Summary * IDs, a $500 Security Deposit Hold, and a signed Rental Agreement are required to complete your booking. * Must be 25+ years old. * Guest will receive a link and must provide the required information within 48 hours of booking to maintain their booking. * No Smoking / No Parties, Events, or Media Production / No Pets, Service Animals, or Emotional Support Animals due to shared foyer. * 7 Persons Maximum Occupancy, 7 Persons Maximum per Booking, No Unregistered Visitors. See Occupancy Policy. * Guests 5â7 are subject to an Additional Guest Fee. * Construction noise expected 8a-5p Mon-Sat. Price reduced accordingly, see below. * Additional cleanings are required for longer stays.
Additional Information is required to complete your booking. IDs, a credit card Security Deposit hold, and a signed Rental Agreement are required to complete your booking. You must provide these items via an Owner-provided URL within 48 hours of making the initial booking in order to maintain your booking. This applies to âInstant Bookingsâ that may appear to be complete on sites like Airbnb.
Minimum Primary Renter Age: 25
Maximum Occupancy & Maximum Number of People Per Booking: 7 (See Occupancy Policy and Additional Guest Fees below).
IDs required. The primary renter must complete the booking platformâs Verified ID process. In addition, due to local compliance requirements, all adult members of the booking party must provide the Owner with a copy of their valid and unexpired government ID prior to the day of check-in. This is separate from the booking platformâs Verified ID program. IDs must be clear with everything visible and nothing blocked out. Check-in will not be permitted without required IDs.
Additional Guest Fee. Treetop Hideaway accommodates up to 7 people maximum per booking, with a base rate that includes up to four people. Guests 5â7 are charged an Additional Guest Fee of $25 per night per guest, as of 2.28.26. Additional Guest Fees are applied to all booked nights and are not prorated. Infants are counted as guests, which may be different from how a booking platform counts infants. Reservation changes that add guests are subject to Additional Guest Fees.
Occupancy. Access to the property is exclusively for individuals who are pre-disclosed at the time of booking. All persons who will be on-site, including children and infants, are counted in the booking party whether they visit briefly or spend the night. A maximum total of seven people may be included in a booking. Visitors are not permitted without prior written approval from the Host. Each undisclosed visitor will cost $100 times the total booked nights. Outdoor video is reviewed to confirm the total number of people on-site.
Noise â Quiet Hours. Quiet hours are 10pm â 8am. Treetop Hideaway is part of a historic triplex with residents below this unit. Avoid making loud sounds and please be especially aware as you enter and exit. Also, be mindful of infants in your group who may not sleep through the night.
Noise â Next Door Construction. Next door construction is expected 8amâ5pm Monday through Saturday starting 10/1/25. You understand you may hear some construction sounds. You agree the price reflects a construction noise discount.
Security Deposit. A $500.00 hold will be automatically reserved as a Security Deposit on your credit card by the Ownerâs credit card processing company 3 days prior to your arrival date. For Airbnb bookings, you agree to provide the Owner with a valid credit card for the Security Deposit via an Owner-provided URL. For direct and platform bookings other than Airbnb, the credit card of the last successful payment will be used. If there are no successful credit card payments, you agree to send $500.00 to the Owner to satisfy the Security Deposit and maintain your booking.
Self Check-in & Check-out. Self-check-in will be available starting at 4pm on the first day of the reservation. Check-in instructions will be sent approximately two days before your arrival date, assuming all requirements have been met, including signing this Agreement and the Security Deposit credit card hold. If youâre arriving after 10pm, be mindful of quiet hours. Check-out is by 10am on the last day of the reservation. Cleaners will be there promptly at 10am.
Inform the Owner Promptly. Promptly inform the Owner of any concerns or issues upon arrival and during your stay.
Cancellation. Airbnb reservation cancellations will be processed according to the in-effect Airbnb cancellation policy for the reservation. For all other reservations, the cancellation refund policy is as follows:
Guest receives 100.00% if cancellation occurs at least 30 days before arrival; Guest receives 50.00% if cancellation occurs at least 7 days before arrival; No refunds within 7 days of arrival. Per California law, bookings that start in more than three days from the time of booking may be cancelled within 24 hours of booking at no charge.
All processing, administrative, and credit card fees are non-refundable.
No Smoking or Vaping. Smoking or vaping is not allowed anywhere on the premises, inside or outside. Please go to the sidewalk.
No Events or Content Production. You will not have any gatherings, parties, or events. Further, no entertainment or production is allowedâfor example, live music, filming, web, photo, and video shoots, etc. Only personal, non-commercial photography or video with a single consumer-grade camera, and no additional equipment or accessories (i.e. lighting, rigging), is allowed. You agree to disclose your plans to the Hosts at the time of booking. In the event of an unauthorized gathering, party, or entertainment/production event on-site, you agree to pay, in addition to any damages, a penalty equivalent to 4 times the nightly rate in effect at the time, for each night in the booked stay.
No Pets, Service, or Emotional Support Animals Allowed. We regret that service and emotional support animals cannot be accommodated due to possible shared-space health and safety concerns of the triplexâs full-time residents.
Not Baby-Proofed. Treetop Hideaway is not baby-proofed and is not suitable for infants.
Keeping the Place Clean. During your stay, wash dishes, clean spills, and do not let trash pile up. Unusual cleaning needs may result in additional cleaning charges.
Conservation and Security. Turn off lights and appliances before leaving and lock up the unit when youâre not home. Keep water consumption to a reasonable minimum. Southern California is in a drought.
Additional Cleaning for Longer Stays. Additional cleanings are required for stays longer than 13 nights as follows:
Additional cleanings, if required, will be billed at cost ($300 as of June 2023). If applicable and not automatically calculated in the initial booking, you agree to pay any Additional Cleaning Fees prior to check-in. Cleanings take approximately four hours and will be scheduled at a mutually convenient time, typically 10amâ2pm.
Private Space. You agree not to enter the neighborsâ areas, including their outdoor patio areas as shown on the check-in instructions map.
Payments and Refunds for Bookings. For bookings through Airbnb, payments and refunds will be made through Airbnb.
For direct bookings and booking channels other than Airbnb, payment of 50% of the total booking amount, including applicable tax, will be taken by Ownerâs credit card processing company at the time of booking. An automatic payment for the remaining balance using the provided credit card will be scheduled for 30 days prior to the arrival date. If the automatic payment fails for any reason, you will promptly pay the remaining
We loved staying at the Treetop Hideaway for our trip to Disneyland! This is a great central location to many activities and the owners included so many amenities that went above and beyond! Our stay was perfect and we would stay again!
Our family(6 adults) stayed at Treetop Hideaway for 4 nights. The property is well maintained, well stocked, and comfortable. It shows in person, as it shows online in pictures. We would stay here again, if ever in the area. The hosts were responsive, helpful and informative about the area and had great suggestions to make our visit to Orange County awesome. Fullerton is a great little spot minutes from theme parks, restaurants, beaches, etc.Thank you Shannon and Ken for a wonderful place to stay!
Such an amazing property- extremely clean, great layout with room for everyone and decor was very welcoming. Location also a plus- quiet and safe neighborhood which was extremely important traveling with kids, as well as easy access to everything. Will definitely stay again when in the area!
We were visiting our daughter and son-in-law who live in Fullerton and found the Treetop Hideaway only a 10 minute walk from their apartment. Worked perfectly for us and the house and neighborhood were wonderful. It was very possibly the nicest VRBO home we have stayed in and we have been renting through VRBO for over 15 years. The owners were wonderful and we enjoyed eating dinner on the patio - even had a jazz band playing across the street on Sunday evening! We definitely will return!

