The Space:
This 7-bedroom retreat is designed to keep large groups comfortable without ever feeling cramped. The primary bedroom features a king bed, while a second bedroom offers a full-over-full bunk bed that sleeps four. A third bedroom pairs a king bed with a twin daybed and trundle, also sleeping four, and a fourth bedroom follows a similar setup with a full bed plus a twin daybed and trundle. The fifth bedroom offers a king bed alongside a full pull-out sofa, a sixth features two queen beds, and the seventh rounds things out with another king bed — together offering flexible sleeping arrangements for up to 24 guests.
Inside, you'll find an open-concept kitchen and dining area perfect for group meals, plus a dedicated game room with an air hockey table for rainy days or friendly competition.
Outside is where this property truly shines. Take a dip in the sparkling pool with a connected spa, or grab a drink at the swim-up bar with in-pool seating. A separate outdoor cabana houses a full outdoor kitchen: built-in propane grill and sink; along with the property's half bath, plus lounge seating and a dining table for al fresco meals under the covered pavilion.
Guest Access:
Guests have full access to the main house (all 7 bedrooms and 5 full baths), the game room, the pool and spa area, and the outdoor kitchen cabana with its attached half bath.
Please note: Several historic barns are located on the property. These structures are strictly off-limits to guests due to safety concerns, please admire them from a distance only.
Pool heating is available for an additional fee at this property. If you would like to have the pool heated during your stay, please contact us before your arrival to arrange this service.
The Neighborhood:
Tucked into the rolling landscape of the Texas Hill Country, the property offers wide-open views, mature oak trees, and that classic countryside quiet; all while being just a short drive from Fredericksburg's wineries, shopping, and dining.
Other Things to Note:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1,250 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $79.00 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.
1. Check-in instructions, house rules, and property addresses will be provided via email.
2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, vaping, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Guest Hospitality team within one hour of arrival.
8. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Stay Texas authorization to levy a minimum additional cleaning fee of $500.
9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental
11. Parking on the grass is strictly prohibited, please park only in designated gravel areas.
12. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
Pool & Hot Tub Maintenance Disclaimer: The pool and hot tub are professionally maintained on a regular schedule to ensure they remain clean, safe, and ready for your enjoyment. Please note that scheduled maintenance may occasionally occur during your stay. Maintenance is performed by professional technicians from a reputable pool service company, and no access inside the home is required. Technicians will only need access to the outdoor pool/hot tub area, so you may see them on the property during your stay. We would be appreciated your understanding.
