Welcome to this magnificent 6 bedroom/5.5-bathroom single-family home. This home is ski-in/ski-out and nestled in the heart of Granby Ranch, a paradise for mountain enthusiasts and adventure seekers alike. Granby Ranch offers winter skiing and festivals at the base. Our summer season offers golf, hiking, downhill biking, and free concerts and events at the base all summer/fall long! Winter Park is just 20 min down the road. Grand Lake and Rocky Mountain Nat'l park are also just 30 mins away!

Our spacious home comfortably accommodates 16 guests, making it an ideal retreat for large families, corporate retreats, or group getaways. Our home is a true ski in/out with the ski trail right behind our home!

Our main level offers our kitchen, dining, family room, and master king suite! Our hot tub can be found right off the back deck of this level as well.

Our upstairs level offers 2 more king bedrooms each with an ensuite bath. There is also a desk area tucked away for a quiet workspace if needed. Views on this level are fantastic from the bedroom windows.

Our basement level offers a game room/sleeping area with sofa, large bean sacks, 3 full size beds and 2 twin beds. There is a half bath off of this room. There are 2 additional king suites as well.

LOWER LEVEL:
- Heated two car garage
- Second Family Room has smart TV, 2 twin bunks up top and 2 full bunks on bottom. There is also a full-size bed in a nestled nook in the corner of the room.
- Shared Half Bathroom includes sink & toilet
- Bedroom #1 (next to bunks) has king bed, dresser, closet, nightstand and ensuite bathroom
- Bathroom #1 (within bedroom #1) includes toilet room, sink and shower/bath combo
- Bedroom #2 (nearest to garage door, has door to water heater & breaker panel) has king bed, 2 nightstands, closet and an ensuite bathroom.
- Bathroom #2 (within Bedroom #2) includes toilet room, stand up shower with sitting option and sink
- Upstairs from there is the front door entrance and coat rack with bench
MID LEVEL:
- Main Family Room includes a smart TV, fireplace, 2 couches, 2 chairs & a writing desk reading, thoughts and creativity!
- Kitchen is equipped with a pantry, refrigerator, dishwasher, oven with a 5-burner stove, microwave, toaster, coffee maker and Keurig. This kitchen has a nice size center island with 8 bar chairs.
- Dining Room has a table with 10 chairs
- Laundry Room has a large front-loading washer and dryer, iron, ironing board, shelving and additional coat racks. There is a door that leads to the hot tub outside.
- Outdoor Space (through laundry room or dining/kitchen area) has a hot tub, grill and table with 6 chairs
- Bedroom #3 has king bed, walk in closet, dresser, 2 nightstands, a closet and ensuite bathroom that connects to laundry room
- Bathroom #3 (within Bedroom #3) has double sinks, toilet and stand-up shower
-Bathroom #4 (straight ahead coming upstairs) is a half bathroom with a sink and toilet
- Closet with broom, vacuum & other cleaning supplies
UPPER LEVEL:
- There is a large desk immediately to the left upstairs.

Winter Driving- During the winter months it is required for you to have snow tires/chains to access our driveway. It is imperative your vehicle is properly equipped.

All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker).

House Rules
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No parties or events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 4 vehicles total at our home. No on-street parking allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.

Our home is equipped with noise/smoke sensors. Exterior cameras are also present.

Peak Ski Season: (Late Feb / March / Early April): 5 nights

April: 3 nights first weekend, 2 for the remaining weeks

Memorial Weekend: 4 nights

Summer (June - August): 5 nights

4th of July: 5 nights

Labor Day Weekend: 3 nights

September: 3 nights

Thanksgiving: 4 nights

Christmas & New Years (mid Dec - early Jan): 5 nights.
