastic! Also lots of little plastic bottles for shampoo etc. It’s very kind but not sustainable, so not kind to our planet! Don’t be afraid to make a stand as a hotel. Simply put a poster up to explain. A tiny block of soap if needed at all would be better. Most hotels are trying to be more sustainable too.