Sharron and Ken were amazing hosts and their home was an amazing experience. The amount of detail and quality they put into this house was absolutely superb! From decor, furniture and color pallets, you can tell a lot of thought and attention was put into the design and layout! Sharron and Ken also thought of everything and this home had everything we needed and more! The kitchen was fully stocked with everything you would have in your own home and so enjoyed cooking in the space! The location was great and the space of the home was perfect for our family! We truly enjoyed our stay at Treetop. Wish it could have been longer! Shannon and Ken maintain a beautiful property in a quiet neighborhood. There were so many personal touches in the home which made it cozy. They even left us a themed welcome gift. So sweet! I would definitely recommend this property and would love to stay there again in the future.

The house was very homey and came well stocked. If we forgot anything it was there. We also enjoyed Fullerton and itâs proximity to Disneyland and LA.

We came to town on a long delayed Disneyland/Universal Studios trip. The owners were fabulous in their communication from start to finish.
The house is mid century modern with elegant, yet eclectic updates. The moment you walk in, you are immediately washed over with a sense of comfort and peace. The house was immaculately clean - top to bottom. No "surprises". It was totally stocked for a person seeking a long term rental, and every square inch was perfectly decorated with all the creature comforts of home.
The owners provided a guide to several local establishments for dining, and we ate at a few of them. Everything you need is within minutes. Groceries, fuel, food, Disneyland. Our commutes were blink-of-an-eye quick.
I honestly can't say enough about how much we enjoyed our stay. I am so grateful that this property completed what was a perfect trip for a kid who deserved all the best that southern California has to awful. I would give this property SIX STARS if it was allowed, and I'm not one prone to hyperbole.
We are a family of 4 to stay in this house. The house is clean, well stocks (very impressive), and nice design. You can see the home owner has put in alot of hearts to design the house. Home owner is always available and check on us. The beds are comfy, much much better than a lot of hotels and Air B&B. We will definitely come back and stay here again.

Not only was the property as pictured, it had everything you might need - a huge relief as there is nothing more annoying than having to run to the grocery store after a long day of travel to have to pick up necessities.
Location: Great street/neighborhood and centrally located. Feels safe and street quiets down in evening for a relaxing quiet stay.
