Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Occupancy [ 6 ]

- Primary guest must be at least 21 years old and present for the entire reservation.

- Please no feathers, confetti, or glitter.

- Pets are not allowed.

- Smoking is not allowed.

- Unauthorized parties or events are not allowed.

- A period of quiet hours spans from 10 pm to 7 am.

- Please be respectful of our neighbors.

- There is a large gas fire pit in the backyard. We kindly ask guests to extinguish any flames and turn off the gas when unattended.

- Fireworks are not allowed.

- For safety reasons, lighting candles is not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.



Hot Tub rules:

- Please shower before entering the hot tub.

- No body oils, lotions, sunscreens, bath bombs, bubbles, soaps, or salts in the hot tub.

- No food, drinks, or glass containers in or around the hot tub.

- Swimwear only, please.

- Limit use to 15–20 minutes at a time.

- Please do not use if pregnant, under the influence of alcohol, or if you have medical conditions unless approved by a physician.

- Do not adjust settings, jets, or chemicals.

- No diving, jumping, or rough play.

- Please rinse off sand, dirt, or debris before entering.

- Hot tub should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times.

- Please place the covers back on the hot tub after each use.

- Please keep the fence gates closed at all times for water safety.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the hot tub. A $500 fine will be charged if this rule is violated.



HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



As you may know Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. We take proactive measures to manage this but if you are experiencing issues please feel free to use the bug spray underneath the sink.
