Patio Sisters is an urban chic vacation compound in the Hill Country, offering four private guest quarters within walking distance of Fredericksburg's Main Street attractions. Each of the four suites is named for one of the "sisters," and each offers the comforts of home plus the added bonus of a fantastic location in the heart of Fredericksburg's historic district. While each suite at Patio Sisters makes for the perfect private get-away, you can also rent all four making it an ideal setting for small groups of up to 8. Enjoy your privacy but with the added advantage of close proximity to your traveling companions.
In any of the Patio Sisters suites you will enjoy a spacious open floor plan with vaulted ceilings and a ceiling fan above a comfortable king size bed. You will also appreciate the 42" TV with cable selections along with complimentary wireless internet. Each suite also includes a mini-bar perfect for making a cup of coffee in the morning. Your oversized bathroom includes a chic galvanized metal shower with rainwater head above.
All of the Patio Sisters also offer that most popular romantic amenity...the private hot tub plus an outdoor wood-burning fireplace (wood provided). If you are looking for great amenities, sleek and simple design and a great location close to all that Fredericksburg has to offer, then you're sure to enjoy Patio Sisters!

- Quiet Time is from 10:00 pm to 7:00 am, per City Ordinance
- If we are called due to complaints violating Quiet Time:
1st Offense will result in a $250 fine.
2nd Offense will result in a $500 fine.
If police are called, you are responsible for any fines or fees issued with the citation or warning. If police are called there will be a $500 fine, even if no citation is issued.

The accommodations were spot on. From the warm fire place to the exceptionally comfortable bed to the outstanding shower and tub to the outdoor hot tub! Not to mention to being one block away from downtown. My wife and I had a very enjoyable l, relaxing time here. I highly recommend this place!

The location of this property is great, but there are some things that make this place not worth the cost. Our shower floor was missing tiles, the corners were covered in rust, and the rain showerhead is too far out of reach so you can't adjust the water at all. It clearly doesn't get cleaned either because it was spraying in all directions, and there's no shower door. The hot tub was only 89 degrees when we arrived, so it was too cold to use night 1 and there were no instructions, I had to Google it. There is firewood provided but no firestarter. It was warm even at the lowest temperature we were allowed to set the AC, and the fan was SO obnoxiously loud on any setting over low, it was like torture. Also you can hear everything anyone says in the adjacent unit through the bathroom wall. Overall just not worth over 200 a night.

Outside patio had leaves everywhere. Shower pressure was horrible. Chipped rocks in the bathroom as i stepped on the floor. AC unit sucked. I couldn’t lower it below 68 and it was hot. TV couldn’t allow us to access Netflix. The bed was in the only thing that was comfortable there. Fire place had no lighter to start the fire.

We love it the atmosphere was amazing the weather was beautiful and the room gave everything that we wanted it to be. From the walk up to the door and the outside already had us hooked but the shower is pure heaven . Don’t let me forget the hot tube first thing in the morning before the sun comes up was amazing and to finish it with a glass of wine by the fireplace was the chefs kiss!!!

Great stay, just a few things to improve!

The place was clean, and the bed was super comfy. The AC worked well during the day, but at night, it felt like it stopped cooling — it got a little warm and humid.The shower could use better water pressure, and the rock-style floor looks cool but is rough on bare feet. The TV only had basic cable — streaming would be a great upgrade!The patio was a nice touch, but the outdoor chairs were uncomfortable. A couple of loungers would make a big difference. Same inside — no real place to sit and relax besides the bed. The hot tub was older and didn’t work very well.Loved the Krups coffeemaker, but there was no sugar and only two creamers. Also, the microwave is awkwardly low — it would be better on the counter.Overall, still a nice place with potential — needs a few tweaks to be a 5-star!

OVERALL GOOD, the biggest problem we experienced was the walls are NOT soundproof and you are right next to other folks, had read previous reviews with this problem but until we experienced it ourselves didn’t understand!! We were kept up until almost 2am one night by our neighbors who apparently had been out enjoying the town (nothing wrong with that) when they came home laughing and talking for hours
shower would be our second issue
the pebble floor was coming up in places causing uneven surface, also stationery shower head from ceiling (tall ceiling) made showering a little challenging
I’m a bath girl lol.. it was very hot weather and rained some so we really did not use porch or hot tub
.no closet to hang clothes, no real fridge but neither of those things were deal breakers

I’ll start off with the positive. Great location! You can walk to main st and brunch places! The pictures look like it in person, I can tell now why there’s no pictures of the shower, it is literally the most low effort shower ever, water pressure? We don’t know her. It was a stones floor in the shower but it was missing a chunk. The bed and pillows were super comfortable. Now let’s get to some of the bad, as stated the shower was lacking and missing a flooring chunk, second night there our hot tub wasn’t working- we didn’t contact anyone due to it being late and we were exhausted anyways and it worked the third and final night- our neighbors in the Lily were having obvious issues, they were obnoxious- making alll kinds of noises which you can hear clearly especially in the bathroom, they kept yanking at the front door clearly fighting with it to get it open, at least FOUR times with the last being our last night after midnight waking us up. And the final straw? I had a feeling there were roaches (I’m super afraid of them) and guess what came out while I was taking a shower? Yup, a gigantic 3 inch minimum fat roach. I’m so glad I didn’t see it until our last day. I reached out personally to the property, they had zero empathy to ANY of the issues we described above, and furthermore tried to excuse the roaches stating “ The roach you saw is a palmetto or water roach which I’m sure came in from outside” there’s no water or palmetto trees around. Absolutely disgusting.

My husband and I booked this stay because it was close to Main Street and we could walk to many restaurants and shops. The management provided contact information and were responsive. The suite was adorable! Clean and cozy! We enjoyed our time and would definitely book with them again!

Amazing Personal & Romantic Room

Everything was great! Stocked with plenty firewood and kindling to get fire started. Provided some wine glasses as well. The only things I wish could've been better are the hot tub and the electric fireplace. The hot could be a little hotter and the fireplace would trip a breaker sometimes and had to reset.
