The primary bedroom, on the second level, has a comfortable king bed and an adjacent bathroom with in floor heat. The upper level bedroom has a rustic, mountain cabin feel with two twin beds and a cozy loft area that features mountain views, a queen bed and a trundle bed that sleeps 2. The lower level bedroom suite is furnished with 2 queen beds, a seating area, modern decor and a private bathroom with in floor heat.

For both levels of this home it is necessary to use stairs to access. The main door leads into the lower level and a steep set of steps must be climbed to reach the main living area.

This home does not have central air conditioning but an evaporative cooler and a window air conditioning unit in the loft bedroom.

The garage is not available for guest use.

HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law.
Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all

Rooster Surprise

It's a great house which contains any number of places to eat, inside and outside. One family room has a ping pong table and drum sets, some guitars and a piano. Our two 6-year-old boys and one 9-year old girl "serenaded" us adults each morning at about 9. (Wish I could say their performance improved when we were there.) Spectacular views of the valley and the mountains rising from it. Ample deck space to enjoy the views. AMPLE bedrooms and bathrooms on different levels. The rooster? I was crowing about how beautiful the view was, with the dew still sparking on the tree leaves, and to my surprise and delight, a rooster, maybe 1/4 mile away, somewhere far below us and up-river, responded. I made another noise and he repeated his. One of the boys had an ongoing "conversation" with him. Altogether, the house was perfect for us. Kitchen very well appointed.There was so much room--ample room for everyone of us to be alone if we'd wanted to. Oh: forgot to mention there's a craft room which occupied the kids quite a lot. Multiple tv sets. A wonderful time hiking, swimming at Glenwood and going on terrifying rides at the amusement park atop one of the mountains. No photos to attach because I lost my wallet and my iPhone at the start of our trip from Washington DC. I had to rely on the other adults for every single purchase I made. And no photos from my camera, but the images are there firmly in my memory. Jonna Semeiks, East coast now, raised in Colorado. A fabulous time there!

Great cabin just make sure they turn the hot water on for you

Cool cabin in Glenwood springs with awesome views. A few issues though. Most thermostats in the property do not work. The only one we found that did work was the one in the big room with the ping pong table. Upon arrival, we found there was no hot water. Hours were spent trying to troubleshoot the boiler to no avail. The host had a handyman come take a look at it the next day and discovered it had been shut off since before our stay. I was understanding. However, the wife and our 6 month old were not.

Gorgeous Property!

The location is gorgeous, and the property is very homey. My family and I had a very relaxing weekend stay here, and enjoy the caves and hot springs while we were at it. Definitely recommend this property if you want a quiet getaway with breathtaking views of the mountains and sunrise!

Fashion Show Family Get Away

We booked this rental to be go to the Carbondale Arts Fashion Show, my daughter was one of the designers , so the family visited to support my Daughter, this rental was perfect. Definitely look forward to visiting again.

Lovely Scenic Getaway

This was a very interesting house, combining “old” and “new” in a quirky yet comfortable way. There seems to be a fly infestation which was a recurring issue throughout the stay. Upon arrival we had to vacuum up dozens of dead flies, & they kept reappearing, both dead and alive. Living room stereo CD cable is defective, distorting sound from speakers.

Beautiful view!

We loved the room this home has and separation. The huge recreation, music room with ping pong table was such a treat. The outside deck with BBQ and lots of hummingbirds was so pleasant to sit on. Kitchen had everything you need . We loved it! Needs a little plating but that didn’t bother us.
