Additional persons above the maximum occupancy of the home may NOT stay overnight at the Property. F. Guest is responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by Guest. G. Guest agrees not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property. H. Absolutely no hazardous materials are permitted to be in or around the Property at any time. I. The burning of candles is not permitted within the Property, with the exception of birthday candles. J. All windows and doors must remain closed during inclement weather. P. Guest shall notify Manager of any pest control problems. Q. The use of any provided swimming pool or hot tub is at Guest`s own risk. Guest further understands that any interruption of use will not alter or change any of the terms of this Agreement. R. Guest may not block the fire escape at any time. S. The Homeowner does not permit gatherings at the Property. A disturbance caused by Guest or any person permitted on the Property during Guest`s stay which results in any police action or complaints from neighbors is considered sufficient cause for immediate termination of this Agreement with immediate eviction and forfeiture of all monies paid as permitted by law. T. No towels or linens shall be taken from the Property. A cleaning fee is automatically added and charged for each confirmed reservation. Guest is expected to leave the Property in a neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon Guest`s departure. U. A mandatory damage protection policy fee for third-party accidental rental damage insurance will be automatically charged to each booking. Should the assessed damages and or the amount of missing items, exceed the maximum limits of the insurance policy, Guest shall be held responsible to pay for the deficiency.
This is a great house for a group! Lots of space for everyone. The host was very responsive, friendly and addressed all of our questions quickly! We thoroughly enjoyed our stay!

Overall a great experience in a beautiful area! The house itself has some funky features, such as really steep stairs, which was a little difficult for the most elderly in our party. But funky features also mean character and charm!
We loved this home for our family retreat. It had plenty of room for our party and offered space for the kids to play. Situated in a beautiful and quiet setting, it was the perfect spot for us.
It's a great house which contains any number of places to eat, inside and outside. One family room has a ping pong table and drum sets, some guitars and a piano. Our two 6-year-old boys and one 9-year old girl "serenaded" us adults each morning at about 9. (Wish I could say their performance improved when we were there.) Spectacular views of the valley and the mountains rising from it. Ample deck space to enjoy the views. AMPLE bedrooms and bathrooms on different levels. The rooster? I was crowing about how beautiful the view was, with the dew still sparking on the tree leaves, and to my surprise and delight, a rooster, maybe 1/4 mile away, somewhere far below us and up-river, responded. I made another noise and he repeated his. One of the boys had an ongoing "conversation" with him. Altogether, the house was perfect for us. Kitchen very well appointed.There was so much room--ample room for everyone of us to be alone if we'd wanted to. Oh: forgot to mention there's a craft room which occupied the kids quite a lot. Multiple tv sets. A wonderful time hiking, swimming at Glenwood and going on terrifying rides at the amusement park atop one of the mountains. No photos to attach because I lost my wallet and my iPhone at the start of our trip from Washington DC. I had to rely on the other adults for every single purchase I made. Wonderful stay! Lovely property! Tremendous view! One suggestionâŠGoogle maps gives directions that take you through someoneâs private driveway. The homeowner was not happy!!! Maybe let folks know that they should not use those directions.

Cool cabin in Glenwood springs with awesome views. A few issues though. Most thermostats in the property do not work. The only one we found that did work was the one in the big room with the ping pong table. Upon arrival, we found there was no hot water. Hours were spent trying to troubleshoot the boiler to no avail. The host had a handyman come take a look at it the next day and discovered it had been shut off since before our stay. I was understanding. However, the wife and our 6 month old were not.
The location is gorgeous, and the property is very homey. My family and I had a very relaxing weekend stay here, and enjoy the caves and hot springs while we were at it. Definitely recommend this property if you want a quiet getaway with breathtaking views of the mountains and sunrise!
We booked this rental to be go to the Carbondale Arts Fashion Show, my daughter was one of the designers , so the family visited to support my Daughter, this rental was perfect. Definitely look forward to visiting again.

This was a very interesting house, combining âoldâ and ânewâ in a quirky yet comfortable way. There seems to be a fly infestation which was a recurring issue throughout the stay. Upon arrival we had to vacuum up dozens of dead flies, & they kept reappearing, both dead and alive. Living room stereo CD cable is defective, distorting sound from speakers.
We loved the room this home has and separation. The huge recreation, music room with ping pong table was such a treat. The outside deck with BBQ and lots of hummingbirds was so pleasant to sit on. Kitchen had everything you need . We loved it! Needs a little plating but that didnât bother us.
